Being a software engineer I use the internet for searching things. It happened me to look this Mouth Shut reviews on SMS Properties, I don’t think all these reviews are true. One should understand the truths and facts of the reviews in the internet.

People may say many things and anybody can write anything in the internet without having proper proof. Believing the reviews fully is not a good idea, meeting in person and having open talk with the builder is the correct way to know about the builder.

So in my views, if you like the projects, go in person, have an open talk with the builder, if satisfied then go head and book the flat.

Good Builder

I bought a flat from SMS Properties. Apartment is located at Kamarajapuram, Chennai. Proprietor of this is Company is Mr. KS Manikandan.

The quality of construction is good. I found small Hair line crack in bed room wall. I told about this to the Builder. He immediately responded to my issue and corrected it within 2 days. I am very happy about this. I am always recommend SMS Properties to all of my friends.

Now they are developing a Project at Sithalapakkam. If you are seeking flats in that area, Please approach SMS Properties.

They will fulfil your needs.

Good builder. I personally knew about "sms properties” well. The proprietor of the company "sms properties", mr. K.s.manikandan is having vast experience in apartment construction and property development.

They have successfully completed many projects in and around tambaram. They are intended to give best quality houses in affordable price. Their flats will have goods ventilations, vaasthu compliance, spacious interiors with ample parking facilities with available space. They give more importance to happy customer relationship.

Join them, find your valuable happy home.

Fraud Builder – SMS Properties(K S Manikandan & K S Sridhar)

Poor quality of construction

In less than 7 months’ time, I faced lot of quality issues in the construction for my flat, purchased from SMS Properties, Chennai owned by K S Manikandan & K S Sridhar. He doesn't know anything about building. He is fraud and he is looking money only.

Big crack in a wall - When escalated they repaired. I came to know that they managed by taking up double white-wash to hide the wall crack. Crack on outside wall also.

Tiles – The laying of floor tiles was very poor. Improper laying work taken up promoter.

ILLEGAL CONSTRUCTIONS – so many deviations

Doors – Builder says, main door is panel teak wood… but it’s not. Very low cost door and also very poor quality doors in all balcony and kitchen… within 5 months period of time, wood is getting damaged in many places. No Anti-Termite treatment.

Out Plastering is not done properly so that the Dampness is there everywhere

Till date he has not handed over the original documents.

He cheated with Registration cost. He’s collecting the more amount for registration

He has not provided a proper drinking water supply and drainage connections.

He cheated with Registration cost. He’s collecting the more amount for registration

Till date no EB connection.

Common area work is still pending.

Car parking is no equal size for all flat owners. Also he is cheated with all flat owners. He promised same car parking area for 2 flat owners.

Currently he is doing flat in Sankarapuram, Sithalapakkam. DON’T BOOK THE FLAT. DON’T BOOK THE FLAT.
