It is seen in many of the cases that despite missing out on the fact that the buyer has purchased a fully developed flat, still there are no facilities that ensure that he will get a ready possession in the same. This is not legally approved and should change.

No scope for rate reduction

The property prices in the vicinity keep soaring to heights and many people have considered vacating the place since the property rate does not seem to reduce at all. Rate reduction is a problem that needs to be catered to with serious efforts.

Nobody takes care of the hygiene of this place. We pay a huge maintenance fee and we don't know what they are doing with that because it is definitely not being used for the right reasons.

Complex approval processes

The approval process is very hectic in Mumbai and leads to a high gestation period which eventually results in project cost escalation by 20-30 per cent. This is to favoured for adequate growth and needs to improve.

Poor co-ordination for submitting bids

Online bids are not supported in a proper formal way and there is no procedure in place that ensures that deadlines for the tenders are met. There is no formal compliance with the adequate laws that safeguard that all the processes are in the current proper flow. THis needs to change in accordance to the standard rules such that it is very convenient for all the buyers interested to take part in good numbers.
