I had mental shutdown because of the pathetic salesmen, I was approached by two hooligans who represented these shitty builders. One of them who was the so called sales manager was a shithead, who thought of me as his sales team member and spoke in such a rude manner that if he this would have been a face to face conversation, I would have made him realise who he was talking to.

They are collecting money in the name of EOI even before receiving RERA

We have purchased a flat in 2020, no registration done, no patta, due to government is claiming it as anadheenam lands,

Then why government approved this project and gave RERA approval and DTCP approval?

Why nationalised banks approved and sanctioned home loan..

Since 3 years we are paying EMI for the zero value property...

Government or the casagrand builder should give the solution for us and all the flat owners who are all really suffering a lot mentally and financially...

Worst builder ever with never ending delays, I have booked 2 apartments in 2019 and was one of the first to book the flat,

but till now they have not handed over. They were supposed to give it by 2022, then it got pushed to March 2023 and after that every

month they keep on pushing, but till now I have not got possession.

The customer relationship team is the worst they dont even respond properly to mails and they will not intimate you on delays, we have to keep on mailing/calling them asking for updates.

CASAGRAND is very well known for its fancy advertising and note the below point:

a. delayed handover - beware what they mention as RERA completion date and don’t believe what the Sales people commit

b. Quality of materials - Don’t go by Model House specifications and quality. Make sure you get all the facts checked in the agreement

c. Payment schedule - They don’t allow physical site verification of your property and make fake demands claiming stage payment.

d. manpower allocation - They don’t work with the same manpower and reduce them by end of the project tenure once the payment is collected.

The recent offer of 20% is clear indication that they are in dire needs of funds or wants to show higher sales. Hence be careful.

Please do not chose casagrand project, as what ever commitment they made they never keep that promise, starting from booking to delivery nothing happened. Few of the members in casagrand never respond to queries, (Rajasekhar, Daniel. and so on). Please dont waste your valuable money and energy in casagrand. Think Multiple times and choose the right builder.

As i have lots of experience in real estate and share market i calculated the actual price of apartment. He is quoting double price excluding his profit and providing free amenities.

Instead of paying double price to enjoy amenities we can buy bigger size apartment in centre of city itself.

I booked Casagrand Utopia. They don't respond for your queries once you booked an unit. Now, they are asking us to register the property but without allowing us to visit the site for 30 mins. For my brother, they agreed to handover a unit of another project for specific amount and confirmed over mail as we need to take all 3 extra car parkings, since that's the last unit. So, we paid booking amount.After 3 months, they said, management didn't agree with the proposed amount. When we asked for booking amount, they took 75 days to repay the booking amount. We had to call them daily. No one pick up the call. No proper customer care number. We made a call daily. Worst experience ever with Casagrand. We dropped the plan of buying a property from Casagrand.

It had rained and the 2 poor strays did not have anywhere to seek shelter. All the other spots were taken by other locality dogs. Since many of the residents from Castle feed these 2 dogs plus another 3 legged dog and these dogs always stay outside Castle and Woodside, they sought shelter from the rain by entering Castle. They were promptly chased out. But after the rain stopped, acting on the orders of the management, the security guys from Castle and Woodside chose one security, gave him a wooden stick and sent him to the dogs. He called out to the dogs to come to him, but they ran in fear. But they couldn't run far and stopped near a ditch/dump yard. He kept calling them to come so he could beat them. The cruelest part is that these dogs trust these guys so when this man called to the dogs to come to him, they were hesitant. He did not just chase them away, he called them to him just so he could beat them. I saw a young woman walking her dog stop this man, thankfully. She spoke with him, I couldn't hear what they were saying.

If these strays whom you dislocated from their familiar area and built your property on bother you so much when they seek shelter, you chase them away. Is this not enough? Do you have to go and beat them too? The people that you have recruited are ordered to beat these innocent lives, they are going to protect your residents? Do your residents who feed these dogs know? What a joke.

Your turnover for last year is between 100-500 crores, is it not possible to set up a simple shed near the dump yard that will cost a mere 2000 rupees at most? Won't this solve your problem? You don't have to go around beating these dogs and they won't enter your property. If you chased them from their area, are you not responsible to at least build a small shelter spot for them? Shame on you.

Whoever is reading this post. please never ever buy a property in casagrand. I beg u, save your well earned money.

They are a unethical frauds, casagrand cheated me 60000 in referral bonus money.

So. I booked casagrand athens with referral. my referee is my uncle, who previously booked in the same project.

