Casagrand is one of the worst builders who do not keep up their commitments. Not worth buying in Casagrand as they will not provide proper service or response to the customer once the customer books the unit. They only chase after the stage payments and after that completely they will ignore customers. They do have some escalation matrix that never works, none of their top management would respond to the customer emails.


They would only forward the emails to other department asking them to respond. Casagrand collects the money from customer in advance for each phase and still they don't deliver the project as per the committed timeline and delay it too much. As a customer I am really disappointed with Casagrand and incurred huge loss due to their delay in delivering the apartment.

Registration and CRM hasn’t responded for the past 1 month.Now to top it off her email is bouncing back. Unbelievable, they have ruined the whole experience for us. Is there a WhatsApp group for the home owners that is existing to keep us updated on the progress .I would like to know, please comment if there is one

Worst company, don't invest in this company as post team sales is the worst on earth. If you don't reply to this message I will start naming and shaming your crms. No accountability and no responsibility, no respect as they treat customers like damn, even after paying 55 lakhs in 30 days of booking apartment they give all kind of excuses in the world or don't even respond after making payment and they have not paid the benefits after making upfront payments and even after 2 months and now they don't respond to calls. Daniel is the CRM who keeps on lying and his supervisor Megha even doesn't have a small courtesy to even respond to any mails. Only option left is to go to their office and don't budge until they honour thier promises of Atleast payments. God only knows how the project is going to progress and come up as per thier promised dates.

I am an owner of Casagrand Boulevard and I want to request all people to avoid Casagrand projects. We booked apartment here even before foundation and it's such a blunder of my life.


1. They are the biggest fraudsters and very good in sales. Don’t ever fall for their trap of “construction would be ready in 18 months”. They take forever time


2. They forcefully make you to pay 90% loan and they will take up their own time to complete the project.


3. In case if you need a modification, the prices are almost 4 fold of the market price. U have to settle with what they offer.


4. After paying your hard earned money you will have to roam behind them for even to visit your site, which they will not allow so easily.


5. After visiting my apartment it was disheartening to see inside quality of this so called reputed builder. The material what they show in model house is not even 10% match. The granite slab, sink, switches, flooring are of very bad quality. I ensure their is no safety in apartment and these people are responsible if any disaster happens!


6. CRM team here are HUGE monsters here. They are sitting here to loot you. I delayed 8 months payment of 18 lakhs due to medical emergency( after paying 60% of amount)and the same was conveyed to them. After emergency I came back and paid their money, the CRM team never spoke or made note of delay payment charge. Now it’s time for my apartment registration and they have charged 10 lakhs as delay in payment charge. Now they blaming us for delaying payment which was 2 years ago and never notified. They-are not talking about my compensation for delayed project of 2 years to 4 years. Once they get money this team would be unresponsive to emails and calls. They are into unethical business and their behaviour is as if we received money from them. My dream of owning home is now shattered into pieces. I should have invested in other builders. The automated response msg with toll free num is of no use!


I urge each one of you to stay away from their projects. I have lost my sleep because of this builder. Please invest in other builders. They have paid Google reviews and don't get trapped.


P.S. One of my friends told me after paying 1 lakh booking amount and to cancel, you would have to be behind them for months. BEWARE!

Had booked a flat with paying 25000 as initial booking amount, later due to several reasons like handover date, location, price I cancelled the booking 3months back.


Till now as on 18th Aug they have not refunded and they doesn't even pick the phone.


They are irresponsible people who doesn't value customers.


They are committed only until booking is done.


Because of such IRRESPONSIBLE employees CASAGRAND IS GOING TO LOOSE MORE AND MORE CUSTOMERS.


Start valuing Customers.

I am writing this as a cautionary note to all planning to invest in Casagrand projects. I took the plunge with FirstCity and now feel I made a bad decision in trusting what was verbally told by the sales team and not ensuring the same was called out in writing in the agreement or in the form of an email at least. The manifold amenities were what lured me in along with a reasonable price point given the amenities and promises of a grander living experience.


