Do not book Palladio Balewadi Central by Vilas Javdekar Developers

Beware! Do not book here!

This is a joint venture with VJ and 51 Balewadi. It is not a premium 3/4BHK only society because the society / amenities will be shared with 51 Balewadi which is a 2BHK society. All the open amenity space is converted into building, that happened with 51 Balewadi and same will continue with Palladio Balewadi Central.

Do not trust the amenity brochure because all the agreements will say that it is a commercial or any other building that will be constructed there.

VJ is refusing to refund the Rs 5, 00, 000 booking amount which I paid. As per RERA, within 15 day of booking amount you can cancel the booking and get full refund without any deductions. Nobody from VJ is supporting to get the full refund and now my money is stuck.

Do not trust VJ. You lost a good future customer.

Listing down multiple issues with the flats at 51 Balewadi residences.

1. The possession as on Sep 2024 still not received

2. The flat layout is absurdly designed, with low ceiling heights and a large fire fighting pipe even below the ceiling

3. Every flat has a issue with keeping AC in room, builder has not made provision to keep compressor outside the window, instead the pipes needs to be running around the house and the compressor to be kept in the bathroom window- which is practically impossible for AC fitters.( this is the biggest drawback) with no choice but to have a ugly looking flat with pipes in each room.

4. The launch of building had promised a luxury looking entrance and gate, to our surprise now right at the entrance sticking to the 1st building they are making Mhada building which was not as per initial plan, this will leave the decent middle class staying in the building co exist with below poverty line individuals and the whole look ans feel is compromised. ( builder Will say all nice thing later the entrance will change) blah blah but be very careful.

5. With VJ building next to this apartment, they now even changes the amenities and pool to some other place and currently it’s not getting constructed aswell.

6. Overall we have been cheated by this builder Utsav and now they go by some other name.

I would strongly urge new buyers be careful, for 1 cr you will get much better deals than this Sh%t hole.
