Akshaya builder is a cheating builder. They have spoiled my dream and peace. They make always false promises. They tool full money and promises to deliver the flats in 3 months, today its 3 years. You can not do anything. they have strong team to not protest against them. No media coverage will be agreed to publish this huge money laundering case. Hope GOD will punish them.

In the next rainy season itself we found seepage in the places near ceiling

We are continuously sending email and they have committed to repair but still not any response recieved

They answer to your queries until all the money transactions are made at your end and then it’s more like talking to a wall- zero customer service and poor electricity connection and maintenance , lack of basic needs to live in.

Customer service provides false promises. Target date of completion is always changed. Project is delayed by 5 years.

Management is least concerned about the people who are badly waiting for their unit. Either they ignore calls from clients or ask some staff to respond. These staff don't have any authority.

These staff just listen. No feedback sent to management. I think it is not in their protocol.

I would never recommend this builder to anyone.

I had purchased new home from Akshaya homes, Orlando projects Kelambakkam. I am really happy, good quality and good services, special thanks to Mr. Sivashankar sales team, he clarified all quire and all support. once again thanks and the CRM team for all documentations and queries . Whenever any request asked resolved immediately, special mention to Mr.Rajan for all the support

Nice project with lot open spaces. construction is great and documents are clean approved by all banks had great experience while buying customer service was really helpful for loan processing and Reg.

An awesome apartment complex. Very peaceful and amazing atmosphere. Lucky to have great neighbours too. This is a society constructed with so much space inside the home and outside. There is good airflow and you will not feel the crunch of being in a 400 home apartment. Rent is also nominal compared to Mahindra world city. Only con is lack of shops within the premises. But we have all deliveries like big basket daily and supr daily.

I am a resident in one of the Housing Projects of Akshaya Republic for past 2 Years. Both during construction stage before occupation and after occupation my impression is one of happy association. The builder has been fair and reasonable and is always willing to go an extra mile to accommodate the client.

Even with regard to maintenance of the complex, I found the builder to be very reasonable and fair. Even after handing over of the complex to the residents’ association, it is heartening to note that they are willing to help in maintenance issues which need not necessarily be in their scope. The problems are addressed and sorted out unmindful of the cost which sometimes is quite huge.

Overall the builder is very good and can be trusted with all our money for providing us with a wonderful life experience always

I have bought flat from them, they didn't hand over the key yet, they wont handover the house one the mentioned timeline.

I got mentally disturbed by them. Please Invest your money in some another builders.

If your Innocent they will cheat you easily.

They'll treat you like gods till you sign, but once you make the payment, you are garbage to them.

bought a flat in Tango in 2016 still couldn't get the keys in hand.

Thought I'll get delay compensation but there was a sub clause that it'll be given only when payments are made on time.

(they arranged loan for me through their partner Indiabulls) together they made sure that they don't release loan on time.

Hence was void of this compensation.

They'll add cost one after the another. it wont be the initial discussed value. They purposefully hide most of the costs so that the buyer is not scared.

Final word: if you are extremely rich and don't know what to do with your money, buy an apartment with them. If you are middle class, don't face the struggles we fast. It will be the worst investment you ever made.

They started it in 2013. They supposed to complete it by 2015 Jan. 6 years delay and I have lost a saving of 6 lakh and there will be no compensation as the payments are delayed for not max of 10 days.

You cannot go legal as they hire lawyers for chores and get stay for NCLAT. Even if they can deliver all units by next year they will not be able to deliver ALL amenities by atleast next year. So you will not have any profit if you rent out the property. They have a B team in buyers who will deviate you from the legal proceedings.

They just lie on dates. So may hidden details but they bluntly lie on your face. I dont know how long they think that lying about delivery dates would keep them going forward in this industry.

If you book then Never rely on the project completion date. It differs every day from the day of booking to Registration to till date. Also, for every month they will change the point of contact person to know the completion stage.

Yes, Finally got a chance to pen it down.! What ever written is a fact. Have been wanting to own a house for a long time. At last got my own apartment in Akshaya Republic, I am grateful to the people of Akshaya who made it happen through an easy buying process. I live in kattupakam in a rented apartment and always wanted to own one which have a good community. I did a throw check before choosing the apartment with Akshaya. The entire project is lush green and gives peace of mind while we walk around the building and garden. Apartment design and amenities they provide is worth for the money. Specially their legal is very clear and gives confidence in buying the property. I also visited lot many builders in the selection process, who never gave a proper answer for my question with regard to legal. One thing I noticed is that they give a document which has property details of 40 to 50 years. I must say it’s a quiet and a clam place to live.

Being found many negative comments about all the builders and heard like most of the projects has been delayed due to Market value in real estate so I was afraid of investing my money in this medium. During COVID time many IT employees have vacated Chennai and went back to their native. Once everything is normal they will obviously come back to Chennai and they require home. Now I feel safe to invest in flats which are ready to occupy in any location which has high number of IT companies and I choose OMR location for it.

Recently I got a sms mentioning about Smart homes in Thooraipakam from Akshaya homes and it was within my budget. Being spoken with them in call I got the address of the project to visit the site.Sales manager in site was very cool and handled me like a friend which made me very comfortable to communicate. This apartment is very close to mall, hospitals, schools, automobile service centers and IT towers. Their sales team is very cooperative and they made sure the booking process is very clear and smooth. They cleared me and my family about each and every detail of the project. They are giving a booklet called home facts. I read that and it was very insightful.

We own an apartment in Akshaya Republic, Akshaya developers never compromised for quality of material, and construction. Unlike most of builders, they allowed us to visit our flat any time during construction which made us feel good. Elder people can go for a walk and its highly securable and comfortable location with reasonable price. A perfect venture to kids as they enjoy the amenities available and Gym for adults to keep them fit without going out.

I have recently bought a Flat in Akshaya Today. I am very happy on choosing Akshaya for my residence. All amenities in the project are really amazing. My workplace is in Siruseri IT Park, So the ease of access is satisfying me. The location is pretty good and doesn't have much traffic around. Many schools, college's and other entertainment activity places are very nearby our resident which is very useful for my family. We have never faced any issues in water here and drainage system is well planned one by the builder so I don't feel any complaints here as of now.