In particular for FirstCity project, one of the main selling points by the sales person was that CG is investing 12-13 crores in building a RO plant and the water we will be getting will be RO purified and there won't be any issue of scaling or need for an RO purifier. This was not called out in the brochure or in the agreement and it was my stupidity that I didn't ask for a written confirmation on this before booking the flat. Now, as per the CG team it is not feasible to build an RO plant as TDS of water is not suitable for the same. Conveniently they say this now while I and many other owners (as I got to know) foolishly assumed they had already done all needed checks and post that only had informed sales team to quote this while selling the units. Big letdown and lack of trust created.


In my book, this is duping the customer and first degree cheating but unfortunately since I didn't ask for any verbal confirmation while booking the flat, I have no proof basis which I can contest this broken promise with CG. Another point of contention is the actual date of handover which again was conveyed verbally as Aug 2023 by the sales person but as per agreement it was August 2025. When I questioned this I was told since overall project will be completed by 2025 for agreement purposes they can only go with this date but rest assured since my apartment is in phase 2 it will be completed by Aug 2023. It is Aug 2024 now and I doubt even by end of 2024 it will be delivered as promised. They were very prompt in building the structure as per the timelines mentioned but when it comes to finishing of units it's been delayed for more than a year now. And the payment structure is made out such that 90-95% of the money is collected when structure is completed. In short, get all the money ahead of time and then delay and go slow on next steps.


Couple of other grouses I have as a home buyer are:


1. They never allow us to see the unit untill everything is ready which means we never get to see what is happening with our money and can only go by what they share via emails. I am yet to see the unit after more than 2 years since booking and having already paid up 97.5% of the cost and registration completed.


2. The lack of flexibility from their end for doing fully modular kitchen. They will not provide the granite slabs in case we want to do fully modular kitchen and they can only build with cement slab under granite which reduces usable space. It also means you can't install dishwasher as cement slab will reduce the height available for a dishwasher to fit in. In this age where a dishwasher and fully modular kitchen is so common, I was really put off by their lack of support. The model flat has modular kitchen and hence never thought there would be any restrictions.


If I had known issues like this will popup later on then I would have stayed away. The corridor width inside the blocks i.e. between front door and wall opposite is a little small. Car parking in the basement also is a blunder considering it is an area prone to flooding. If they really cared about that they would not have had basement parking.


Too many surprises overall and the delay in final stage works getting done is why I am sharing my experience here so that others can take an informed decision while contemplating investing in a CG project. Every week a new project is getting announced by CG while existing projects are getting delayed and not getting completed. Hoping things change for the better soon. I will update my review if things change for the better in near future.

There is no meridian project showing up, please talk to meridian owners on the struggle they have to go through.


So much false promises, all the employees of casagrand will enjoy their 15 days leave and paid vacations on your money, you have to run behind them like beggers, if you want to feel what beggers would be like, please buy a property from them.

Based on my own experience, I would recommend the potential buyers to consider the following before buying an apartment from Casa Grande Garden City Builders, Bangalore or Casagrand Builders, Chennai.


1) Is the builder 'selling' the flats or 'auctioning' them?


You may NOT get a clear answer as 'offered price' will be much more than the advertised price, thanks to their 'dynamic' pricing which keeps going up on hourly or daily basis.


2) Will the builder give in writing detailed cost break up that's shown and agreed upon while booking the flat?


NO.


It is common industry practice to give buyers detailed Cost Sheet along with 'Total Cost' under company's seal and signature for tax purposes and to keep track of payments committed under different heads. But Casa Grande refuses to give this document saying that since you have committed for say 'X' amount as Total Cost, you cannot ask for cost break up in writing.


3) Is the company collecting right amount of GST?


Very doubtful.


Although GST amount is decided by government, company shows inflated GST to jack up the Total Cost while booking the flat.


However, in subsequent communications and Tax Invoices, they start showing the actual GST amount that will be much lower. Yet, they keep the 'Total Cost' unchanged by inflating the amount under few other heads than what was shown while booking the flat. Although this looks unfair, unethical or even violative of GST rules, company seems to be NOT worried.


4) Is there a mechanism to address my genuine concerns and grievances?


NO.


