I bought a flat in Kul Ecoloch(phase 1), Balewadi(Kumar Builders) in Feb-Mar 2013. My requirement was to get a ready to move flat, therefore I chose this project where possession was committed in December 2013. Though it cost me almost Rs. 300/sq.ft. higher than current price but I was convinced due to early possession assurance.


It's been one year over than committed possession date and still I've not received any update on my flat's possession date from builder's side. I've contacted them several times and each time approximate possession date gets increased. As per the latest conversation with them, possession date would be end of March 2015. It seems, I'll not be able to shift into my flat up to next six months.


Also, I've seen my under construction flat and it's of average quality. Basic provisions e.g. split AC, washing machine etc. have not been provided for 1 BHK flats.


With my experience, I would suggest everyone to prefer other properties over this property as there is no assurance about the possession date.

The entire experience of buying a property from Kumar Properties(Kumar Properties and Kumar Builders are different groups now owned by brothers) was third class. The only first class thing was the price that the builder charged.


There is a Marketing in charge(lady) who is extremely rude and behaves as if Kumar is doing us a favour by selling us the property.


Even after a year from possession, the building is not complete - not painted internally, entrance doors on each floor incomplete, maintenance is not up to the mark even though maintenance charges are collected in advance, lower basement parking not fully done.


The entire complex is still being built - In fact for 2 more buildings construction has stopped for some unknown reasons.


The entire project is in a mess and seems to be perennially under construction thanks to the builder. And this builder has sold this complex as a super-luxury project.


Lot of tall promises done in the brochure. Many of them not met. Amenities provided are of sub-standard quality. Imagine around 224 flats enjoying a single slide, 2 swings and 1 more contraption in the play area.


Swimming pool is more like a puddle!


DO NOT GO FOR THIS BUILDER. YOU WILL END UP PAYING MORE MONEY FOR EXTREMELY BAD QUALITY AND UNKEMPT PROMISES.

I had supplied cement to Kumar builders on payment terms of 1 month and received the payment after almost 1 and half year. They disrespected us at their office when we asked for payments. I thought they are one of the reputed builders builders but I was wrong.


I feel they are the worst in making payments and they should pay compensation for late payments as Kumar builders also charge their customers if they pay late.

Before buying, I had a very good view regarding Kumar Properties like they are one of the best builder in Pune. but when it comes to giving the result it seems it is the worst builder like others. I booked my flat in Dec, 2010 with the promise made to me for possession as Dec, 2012. now even Dec, 2013 has crossed and still they are changing their dates. they are neither ready to give any compensation nor ready to give the possession.


Bullying nature. After Dec, 2012, they have promised more than 10 other dates. like March, 2013, Jun, September, Oct, 1st week of Nov, mid Nov, early Dec, Mid Dec, 1st week of January, 2014 and today they told again a new date, i.e. 15 January, 2014.


I don't know what to do in this condition. Please save me God. :(

Only good thing about Kumar builder a.k.a Kul Nation is there advertisements. The construction is sub-standard. Area wise the house constructed are big (so that per sq feet paid amount shoots up) but the quality of paint, bathroom fitting, light fitting, amenities, maintenance, etc sucks big time.


Water supply is not proper at all. Do not waste your time or money investing with this Builder- you are only inviting trouble. The plight of residents in their on-going projects is pathetic.

I had a very bad experience with this sales executive at site. I though of booking a flat in phase 2 as it was within my budget.


In Phase 2 they have opened two buildings till 16 floor. B and E. Last week when I visited the site first time, sales person said that thr are 40% booking done in B and E is booked with 20 to 30 %. With all investigation last week I went with my plan to book the flat and what I heard is thr is only few flats available in B that too on 16th floor. And E has also very less options. When I saw the booking sheet, all the good location flats are reserved by builder. I heard 200 flats are booked by one individual Rohit K and many others are blocked with YUVIKA.


I really shocked that how someone can book 200 flats at a time that too on personal name. Then I looked at 1 BHK availability and it's the same case.


This looks bogus. Another thing I observed is they have 33% loading to calculate the super build up. I don't see any other build has that high margin.


Not sure how's the others experience when they booked the flat.With this experience I don't think anyone should even visit this project and waste the time.

A serious issue about the project and a legal case being filed. Lalit Kumar Jain booked for cheating, breach of trust and forgery by Kothrud police Pune in project KUL 45 Nirvana Hills.


