All your hard earned money the builder is going to swallow.


so much of ghotalal he does, no proper docs, not proper handover, no proper amenites

This builder is such a cheater, that he is not even willing to give us Delay penalty which was actually promised by him. He has sent so many mails on each mail he had agreed to give the deley penalty, but now he is making a U Turn.


He had delayed the project by 2 years. and even now the project is not complete in all aspects like, painting, copound wall, apartment name board, gas piping, Cauvery connection, khatha transfer . etc.


What ever he has done till now, he has left it half done.


Please do not buy any of his projects.

NOT a good buy, all his projects in bangalore, are full of problems for the customers.


Be it L&T southcity, Be it Ranka Aquagreens, Be it Ranka IRIS in IndiraNagar, Be it Dharwar Project. everywhere he cheats people.


Takes lot of money, makes a whole bunch of promises, and finally gives one big disappointment for your hard earned money.


You start feeling why the heck did I buy this builder apartment. Very soon you will be experiencing a whole lot of problems in your apartment, very soon you will lose your peace, you had already lost your money, along with it, you will lose all your peach in life.


I DO NOT RECOMMEND THIS BUILDER.

So much fraud, so many errors, so many leakages, so many dampness's,


SO MUCH CUSTOMER MONEY, So much BUILDER CHEATING.


UDS, BWSSB, BESCOM, PCB, BBMP, BDA, Poor quality Building, car parking issues, water tank sort of pool, leaking basements, un painted building, No cauvery connection given by the builder, though he collected Rs.2Lakhs approx from each one of us.


Promised on GAS BANK, cheated on that


Promised on Cauvery water, cheated on that.


Promised on so many ameneties, cheated on that


Promised on COrrect Undived Share Land, cheated on that.


Promised on East side compound wall, cheated on that.


Promised on bigger clubhouse and gym, cheated on that.


PLUMBING / ELECTRICITY / POTABLE WATER/ CHEATING CHEATING CHEATING.


Promised on GOOD CHILDREN PARK. Cheated on that


Promised on GAZEBO, cheated on that


Promised on Elders relaxation area, Cheated on that.


Just to make the profit of 10crores for the 4th floor, he has given almost 3000+ sqft of land the BBMP, and that land belongs to us(Association), due to which UDS has been reduced.


List is ENDLESS.

All the chelaas of the builder have written few good comments about him, so that his upcoming projects will be sold.


Only promises and nothing else. He is one good communicator, he will make your mouth shut with his sweet words, and conviences you. but he will never do what has been asked to do.


This builder tells that with our(customers) money, he has experimented this VERY FIRST PROJECT of his. we have invested our hard earned money of 50Lakhs, and this builder tells "ITS A LEARNING FOR HIM". how a irresponsible statement.


He has kept all the work PENDING. the project which has started in 2012, has NOT YET COMPLETED IN ALL ASPECTS, though he claims that already people are living there, that this. but what the customers will do, after investing 50Lakhs, they will have to eat this HALF BAKED CAKE.(HALF COMPLETED PROJECT).


HE IS ONE DISGUSTING BUILDER, who cheats innocent people like you and me.


Do not buy any of his apartments.

I own a flat in the project. All the five raving reviews given by others are by fictiuos characters. This fact I got it verified by the current Secretary and President of the Association. It is likely that interested parties such as the builder has got it posted.


This project is though located in a very advantagious location, the so called lake is a dirty lake  higly polluted with lots of mosquBrianbalakumarans. Constructionguru30 quality is atrociaous. There is no BWSSB water connection and severage is not connected to BWSSB lines.


Though the builder has collected the amount towords the same. The extent of land on record and the actual land handed over to the association is less by almost 10  guntas. There is doubt on the alignment of the land. There are many buyers who have filed case against the Builder on many issues.


The builder has not paid delay aishwaryasingh23ment which he had promised. Now the association has taken a decission to file a case against the builder in its General Body Meeting recently.


My advise to the buyers . dont rush . talk to the residents to understand the real position before venturing to buy.

With 65% open space and near to the kengeri Lake, end users would love live in Ranka Aquagreens . You will end up increasing may be couple of years of your life with fresh morning breeze coming from the lake .


Besides, the project is located close to schools, hospitals, bus stop, kengeri railway station. and off course the ammenities, garden, pool, jogging track, party hall etc. I would say - go for it!

Sorry am new to this online review. Builder has been following-up with a lots of us to review online. I'm happy with my purchase and am happy with home also. good quality home was sold to me at a good price. also all clear documentation and gladly we also have OC - which is most important to me. builder always reachable and ready to attend to any of my matters- this also make me very happy with them - so am happy to review for them also.


only giving 4 star as approach road- builder has promised they will have bbmp do it nicely - byt even after one year bbmp has not put new tor on it.

As I work in a company near kengeri was looking for a good property to buy. I saw the ad about Ranka Aquagreens, and was quite interested in the property.


I spoke to the representatives and was happy with the deal and with a number of amenities n facilities provided by the builder.


