We bought a plot in 2011. When we visited Arihant office , sales/marketing team walked through all heaven on earth amenities for low cost. Arranged a site visit and gave contacts for AXIS bank loan. With all initial excitement we book, the director Mr.Jayabhanu committed for having all club house, parks, Tar roads, security, Secured Gate , sewer/ storm water collection - All done by Mid July 2012 . The remaining amount for the amenities would be paid by the time of possession.
No progress till September 2012, whenever we visit, there were only few (3-5) workers doing some odd works on the site. Out of two OSR parks, one was made with some nursery bought plants. That was all.Got email from Arihant to take possession by paying the final settlement. Contacted Arihant, they were convincing, none of you would build home now, why have the clubhouse now, we will do it by July 2013. It is June 2013, it is still under construction.
Meantime, some one claimed  (over 2000+ sqft of land) the entrance of the gated community as their own. After some settlement, it was taken care by Arihant. In another few weeks, one more person occupied a land which was already purchased by a buyer by cement wall with some huts. After few weeks , it was settled down again.
As of today, 6/29 only few (less than 10) took possession out of 100+ plots.People are trying to get their patta via Arihant , which was charged with premium price and takes over a year, still going on.
There are 2 homes going under construction, who took care of their own bore well and electricity.
This is not real gated community, locals could use the parks and roads. Security is an issue. The roads could be used to bypass the toll gates on OMR.
There are bigger size lands, possibity to get multistory apartments , which would hit the single family homes with water, garbage collection, etc.. Arihant has its own rules, the gates need to be in their way. If you have a corner plot to enjoy both sides, you would be disappointed. Only one wall is permitted and if you have two cars, park back to back.
The director Jayabhanu is not easily accessible, very irresponsible to  emails/phone. We as a bunch of home owners tried to reach him, he made it as a tough work.
Now they are launching second phase to rip off another set of people. I lost interest in building my dream home here, awaiting for some settle down in dust, sell and move away.Axis bank loan is another rip off with these guys.
Think multiple time before you buy a piece of land with in this walled community with pathethic amenities Pros:
Location
Close to OMR
Faster neighbourhood development
Cons:
Worth for money
Customer service
Delay in handover
Everything
- Thank You! We appreciate your effort.
