I booked 3BHK helius towerin Dec 24 and surprised to find that there is no rera approved carpet area drawing for the flat, when asked they went even to extent of saying roundabout answer that it is not neceassary to mention carpet area in drawings. lengthy email exchange yielded no result. they have mentioned excess area in their product flyer and there is no tracibility of same in rera approved drawing. even in rera website they have mentioned excess area which is not matching with lesser carpet shown in rera approved drawings. Finally had to cancel the booking due to lack of approved flat drawing and still waiting for refund.

A Huge dumpyard near Sensorium Society causing foul smell.

River water near by is also getting polluted which is the source of drinking water for society. Such garbage dumpyard is creating health hazard to inhabitants in the society and damaging the environment.

There is huge dumpyard near Sensorium which is visible from our balcony as well. Continuous foul smell is there .. Near by river water also gets polluted. Builder is not taking any action.. also there is no amenity at present in our society but approx 6k maintenance charge is taken from us.

I'm extremely disappointed with both the local authorities and the builder regarding the dump yard near Shapoorji, close to the Mula River. Despite multiple complaints, no action has been taken to address the growing waste pile, which is a major health hazard. The dump site attracts pests, causes foul odors, and poses a risk of contaminating the river. The builder has shown complete negligence in resolving this issue, leaving residents concerned about their health and the environment. Immediate action is needed to clean up the area and prevent further damage.

Garbage dump yard opposite to society makes it worse and it stinks a lot. nothing is being done about it. very unprofessional and fake promises are made. quite unexpected that builder is still selling property at this extravagant price.

You will find a lot of Shapoorji Pallonji real estate reviews blaming their project location. The outrage is completely justified. You have construction sites blocking your view from all four sides. Public transport is very infrequent. You cannot find autorickshaws or taxis late night. You need a personal vehicle to travel around or reach your workplace. There aren’t too many schools, colleges, etc. around the project. Even quality hospitals are located far away. The entrance to the society is always muddy and the roads need to be redeveloped. The project is premium only on the paper.

I’m looking forward to this project because of the excellent connectivity. It’s close to major hubs but still offers a quiest and serene living environment, whixh is exactly what I was looking for.

However, one major concern is the condition of the access road leading to the project. Despite the premium positioning of the development, the poor road infrastructure significantly impacts the overall experience and convenience for residents and visitors. This issue deserves urgent attention to match the quality of the project itself and to ensure smooth connectivity.

Improving the road condition will not only enhance the livability but also align with the high standards that Joyville Sensorium promises its residents.

I usually do not write reviews but this Shapoorji Pallonji construction review is for everyone looking to buy a family home. If you are partnering with this developer, you can be assured that everything will be luxurious, convenient, and secure. The apartments are very spacious and ensure maximum comfort and living space. The materials used in both the interior and exterior of buildings are top quality. You get a premium feel as soon as you enter the lobby. There are security cameras all around the perimeter. Me and my family were really impressed with the project. It is perfect to settle with the family.

The sales team made promises to return the EOI money in case we decided to opt out. It is almost 75 days, regular follow ups, but nothing so far. Vivek/Anjali - My patience is running out. I will keep posting my experience on social media, naming & shaming, and lodge a formal complaint with authorities soon.

If you are planning to buy just because of brand name then better stay away. There are lots of paid reviews with 4 or 5 star ratings on Google so be aware.

Few points to highlight -

1) The buyer has to pay higher than the cost sheet figures. SP group mentions some figure in maintenance to lure customers & then increases it right before possession without any explanation.

2) Buyers have to pay a deposit of 20k before shifting into the flats, it is to recover any scratch mark if it comes up during movement.

3) Buyers will not get even the pictures of their flat until they get possession, forget about the site visits.

4) Mosquito nets on windows are a big deal so SP group won't provide & Buyer has to install after possession.

5) Management is full of arrogance & once you Buy then you are nobody for them.

If you have plans to buy in SP group considering the name and legacy then think twice. Better consult with someone known who has already bought & verify the points yourself before buying an overpriced property & unnecessary hassle to you.
