Get into this new Project Affinia Baner if you want to bear the brunt like other investors of existing projects.VISIT Completed projects to see on-ground reality.


You can see Rosy picture on Facebook and on some of the fake reviews on mouthshut.


Why am I scaring you?


FACTS:


Project Affinia has ZERO open space(yes it is a small project with many many flats)


This is not a fully approved project yet - ask for approved plan and the sales guy fumbles


Go for this if you want to stay in matchbox style houses


You will get bundle of promises that will not be fulfilled and I can guarantee that you will regret your decision later.


Price Point is 1.1Cr for 2BHK match boxes.

We are Living " Gera Emerald City, Baner" which completed(?) by Gera in 2007- 2008.


Till today we have issues like pending Occupancy Certificate,  no Lift Earthings, wrong Anti syphone gas lines, No Drainage connection, Wrong Rain water Harvesting, Lots of Leakages& Cracks, low capacity STP, un completed& encroged compoundwall, no Jogging trach as per his committment, unfinished Main gate, overflowing Drainage Water etc.


I was attracted by the project concept and design, But the quality of construction, the quality of response we get for above issues raised to them.gosh.too bad an experience to go thru. Gera is hollow company with poor Management& low commitment to quality and customer satisfaction.


Now they launch new Project "Affinia" in our campus. Buyers beware! Don’t get fooled by their sweet sales talk.


You will regret later, if you buy now.

Just the below is good enough to understand, how Gera treats its customer after sale:


Handover the society without gving any original documents. Never helped, when needed.


We requested to First please solve our GECBC's( Baner) Drainage issue which is still pending from last 7 years with other uncompleted works like Anti syphon line, Leakages, Low capacity STP, Earthing pits, Rain Water Harvesting plant, Jogging Track, Entrance Gate & Road, Compound Wall, Wall Cracks, Lifts, Occupancy Certificate etc. And then only send us Your Promotional Mails.


Pl think, How we will tell our Friends & Colleagues to invest in Gera's upcoming Projects when we have facing lots of issues because of Management?


Thee should be rating as Very Very Very Very Very Poor.

I have booked an apartment in Trinity towers and have had a pleasant buying experience so far.


I have been to site couple of times to monitor the progress of the building and now the flats are almost ready for possession.


I think construction quality of Gera is far better than the other builders in the same locality.


If you think I am exaggerating then just go and take a look at their Trinity Towers in Kharadi.

Heavy leakages in Parking lots and Penthouses. Lifts not working due to water seepage. Even electrical rooms are leaking. If this is what one experiences within a month from possession, one could imagine what the future holds for this project. Passages on all floors are filled with water as there is no proper slope to drain out rain water.


Their tall claim of providing 5 year warranty is a hoax. After sending their team for inspection only after you pay them 750 rupees, they will inform you that this is not a manufacturing defect and hence is not covered under the warranty.


Purchasers would be advised to visit tower 5 in Gera Sky villas at Kharadi before venturing out to invest/ buy a flat at Gera's.

We invested in Gera Emerald City, Baner in August 2005. The real estate prices started shooting up since then.


Gera Developments found to their dismay that they had sold all the flats early at lower prices than what they could have commanded had they waited just six months. This notional loss of additional revenue colored their approach to developing this project to the extent that they did not bother to realise a single badly handled project would wipe out their hard earned 50 year legacy of trust and dependability.


The finish, attention to details and plumbing work is grossly sub-standard. The podium garden is so ill designed and executed that it leaks water at several places creating nuisance to the car parking below. Many of the cars have been damaged.(SEE THE PICTURE). The flooring of the car park is a disgrace. The ducts from the podium are an after thought and they run in a haphazard manner in all direction only to drain water on the surface of the drive way rather than in an underground drain. This itself is a hallmark of a novice builder rather than a renowned and experienced builder which we thought Gera Developments was.


They have not provided basic things like main gate(SEE THE PICTURE - ROYAL GATE), concrete boundary wall, a decent approach road, rain water harvesting.


Their widely advertised usp - 5 year warranty is load of bunkum. The fine-print is that the warranty is to send their people once in a year to check what is defective that too inside the dwelling units and not the common areas. The plumbing leakages that developed within two years of possession are not part of warranty services.


One of the solar water heater tanks was blown away in the wind and crashed in the garden below. Gera's non-challant response, not under warranty


One of the walls collapsed during monsoon last year and luckily there was no casualty but there was a distinct possibility.


They have stopped responding to civilized communications through phone or mails.


I am sure Gera Developers, with this kind of attitude, are well on their down-hill journey and soon they would have to shut shop.

I had posted a review on Gera Skyvillas project sometime in Feb 2011 that reflected my frustrations on the delays in getting possession of my flat.


I got possession of it last week whilst the journey was exasperating I am glad it has ended finally...


I have had mixed experiences dealing with the developers and to their credit must say they have done a decent job in completion of the flat and the common facilities.


Attention to details inside the flat keeping in mind that this is a luxury development is something that has left me a trifle disappointed.