So I decided to buy a flat here. I am glad I made the choice, its a good decision, near to my work place n my children school(orchid international), markets are close by, and public transport too. All in all Ranka Aqua greens is a good property.

After getting a home @ Ranka Aqua Greens Felt special - from singing the contract till we get the keys. They are amazing people, very helpful and professional, always ready to help out. Ranka People stands for professional, organized, variety in style, innovative, sincere .


They do respect the dream. Flat is stress free . Big thank you to the all team:)


We are here, we are happy and I feel the service is continuing even after the hand over and I honestly like that.

Am very glad I decided to buy this project. Mysore road is now buzzing with activity and my capital values have nearly doubled in less than 2 years.


I purchase this at 2750 rate in 2012 - and the developed has delivered beyond my expectation and definitely beyond my construction agreement specs.


Its a very very premium project with very premium materials. Workmanship is not top-notch - but I think overall its a very premium product. I will definitely recommend the developer to anyone looking to buy any of their projects. Btw, its also amongt the ONLY project in the vicinity with OC and absolutely no lake encroachment issues at all.

It had been a rather roller coaster ride with DRA. Thing that is pretty annoying is the fact that we have had numerous customer relationship people throughout the process thus far, having to explain the same things over and over. And the person whom we wer in touch was suddenly changed n again we had to explain our needs n various options we needed.


Then, after a whole two weeks of consultation, the new person was on leave for two weeks. It is confusing of who to contact regarding what. I think they need to sort out their HR part. The positves are that I love their location with open space and its perfect for my budget. Being an early buyer – I must admit they have added a lot to the project from what they sold to me without charging me. I remember, I was in 2 minds –as  they were not providing window grills when I bought. They also quoted me for having the grills optionally installed in my apt  for which I agreed to pay at time of handover.


However, in sometime – they by own added grills for free and also added granite boxing to all windows – which made the apt feel very premium. This free surprise – made us feel very positively about DRA and It showed me atleast that they are not only looking at profit  - but also wanted to give a good product. However, project management, delay and their internal HR chaos – they need to fix.

Booked Ranka Aquagreens in Kengeri mid 2012 with a promised completion in Dec 2012. Multiple revised deadlines(blaming external forces every time) later, in April 2014 the project was declared 'complete' by the builder, when pretty much all amenities were incomplete(Most are still in progress). Most finishing work on apartments happened during last 2-3 months(I visited alternate months all through the waiting period) resulting in shoddy floor tiling, door n window framing, utility area etc. etc.My flat is currently going through snag fixes for past 3.months.Stay away from this builder and don't expect quality of even a tier-2 level builder!

We bought an apartment in RAQ and moved in dec 2013. Ranka’s were great up untill handover and early stages of fix ups.


But on a couple of notes they are very shoddy, shower leaking and visable damage to paint on walls(they checked shower 3 times n said nothing is wrong), few floor tiles were unevenly laid and few hollow. Though they attended to most of the issue – it took very very long – can’t understand why. I think they have labor / site issues.

Issue with handover of our home! there was multiple delays in completion of project. While overall delay from their commited date as per our agreement was only 6 months.


They probably gave us over 10 final dates. If they had just told us upfront it would take another 6 months – it would not have caused so many problems to us. My feeling is that they themselves did not know when it would actually be complete.


And that did not give us good confidence.  But when it was handed over everything was fine!Thank Go, esp. since some customers post kept talking of quality issues they were having – so we were really worried. Also in the end it was personally handed over by Anbu and one of the directors, which I though was really nice of him to do. More importantly, now that Aqua Greens is complete.


I think it is very good value for money. I think DRA has sold out – but land lord has apts left which tey are just selling. Last I know they were expecting between 4200 – 4500 – which I think is very good for this apartment. Please note my rating is for DRA and not Aqua Greens – as I’m very happy with my apartment.

Kamal & Ravindra were good to deal with always communicated on each stage of the build and always pleasent, he sorted out any of our concerns.


I don’t have any problem with the build quality – which I think is very good compared to other projects I had evaluated for my budget. I know one customer I met at site – who was discouraging me from buying saying quality is very bad.


When I visited his apt with him to see – I realized he was compalining of issues – I had seen in most other apartments – plaster cracks and minor leakages. I think he was also upset with DRA for not building compound wall on the lake side of the building.


Kamal informed me it was not built as that was part of the design – to allow unhindered lake side view. While I also agree that given snakes in lakes – it is better to built a wall – I cannot blame dra for their thinking as well. Since I was requested by the team to speficailly review my experience with DRA - I would definately not have a problem recommending DRA Projects in the future. My experience has been very smooth.

Aftr recntly finshing buyin our new home with DRA Projects we are honestly quiet happy wit the experience we had.


DRA consultants n the site supervisor were prompt to deal with all the way through from selecting a home, restyling aspects right up until the completion. We r quiet happy wit our home.


I wld have no problem to recomend DRA to anybdy to buy one of their project. Also I would like to thnk Mr.Nishant for personally callin me to share my experience here.