From the first call to till agreement signing, sales team committed that we will receive the referral amount and the process will be smooth.

But, that was a blatant lie. After I paid more than 80 perecent of the money. I enquired on the referral bonus amount, initially they said, they didnt received any referral information under my uncles booking, then they told I swapped my unit to another unit, that disqualifies my referral amount. after questiong this absurd logic.

They came out with their scam move. they told me that I downloaed brochure from casagrand site before booking, so they have my number and they consider my booking as a organic and not referral.

Booking form clearly has referral details, sales team sent me mail on referral assuring it will be processed. casagrand was silent for 8 months and at the end, if are saying you downloaded brochure, so you are a organic booking. I DOWNLOADED BROCHURE BECAUSE I WAS OUT OF TOWN, before visiting casagrand office with my uncle, I checked photos and details in the site. they set the trap clearly in the site by allowing to download brochure if I enter mobile number, then they are using that as a excuse to deny referral bonus. but they wont reveal their plans till you sign agreement. how cheap and cunning.

Currently, all teams stopped responding to me properly and they talk rude if I continously msg them.

Casagrand is a fraud. They make false promises, no after sales service. They will not attend your complaints. The customer representative/poc will sit in Chennai for a banglore property so that you can't reach out to them physically

Casagrand is the worst builder I, my family, or my friends have ever seen in our lives. They cover the clients with advertisements depicting several advantages and features like a gated community. Cheating begins with the salesperson in CG. They tell a lot of lies to customers because they require commission and have a target. However, if you ask in writing, they will not comply. You will realize the salesperson lies during that period after you have made an advance payment and continued.

CG tortures buyers for money in order for them to pay 80% in 20 days from advance payment. If that is not possible, they push the customer to take out a loan, for which they have some deals with bank loan officials and CG personnel. They threatens the customer with 10% delay payment charge incase of any delay if not in 20 days. The construction quality and materials (tiles, switches, wiring, etc.) are of very poor quality. If you signed for NOC at the time of handover, CRM will never attend the call and react to any of our questions. They will follow you until you pay money. Once everything is cleared, they do not respond to your difficulties and continue to urge you to mail to helpdesk. Which the CG treats the helpdesk like trash bin. Either you do not receive a response or you will receive a response after 3 months of conducting the research through continued follow up.

While we pay handing over amount, they promised to make everything clear till the property tax. After signing NOC, now they're trying to wash their hands and get scoot from the constomers. Cosmos villa was purchased by me. They defrauded the customers by selling the property with numerous false promises. Some of our residents go to court and file a case against them. Once inside, you'll encounter a lots of problems and hurdles with CG. I have a lot of proof for the comments I make in the sentences at the top. I have purchased a flat(2018 booking) at Casagrand Smart town in Chennai, and I cannot stress enough how disappointed and frustrated I am with the entire experience. This review serves as a cautionary tale for potential buyers, as the builder has engaged in deceitful practices, failed to deliver on promises, and left us in a state of utter helplessness.

First and foremost, the builder's promise of timely handover was nothing but a facade. Despite paying the full amount and eagerly awaiting the completion of the project, the handover date has been continually postponed without any valid reasons provided. It has been an endless cycle of excuses and false promises, leaving buyers like myself in a state of limbo. The lack of transparency and accountability in this regard is deeply concerning.

To make matters worse, the builder concealed a significant issue regarding the patta, which is crucial for the registration process. This deliberate act of hiding vital information from buyers is a clear indication of the builder's unethical practices. The patta issue has created numerous obstacles, preventing the registration of the property and leaving us without legal ownership rights. This deception is not only infuriating but also puts our investments at risk.

Furthermore, the customer relationship management(CRM) team at Casagrand has been non-responsive and unhelpful. Despite numerous attempts to seek clarification, updates, and resolution, our queries have been met with silence. The lack of communication and disregard for buyers' concerns only adds to the frustration and feeling of being cheated.

Even the customer care department has been unresponsive and unsympathetic to our plight. It is disheartening to see how the builder's support systems are failing to address our grievances. The negligence displayed towards buyers' concerns is a clear indicator of the builder's disregard for customer satisfaction.

Based on my experience, I strongly advise against purchasing a flat at Casagrand Smart town or engaging with this builder. The entire ordeal has been a scam, with false promises, hidden issues, and a complete lack of accountability. It is evident that the builder prioritizes their profits over the well-being and trust of their customers.

