No painting for 10 years, taking monthly maintenance and not painting the outside walls, dirty cooridors, walls are shabby, useless maintenance, modi properties not good,

Pros- 1. No hanky panky deals. Maintain transparency in payment terms.

Cons:- 1. Poor workmanship in the interiors. Though the material quality is good, the fittings are bad. My kitchen wall tiles were not fixed properly. Can hear hollow sound on tapping. Same holds true for flooring.

   Electrical wiring not earthed properly which may damage equipments. Aluminium wiring in the mains electrical room. Many flats complains of short circuit in the electrical room. Copper wiring provided only in the individual flats.

   Extremely bad plumbing, sewage water dripping from pipes can be seen on all its sites in Mallapur- Gulmohar Gardens and Mayflower. The plumbing design is poor, passes through driveway and is an eye sore.
   



3. 
   The driveway in the Gulmohar Gardens Annexe is of very poor quality they just put thin layer of cement over mixture of dust and granules. It started comming off in the 1St year of construction of building.
   



4. 
   During the buying process, they will collect the corpus fund saying it is for association but while handing over to association, about~8 Lac of funds were transferred for maintenance without informing the residents.
   

My review is purely based on my experience and if anyone wants to invest in Modi Properties, they should visit it's already constructed projects to validate these points.

They pay special attention to the looks from outside to lure the customers but please check things meticulously before buying.

These guys may comeback and say I am not a genuine buyer etc etc, but don't fall into the trap of gold coins or hooked up stories they tell while buying the house. And surely don't buy something called furnishing. The quality of furniture they provide is horrible and they provide it after a year of registration. So you will end up living with out furniture for one year . means you will not be able to occupy the house for more than a year after registration.

Just go and talk to people living in the apartment before buying a house, you will get first hand experience.

Customer service is horrible, they never ever respond to your phone calls so no point buying when you are living remotely and think these guys are professional and reply to your emails.

Staff Courtesy: They don't know how to behave with customer and I can not give zero rating so giving one.

Buying a house is dream of many. Buying a house in big cities like Hyderabad is still painful for the simple reason that still not many organized construction companies have not ventured this city. Most of the times local reddy builders will construct 4~5 floors apartments within a plot size of one big house.

There won't be enough parking space and basic infrastructure. So after seeing a place like this in outskirts of Hyderabad, we were very happy. Without giving a second thought we booked a row house for us. First it took more than the committed time for them to complete the construction. When it came to possesion time, builder office gave a letter stating that our payment was not on time during the construction period and so it will attract an interest amount of few hundred thousands! It was waived off only after I told buliders people to see in consumer forum. We were not sure of the constrcution quality of the building till we took the possesion.

As my workplace is in Hi-tech city, we planned to make this as our holiday home or weekend home. The trouble started from the day one we entered the house. Many bathroom fitting were not working. When we spoke to builder, they told that plumber is informed and will repair them. Plumber came only after 4-5 follow-up calls.

Door knobs were so flimsy that in the rainy season it gave way. On top of it, builder increased the maintenance charges to more than double saying that there are not many residents and it will be difficult for them as the entire maintenance is to be taken care by them till any association is formed. Not many residents are willing to come because of the poor response from Modi & Mehta brothers. I think, before buying a house(which happens once or twice in your lifetime for most of us), builders profile should be seen more than the house itself. The model house is decorated for eye-wash.