The CRM team and its supervisors are the ONE AND ONLY AUTHORITIES at whose mercy our fate lies. Senior management is beyond our reach and there is no Nodal Officer or an escalation matrix to address our concerns, because these are available only in professionally run organisations.


Do you still want to go ahead and invest? Be prepared for a roller coaster ride at your risk and responsibility

Big frauds, scammers and cheaters.


CRM are the worst people, they don't answer your calls, no response to emails and they hide when we go to there office.


A year delay for the project completion is very common with casagrand. Too many legal issues in the project. Worst build quality, local builders are 100% better.


I really doubt the engineers are all fake certificate guys. They are many flaws in the design, one classic example is they have put a 4ft openable window in all the washrooms with out any lock or safety. You can use those windows as doors.


Complete frauds. All the projects they done are in legal issues. Initially they said there will be four borewells but they gave only 1 which doesn't have water. They intention is to buy water tanks for daily use.

We booked a casagrand project eye washing project called Casablanca. They have a brilliant sales team who are trained in being the best frauds. They took 1 lakh as the deposit money and i backed out of the deal after understanding the review in every site and what the delivery date they were saying is different than what they have uploaded in RERA. I have finally being refunded my initial booking amount and there’s one lady Jayashree who co ordinated and help me get it and close this.

Just don't invest or buy any casagrand project. I own a unit in this project. Already delayed by an year. Now they are about to do registration but with hell lots of issue still open:

  1. Private terrace sold illegally, they are not including it in sale deed

  2. Uncertainty in water connection

  3. Delay payment scam...they are charging hefty delay payment without giving any reason.

  4. CRM team: WORST PATHETIC SXXTTY, XXL, XX, XX (Shilpy, Arthi, Vasudevan, Prathap, Sheena, Megha) ...they fXXing don't value your time & money.

  5. Many deviation from actual plan.

And many more....

Very worst experience, being first time home buyer I got cheated by casagrand easily, fake promises, all of lies by sales team, crm , everyone from casagrand, they promised handover 2022 Dec, but till 2024 March no response on handover, they got extention till dec 2024, every time we ask , they simply change the date, today I got a notice from random advocate saying property is illegal, I don't know what to say now

We did initial payment to block the flat and we cancelled the request due to personal reason. We haven't received the refund yet almost more than 2 months now. No response and salesperson didn't pickup the call from day2. As a common man don't know how to take it forward to get our money back.


I have written letter to senior management still no response.


Pls advise how to raise a complaint against them.

I am the owner of Casagrand firstcity project. And I have booked my unit in the month of Dec 2020, and the CRM had promised us to hand over the flat by Dec 2022, however while doing registration the date got changed to Dec 2023. But till now we don't have proper communication from the CG team and no invite for the NOC visit. There is no proper response from the CRM.


They are all telling all lies. If anyone is buying from the casagrand please be careful of hand over process.

I've blocked atleast 50 numbers of the casa grand and They call me from yet another number everytime. Is it hard to understand I'm not interest. If they so desperate then why don't you sit outside a temple and beg.


Only bad products needs extensive advertisement and soliciting. They are pathetic. Please STOP disturbing us. And get down to doing something productive in life.

I m one of CASAGRAnd customer in Chennai. I have been waiting for my unit for 5yrs now.NO EB connection as of yet. Please dont trust this brand as they have poor customer service and dont keep up the promise. They have already extended RERA date twice now and still I have to wait for 6more months to get the unit. Not sure how GOVT is still letting these people ruin others dreamz. Poor quality of work as well. They use only POP instead of cement and brick. Also, they raise fake delay charges just to loot more money from ur. BEWARE. DONT TRUST CASAGRAND.

Booked an apartment only bcos they said it would be ready by Dec 2023. Without prior notice, in Dec, they sent a mail indicating it is moved to Sep 24. Casual reply saying RERA is 2025 only, so nothing can be done. But if you delay your payment, there is a penalty. I got the worst CRM and she is available only when I need to pay. None of my queries are answered in a proper way. None available for escalation. CG delayed my registration and now asking me to pay the new govt amount. Fitted homes is another cheat story. Overall, my experience so far has been really worrying. My recommendation - Donot go with CG if this is the working culture.
