I live in UAE and have invested in 2 villas in Saicare La Avenue Project in Pudupakkam and have serious regrets for choosing such a project from such a builder.
I've bought couple of properties in Chennai and have seen multiple builders and their work. There have been issues with every builder especially in completion of projects on time. But all these builders stood responsible till the end and have completed at least 90% of their promised work.
But Saicare is the worst builder I've ever seen. I chose the pudupakkam La Avenue project because of the location, and unfortunately these guys were not having reviews like this at that time of registration.
THe project has many flaws in the design of the villas:
The bedrooms can't have a king size cot! the windows won't have sun shades.
Within 1yr of construction, water leaks in walls and they are damp. The outside wall plastering and finish are of worst workmanship.
The project was delayed by more than a year and still the electricity connections are not provided. There are only temporary connections still with which we can't rent it out.
The electrical work is a nightmare and the switches are kept awkwardly without any thought process or common sense.
There are no roads which were promised in the beginning, and the builder keeps asking for "infrastructure fees" additional to the contract value which was never discussed during contract signing.
The builder had many guys changed in the last 1.5 yrs and none have been long standing may be due to customer pressures.
The CRM teams are highly irresponsible and they never keep up their words. For every smallest work, you have to follow up and closely monitor otherwise they don't respond or they fool around with the work.
Ive paid the full amount for the villas and now stuck without a way out of this mess and unable to see any returns from these so called Villas.
To top it all to the agony, Mr. Amar Reddy who is the MD is not at all reachable or responding over emails. They only follow up or respond quickly until you pay their payment, then they will be become the worst nightmares you can have.
Without finishing this project properly, they have started work in their new projects and are selling villas again. Not sure how customers can still trust such builders! Couple villa owners who started staying in La Avenue Pudhupakkam have vacated due to pending issues. I'm planning to go legal shortly if the builder remains so irresponsible.