I sincerely hope that my review serves as a warning to potential buyers, urging them to carefully consider their options and avoid falling victim to the deceptive practices of Casagrand Smarttown or any CASAGRAND properties. It is crucial to conduct thorough research, seek legal advice, and proceed with caution when investing in any property. Don't let yourself be lured into this trap.

I am a resident here from 2020, till now(2023) they haven't fulfilled most of the promises that they have made...Pre sales advertising is top notch such that they would promise to do some stuff which they never really do ever , I mean this is a common thing for Casagrand franchise no matter where ever they build an apartment...apartment quality is soo poor such that you can't even hang a photo frame or clock on the wall of our house, you can find insane cracks and even if you hang them up they will fall down eventually.. this is just one of the thousand issues that I can tell about typical Casagrand apartments, you can just ask the residents of various casagrand apartments all over chennai. After sales customer care sucks, they just talk a lot and convince us that they will do everything for us, but in the end they just solve 1 issue and claim that they solved everything, they just keep dragging it for more than a year and they never really solve anything. Not worth to buy an apartment for almost 1 Cr, my previous individual house was better than this for almost half the price...so first ask the residents who live in a casagrand franchise apartments then proceed with your choice...

Hi This is Ganesh Kumar, I am also facing the same problem with Casagrand builders. We booked a 3 BHk 1700sqft flat in their Majestica manapakkam project about one and half years back for Rs.4850 per square feet and now during launch time they changed it to Rs.5999 per square feet which is utter cheating by this builder and also they collected 2 lakhs in advance for booking.They are now giving some stupid reasons for increase in the rate. They have already delayed the project by about 2 years by giving a fake commitments to all customers. I was contacted by sales executive Siva and I used to be in touch with him continuously for the entire one half years and now he is saying he can’t do anything for the price change. I think many people have been affected by this builders scam mainly in this majestica project. We can create a forum by the affected customers and take this issue to the media level. I just wanted to share my experience with Casa Grand Prelaunch Booking. I booked a unit in Casa Grand Manapakakm new project(Majestica) with the rate of 4850 rs per square foot for 1700 SF on dated 01/04/2022. During the booking, I got the following commitment from them.

1. The Booking rate will never be changed for any reason.

2. There won't be any PLC charges for you.

3. The sales executive(Mr.Sabhari), He will be the one point of contact who made all the commitments.

4. I will get priority on unit identification.

5. Project will be launched in one month or maximum in 2 months.

6. They said, have completed full land acquisition already and waiting for approval.

The project launch had not happened in 2 months, when I called them the sale executive had gone from the company, and his manager(Mr. Jeyasekar) said the launch will happen soon, and I confirmed the same commitment with him also, he also agreed.

After six months also launch not happened, during that time the manager was also gone. I got a new manager(Mr. Loganathan) and AVP(Mr. Mathan), they also convinced me and they also agreed the same commitment again. I kept on calling them to ask about launch, launch. Finally, I got from them after 13 months on May 03, 2023, saying that the launch is going to happen and invited me for unit identification. But this time totally from a different team.

We went to the site to identify the unit with the happy moments, The new sale executive was showing the plan and model house. But he slowly started saying that the price got revised, you will need to pay 5950 per SF and not 4850 per SF to continue here. My heart is broken for sometime. They increased about 20 lakhs for my unit.

I started big argument with the project head(Mr. Mohana Krishanan) saying that, I waited more than a year to identify the unit by trusted Casa Grand and all their commitment, so and so. But the end of the day I came to know they all decided what needs to be done with pricing, and not at all bother about their believed customers, customer's dream house, customers trust and this is what their business' strategy as well. This is not only happen to me, more than 200 customers were held up in the scam.

We all know Casa Grand is a good brand, but behind the screen, they are running with good scam(called Business' Strategy). Their investment is customer's trust only.

1. Since we trusted them, we booked in their prelaunch booking by paying 1 lakh each and waited.

2. They secured their project and got 20, 0100, 000 Rs before launch too.

3. Now they thrown away those 200 customers by increasing the amount.

4. Their hope is that, they can get fresh customers with new rate after launch, they will get good profit.

5. But the same scam can happen to those fresh customers also after construction started.

6. Any situation they won't stick to their commitment.

7. They have various teams to manage those scam, that is what in my case also, the team got keep on changed. They have clear business' strategy(called scam).

My suggestion, please don't trust Casa Grand and don't go for it. Please don't go for any pre-launch booking with any builder, by that we will be locked and it will make us long waiting too.
