We were duped because the builder told us that they is only this one flat available and this flat is absolutely the one with a bad view and bad ventilation! Later, we came to know that there were other flats available as well!

What I learned while dealing with these builders is that you should not make the mistake of paying the builder blindly in cash without checking the copy of all legal documents like muncipality, sample sale agreement etc. If a builder is not ready to show you legal documents until you pay the cash component of the deal, he is definitely cheating you! You need a lawyer to make sure that the property deal is right!
