The work they do is remarkable. Having very old experience with Kumar Builders. They have good knowledge of their field. Best structures they provide in market. Timeliness to complete the project is what they stood for. Projects and locations are again great once. If you notice very old commercial projects or residential buildings built by Kumar Builders, you would come to know that the colour would have already been Fade away since very long, but the inner structure, walls, their material in ceiling would be as it is when they built years back. Not more touching you need inside your home/office other than you have a marriage or bigger function in your home after a years of been built.


Value for money of course. Dealing with them is good and genuine too. They support your requests at initial stage with warm welcome and do the needful according to your needs.


Best option to go for compared to get cheated by new builders coming in the market each and every day.

Kumar Builders - Pune, is one of the most unpedictable, places to put put your money on.


There have been vases that the plots and flats that were pre booked by coustmers and were pormised to be delivered in time took years to be able to give to customers. This is really mentally harassing situations for costumers who get nothing but promises.


Many cases have been when in some matters with law the proceedings are blocked and customers are in utter commotion as to what or what not need to be done.


So my suggestion to me frllow readers would be to think and evaluate thoroughly before investing. Make sure the authenticity and doability of the task and then invest.

Worst experience ever had in life. invested in kul nation the project hasnt moved a stone, and now after a lot of effort to get the cancellation done, these shameless set of unethical people are delaying the reimbursement of the agreement value which was deposited with kumar builders. above that, their staff is sooo uncourteous and their terms and conditions which are totally biased towards Kul, the lady kriti jain and her dad, are sooo uncourteous and shameless brats who have thugged soo many people and are living on their money.


what was disheartening that, inspite of me being a defense employee and having gone through a lot of hardships to collect the money which I have deposited with them as a booking amount during agreement, they dont feel even obliged to return me the same amount. its been over 8 months and have been mentally harassed by these shameless set of people.


strongly advice do no book even an inch of property with such disgusting, shameless unethical group of people

If you are having a drean of builiding a home for yourself if buying yourself a nice home so that you can live your life comfortabily and without any hassel just do not even consider to go KUL builders.Their policies are fraudulant and they are not even doing frauds with people but also their employees by not playing them.


Its just not me but many people are complaining against the kumar builders.Their agreement and reality is a tottaly different story.By providing a half built house and in middle of constructions they demand for the amount that was not discussed before.The agreement may be 1st of every month but they ask for yearly payments


At conditions like you need immediate repair and maintainance they ask for such things where yiu are stuck between emi or their payment they use tactics so that they can just run away by taking your money and you struggle to properly build your house.


If you are a person struggling to pay emi amd other payments they ask at the times where you just cant out of agreement with different types of charges.


Not at all recommended if you love your money or your dream of having a house .Stay away and beware

FRAUD, CHEATER, BIGGEST CHOR(THIEF) and FAKE. These are few words which an describe KUL(Kumar urban developers) and LALIT KUMAR JAINand his daughter KRUTI JAIN. The most disgusting people I have ever dealt with and  their projects are worst. They cheat with their customers and employees both. Never ever work for them and never ever buy any property from them.


Imagine if they don't pay salaries to employees. how will they be fair to customers.


I have many facts to share about them. People who are considering to get associated with them in any way, please dont. They are biggest Chors in Pune and in India.


Government should ban them.

Fraudulent activities done by Kumar Properties for the project Megapolis.


(A joint venture between Kumar Properties and Avinash Bhosale Industries Ltd(ABIL)


I was very excited to buy a flat with a very reputed builder(I initially thought reputed!) Kumar Properties, (Pegasus properties) I was desperately waiting for my possession and was just about to pay my last installment when I received an email from the builder Kumar Properties, (Pegasus properties) Megapolis that I need to pay the maintenance charges for 2 years in advance. Now this was not a part of the agreement in the agreement it was clearly mentioned that I have to pay the maintenance charges on or before 5th of every month yet the Builder wants to pay the entire maintenance for 2 years in advance.


As a common man I was already struggling to pay the rent and the EMI, I requested Kumar Properties.(Pegasus properties). Megapolis  to reconsider their  unreasonable demands, I also offered to pay 3 months of maintenance in advance(every 3 months) to which they replied that the management has refused my proposal I was just thinking although it was not mentioned in the agreement how is the management refusing my proposal.


Further Ms. Neha Kharva from Kumar Properties threatened me that they will hold back my possession also I was told to call Mr Y K Jain to which I tried calling him several times, however the phone was never received by him, the assistant always kept on saying that he is busy but will definitely call back. I waited throughout the day but I never received his call.


I want to know whether it is legal that the Builder is holding my possession because I can't pay the two years of maintenance in advance.


I think this is a complete fraudulent activity done by(Pegasus properties) Kumar Properties Megapolis.


Megapolis, (Pegasus properties)(Kumar Properties) is cheating the common people


Beware before you think of buying any properties as they do not honor their agreement.

Kul Ecoloch - location is great, but still very difficult to travel to & from Ecoloch after 6 pm.


Builder made tall promises 4.5 years back, not a single thing is realised.


They do NOT have money to pay salaries of security guys, many KUL employees left in last 6 months due to non-payment of salaries from last 1 years.


Lalit kumar Jain is miles away from ethical business. His commitments  are of no value.


Never book with KUL based on their 5 decades of experience, just meet any Ecoloch customer over the  week end at Ecoloch site before you even think of booking with KUL.

I booked a shop in Kul Square Kondhwa Pune in 2014 September with initial booking amount. I cancelled the same an opted for my money back till today there is no response or reply from the builder office, no appointment granted.

I have given the amount in cheque and I apply for refund without any interest but still the builder has nothing to say on it.

