I have gone to upkar developers and visited visited their Habitat project which in near attibale. It is too far away and I Noticed there are many nicedr and more maintained projects that offer better price than upkar group. I also enquired about this project then I heard there is some letegation in few sites, not all, I think there are the 1 full row that they have to leave road to TVS factory or something, I am not sure about that.

I dropped the plan of buying at upkar Habitat.

Highly disappointed with Upkar Developer. The green valley near Nelamangala there is not even little development over 2 years and finally handed over the sites and to our surprise all the roads water tank is cheaply built and sanitary has no connection at all.

They don’t deliver on time nor keep up the promises or commitment. Please don’t waste your time and money on this developer. Definitely not a professional place. So many issues which is not resolved yet and inspite of me calling regularly my katha is not transfered because of some paper issues and the builder is not worried at all.

The thing is, if you are looking to invest in Upkar Developers, my suggestion as an owner of Upkar Habitat is, please don’t! I will continue to update if they are getting better or not, obviously I as human don’t want others to go through the same issue I have gone through!

So when there is an improvement, I will continue to update and increase the rating!

Nothing is there to like .never ever suggest any person to work in upkar developers. Lot of political game is played. They hire and fire in 15 to 20 days of time no job security. Mr. Francis has spoiled lot many people career tat includes both employee and the channel partner. THE WORST COMPANY seen ever in my career. The worst company to work. Never ever suggest to Upkar any one untill and unless Francis and Sindhu are there.

You cannot trust this developer, they told me that they would return the token advance money if I change my mind or if I find any issue with the documents of the land, so I trusted and paid the minimum token advance of 25000. After a week, my advocate came back to me told me that there are some issues with the papers(specially DC katha approval, I dont know what that is) is not there and he thinks I should not buy it.

So I go back to Upkar office in Jayanagar and I ask for advance back and he is not giving me telling that the documents are proper and advance cannot be given back. This is rude behaviour from Upkar. I am almost going daily to upkar till one day before janta curfew and waiting for more than 2 hours everyday.

Now I cam calling the person and he is not picking up the call also. I have sent several messages to transfer the money online but not replying to my messages.

Hello everyone, I have heard a lot about Upkar Developers residential project upkar habitat, so I visit their yesterday and found that this residential society is really a good choice for investments in plots or lands.

I also meet sales guy there he said that this project is getting a good response from peoples and their is less plots left in this society

Felt their behavior was unprofessional. I've visited the site and wanted to take some time to decide. They wanted to followup the same day and one of the executive wanted to come with me to my home to collect the cheques for blocking, the same day after my site visit.

upkar 99% reviews are fake and lies . because all reviews updated every day only sales executive . Sales executives are creating new mail account, then update reviews. Unfortunately customers also believe the reviews statement . Don’t believe u[kar projects, They also facing all project land Legal problems And RERA problems . So my friend stays in Upkar Medows and when I saw for the first time, it looked peaceful. But when I visited upkar office after few days, I hated it. The team is very rude. I met a advocate sudarshan who works internally and was asking for money to get the papers varified and get bank loan. They dont know how to greet. They keep staring and make us feel very uncomfortable. They talk in a rude way. They dont cooperate. I m so disappointed.

Upkar developers(Khan and a lady called sindhu) has started the this fraud business. If you look at any of their layouts developer has started entire land around visible site is empty and now all buildings have come up and operation. this developer is still struggling with land owner and capital money.

They diverted all the money got it purchaser to his new site and no money in hand to complete basic amenities like power, water, security, compound wall and play ground. They never visit the site from last 1 year and only men roam around just for selling the sites left over.

He could able sell only 15 flats out of 240 sites and he couldn't able to find buyer in the market. He mortgaged some of the sites to get the money and not sure whether he cleared the dues to pawn brokers.

The sites were built on unclear burial ground, still you can find it on South-West corner(locked room has many tombs)

He and his team members including sales force( all are relatives / same family) are wise to convince the people by saying these are plots with good appreciation and all kind of lies. They agree all the terms and conditions imposing by you till you pays the token amount. Even if you pay 10, 000 as token amount then you were trapped to book the site. He shows and demonstrate that they were very helping hand to you but don't trust.

In the same vicinity you can find many other sites and they are willing to sell at good price than upkar and are more trust worthey

These developers are without ethics. They do not have any permissions or certificates to start the land development. No planning nothing. I booked Upkar Green Valley, a year ago and cancelled 2 months later, as documents are not proper. Till now did not get my advance back. And they are starting new phase without completing current phase and without authorization. Shameless thieves. Beware.

False promises and fraud company. No .1 fraud company. be careful before buying any property.Worst. I can say in all angles. the entire society is struggling with legal issues. for a property brought close to 10 years before(upkar residency). with this developer is not picking calls and ignoring messages. its better to pay 500/- extra and go for branded builders. don't even think about buying from this developer even if he is offering at a nice attractive price. These are professional cheaters.

If your money IS HARD EARNED, then you should be avoiding to buy anything from these people who live on cheating. These people are not behind bars and this is the reason why there is so much of real estate mafia in the country.

Upkar Habitat is really a good place for investment, I visited their yesterday and found that this place is really a good option to reside. Having a good connectivity with all proper amenities & facilities.

Please read all the reviews and save yourself from this developer. They had been threatening to give my money back because I did not want to proceed further in buying after I paid 3L advance. I am not proceeding because I felt that there are some issues with the papers after talking to my lawyer he told it would be safe for not buying the site.

Upkar didn't take approval for layout formation and has case against it but has has shown fake papers to the buyers. Now they are playing like they are good people on google.

News was that Upkar has taken a conditional approval from panchayat with a precondition that the road in front of the project and amenities will be developed. Now it has been more than a year and no progress has been made. Using the same conditional approval Upkar has not registered itself in RERA. There was a case against Upkar registered in RERA by a person called Sambashiva. Now that the conditions in conditional approval are not valid, I believe Upkar should is doing some fraud for sell their sites and this is the case in all their new layouts.

My personal suggestion is not to take risk with this developer. There are so many good developers around.

These people are Corona Virus of the real-estate industry. I know this developer since long long ago. Their nature of business is "CHEATING". There has been problems with each and every layout right from their oldest layout till the new one. If you are in doubt about these people and their cheating, please visit BDA office in Vijaynagar and look for Mr. Sunil, who is the executive and he will tell entire history of this developer.

I am happy that I rescued my friend, who had almost finalized a plot(which turned out to be having issue - because TVS company have put a case of those plots).
