I strongly recommend not to go with this developer. I had been to their office in Jaynagar and they did a ward welcome and everything looked impressive. They even discussed and told me they'll help me with financing as their projects are approved with several banks. All good till now. However, in the next room I saw people fighting for some issues that have happened with their land, another set of group was standing outside waiting for the head of upkar to sort out their problem with the land they had purchased some years ago.

I was very curious and asked them what the problem was, they they suggested me not to even thing of this developer. They don't ever bother to talk to you once you have purchased the land. They told each and every layout of theirs, they have problem with the papers. They asked me to verify from the BDA and BMRDA(lawyers wont be able to help - because their DC conversion order itself has some problems, which can be got to know if you visit BDA and BMRDA offices). I am not exactly sure what the problem with the paper is, but it is with the same conversion number being fraudently using in multiple lands.

Please check on this aspect if you are thinking of buying land from them. I also saw some reviews talking on the similar lines, please check them too

Fraud developers. Please check the papers correctly. I have a land in Upkar Residency, one of their old layouts. This is now acquired by BDA and has a lot of problems and Upkar is least bothered to help us out.

Stay away from this developer.we all have contacted upkar many times.once they have sold the land they are not with us.

Upkar Gardens is one of the prestigious layout launched by Upkar group of companies. The layout is located near chandapura and easily accessible by electronic city, anekal, attibele and Hosur.

Upkar is one of the leading developers in Bangalore. This company offers whatever they commit in the beginning. I have seen the development in this project. It is very impressive and the progress is excellent.

Upkar has launched a new project near chandapura. We came to know about this project via paper ad. The project is under development stage. The layout has got very less number of sites when compared to Upkar's other projects inventory. Since it is approved by RERA guess it will be sold within less time. Last Sunday I visited Upkar Meadows project near electronic city in their cab. It was an great experience only 3 sites are left in this project and rest all are already registered. These 3 are odd sites as I was looking for villa sites near electronic city I did not have any other choice apart from going for odd site. Price is good when compared to other developers and you could not find any other developer offering villa sites at this price range in this location. I verified all the documents with my lawyer before booking and this week my site will be registered. I am very much thankful for Upkar.

As it is close to the nice road you can easily reach kengeri, banneraghatta road via nice road in very less time.

Booked a plot no. 136 in Upkar Royal Garden sector 2. We came to know about Upkar properties via paper ad, we called to their sales team and visited the site. The plots are maintained very well with all amenities. Sector 1 is completed and the sector 2 is the extension of sector 1.