The Kothrud police booked Lalit Kumar Jain and other directors of Kumar Sinew Ltd, on Saturday evening, for cheating, breach of trust and forgery with relation to a piece of land measuring 79 hectares and 30 gunthas on Survey No 44 in Erandwane — the site for the company’s luxury housing project 45 Nirvana Hills — after being directed to do so by the judicial magistrate’s court.


The land in question was originally owned by a 350-year-old trust that governs the affairs of the Thorla Shaikh Sallah Dargah. On March 25, the court had directed that a criminal complaint be lodged against the accused after the managing trustee Kazi Sayed Ziauddin Nizamuddin (61), a resident of Syanagogue Street in Camp, filed a complaint against Kumar and others with Kothrud Police Station.


As per the FIR, the police have booked Lalit Kumar Jain, Aruna Ashok Bhat, partner at A V Bhat & Company, the company itself, Shailesh Ghisulal Hingad and Krishnan Laxminarayan of Kumar Sinew Ltd. However, none of the accused have been detained by the police yet.


They been charged under Sections 199, 200, 406, 417, 420, 471 and 474 read with Section 120 (B) of the Indian Penal Code (IPC). It is alleged that the accused hatched a conspiracy to grab the land on the basis of forged documents and transfer the ownership of the property.


In 1982, the said piece of the land was leased out to A V Bhat & Company for 50 years. However, in 2005 A V Bhat & Company along with Megapolis Developers were acquired under Kumar Sinew Ltd. It is alleged that after this, the accused first mortgaged the land to various companies and then started developing the land without permission from the trust and charity commissioner.


Nizamuddin, who is the complainant in this case, also alleged that the accused kept the trust in the dark and claimed the Transfer of Development Rights (TDR) and Floor Space Index (FSI). “Jain and the others deliberately allowed slums to develop there to benefit from slums rehabilitation scheme.


They tried to cheat the government too, ” he said. Police Inspector (Crime) S B Navale of the Kothrud Police Station, said, “As the case has came to the police from the court, we will conduct an inquiry into the matter and then submit a report to court within the given deadline of May 24, 2013.”


“The accused will be summoned within a couple of days for an inquiry. We will verify the evidence they claimed they have. There is no need to make immediate arrests. We will hear both parties before we come to any conclusion, ” Navale said. Trust's Claim


?  In 1982, Ashok Bhat, a partner of A V Bhat & Company signed a lease for the said land Bhat was to pay the trust Rs two lakh per year, but violated the agreement and made an agreement with Megapolis Developers Pvt Ltd


?  A case was registered against the company, but the matter was settled when Bhat said he would make a payment of Rs 4 cr and seek permission from the charity commission


?  Neither was done. Bhat’s company and Megapolis Developers were acquired by Lalit Kumar Jain and renamed Kumar Sinew Ltd


?  Kumar additionally took a loan of Rs 2, 115 cr on the land is developing the land illegally


?  The trust had asked that the lease be annulled and the land falling under Survey No 44 be returned to their possession

To my bad fortune I recently booked a Flat in an upcoming Kumar builder property named ECOLOCH in Pune.


There was huge rush in the on site office and people were coming and going every few mins...being tempted by the pregnant demand, I booked a flat on the site to avoid later unavailabilty.


I went to the KUL office the next day to get details of the project:


Q1: When will the project get completed ?


A1: We do not have a specific date ..it will get completed after 3 years of agreement :: but everyone will do agreements on different date ..so there is no date...


(Personal analysis:: The booked apartment would take abt 4 yrs to 6 yrs complete, as excavation has not started and it is just a plain ground)


Q2: Why are you not providing covered parking ?? and selling open parking at 1.5 Lacs ??


A2: We do not have covered parking, there is no avalability..


(Personal analysis:: Reffering to their master plan, It seems that they have covered parking but they are not ready to release them..not sure why..u may speculate..)


There were many other significant points which were visible on primary investigation which forced me to cancel the bookings...I am safe now...God helped me at the right time..

Never ever buy your property from Kumar builder. His company has no value for customers after purchase. His company do not take care for our property once all our money goes in their hand.


Finest example is in our society. Kumar builder is providing 5 old people (age 60 above, most of them are alcohol addicted, one is deaf) as security guards to secure around 325 flats. And every day something is stolen by thief with great confidence.


List of stolen things from premises, car logos 12 to 15 cars, bicycles, fire equipment, petrol from two wheelers and many more.


And many things in premises are broken purposefully and they are not repaired till date. Even outside wall painting is done with poor quality (Many walls are without paint)!

The plight of residents in their on-going projects is pathetic. There are only bogus promises and dates - not that the Kumar Shantiniketan, Kumar I-Life and Kumar Kruti projects have been announced over 6 years ago.