Hi,


I booked 1BHK flat in Kumar builders Project - KulEcoloch in Dec-2011. In registration they mentioned the possession date is Dec-2013. It's almost 4 years gone but peoples are still waiting for livable possession.


There staff is so rude. They don't have manners to how to talk with customers. We all are contacting them from last 3 years, but they always gave us false promises.


No one is taking responsibilities for attending clients. They are demanding 100% amount from us. Still work is not complete.


I'm requesting to those investors who are planning to invest in their scheme think twice. There are lot's of other option's available. Please go through them.


Kumar builder is a big lyre. He is a big cheater. Never believe on their fake promises.

I had booked a flat at Symphony Plaza Project at Pashan with Kumar Builder in the month of May 2013.I booked flat at prelaunch because the price rate are usually less in prelaunch and it is costly flat because of the Prime Location. I was very happy after giving them 20% booking amount of Rs. 7 lac approx . and I got booking documents.


But I am feeling very bad that still they have not started this project. After every 3-4 months, I am making call to them(as I lives in Delhi because of Job) to know the status. But everytime I got the answer that this project will start in 2-3 months. I can’t cancel this booking because I will make a big loss out of it. And neither they are returning my money with considerable interest.


Anybody who has booked flat here, please contact me, so that we can form a group and can do something good against this.


Requesting you please don’t book flat with Kumar Builder.

Booked flat in DEC 2011 and supposed to get possession in Dec 2013. Almost 2 years delay still no sign of possession.


Very poor customer service.They giving  giving new dates every time. No shame at all. 95% payment done in mid 2013. No signs of approach road and other any infrastructure development. They have even issued completion certificate without actual completion to  take remaining 5%.


Costumer service are rude.

Kumar builders, Lalit and Kruti Jain are the biggest thugs in the business. Land acquisition by illegal means. Each and every project financially mismanaged. BEWARE guys ALL their land is up for sale! They have no money. Their own house is up for sale.


Their daily home expenses run on salaries of their employees which they have not paid. They have not been paying their employees salaries since 1year now. Most disgusted experience I have had with them! Never saw someone with such LOW ETHICS in life! Do not enter into any transaction as customer or vendor or employee!

I and many other customers booked flats in KUL ECOLOCH Phase 1 in May-Dec 2011.


My registration was done on Feb 2012 and till now(Apr 2015), we haven't got possession of our flats.


They have completed buildings and flats in order to receive 95% payment in Dec 2013 but they haven't done outside building amenities like road, lights, water, garden, club house till now(Apr 2015). So, obviously we cannot get possession.


Since from Dec 2013, builder is pushing dates of possession and halts progress of development. I am not sure may be he wanted to eat our money for interest and use in another business.


Builder has promised possession of phase 1  on dec 2013 at the time of booking and because of this and Kumar builder's name, I have booked flat there and made biggest mistake of my life.


Its been now 4 years I am chasing them for possession but they are still not giving it.


Now, I have to pay EMI+ House rent together and its overhead.


Also, wash basin and window quality is ridiculous. Wash basin is small and square shaped same like in lodges.


Compare to this builder, there are lot many other good builders in pune. Even, small builders are good than this builder.


I recommend not to buy flats here. If you are thinking for investment and ready to wait 4 years then buy here.

Had very bad experience with KUL when I booked KUL ecoloch. So I will recommend never go with this builder.

  1. False commitments: they committed the possession date of Dec 13. I understand some delay can occur but their sales/PR team never provided concrete dates. everytime, they keep on saying "you will get possession in 3 months"

  2. When asked to give dates in written, they reply "as per agreement". While booking they provide a letter(having no legal importance) with possession date but in the agreement they have wording like in 3/5 years from the date of registration of agreement. If you say no, they say to take back money. When you ask money back, they say "some other person has to book your apartment, only then you will get the money back".

  3. Bridge is no-where: they promised a bridge but there is no sign of it.

In above I haven't mentioned anything about the quality of stuff being used. the stuff is different from that of sample flat.


Take wise decision before booking with them.

I have booked a 2 BHK flat in June 2011 and till date I am waiting for the possession.


Builder has always given false promises to their "Valuable" customer and cheated them time to time.


Customers used to laugh when they read "We Build Trust", Builder exactly behaving opposite with this line.


I will strongly not recommend this project to any new buyer.Don't waste your valuable time and money for this Bullshi* project.

I think we all have to take legal action on our financial losses.

I have booked flat at Kul Ecoloch phase 1, Mahalunge, Pune in June 2012 with commitment of possession in Dec 2013, but till date we haven't got possession. All buyers like me taking follow ups with builder monthly/ by weekly, but every time when we ask for possession date, we used to get new passion date with possession postponed by 2 months.


For most of the buyers, 95% amount has been already paid to the builder.  I have received last demand letter in March 2014, but till this date I have not received final demand letter for possession. Even with regular follow ups, builder is not providing concrete completion date for this project. The money that we have paid, builder is using this amount to initiate and complete other prospective projects. It has been more than 1 year now where we are still waiting for possession. Even builder is not ready to provide commitment in written, and also builder is saying possession will be given without occupancy certificate and completion letter.


This is really frustrating due to false commitments, which is resulting in huge financial losses.

Worst experience ever!


Booked a flat back in April 2011(pre-launch) with an assurance that the possession will be given in Dec 2013 but as on today Jan12th 2015 all the buyers like me are under a serious worry as to when will we get our possession!


95% payment has been done by all the buyers still they say that there are funding issues!


No concrete completion date from builder yet about building the bridge that they promised, connecting KUL township and back of hinjewadi ph-1, also the approach road is in the same condition as it was 4 yrs back(they promised that it will be 80 feet that they will build)!
