Lodha is not providing draft copy of agreement before signing. It is un lawful and unethical to force someone sign the agreement without giving chance to review. There is something suspicious about it. They say it can be viewed online. I tried that, but viewing on website is very slow. Takes several minutes to go to next page. My lawyer is not going to have that much time to view the agreement and confirm. Other option given by them is to take your lawyer to Their office to see the agreement. Neither myself nor my lawyer have that much time. Besides lawyer going to charge heavily. Some of the comments on Internet by customers say that the agreement is one sided and the land of the property is now owned by society. If it is true, then that would probably mean the society which will be formed will not have rights to use increased FSI in future. New customers should be careful and ask for agreement copy before making payments. I am into a fix. I have paid money and now getting to know all these.


I am a busy man. I will have to synchronise my Leave with lawyer's availibility to go to Lodha office. After verification, I will sign and register the agreement and only then the Home loan is disbursed. Meanwhile my payment date will pass by and I will have to pay heavy interest of 18% on account of delayed payment.


Lodha is hiding the agreement so that buyers may skip review and don't scrutinise before sign. It's malpractice

The plaster on the walls is very weak. It falls off the wall in case of impact. if the door of the room is banged due to wind, the plaster around the door falls off. The wooden frame of my main door is shaky. It has shifted from its position. Its a h...uge expenses to break off existing weak plaster and re-do the plastering. I am not able to raise complaint against this because of 30 days of guarantee is over.
The sewage pipes are leaking in duct areas.
The walls of brand new building were leaking, which is repaired. The results will be known during coming monsoon.
Wash basin drainage is a bad design. drainage Water choking occurs from day 1 of possession.
Below is the old original complaint for patch up of main door cement. The problem had re-occurred several times later

Few corrections to above post. ..
After I knew the agreement is not given in for of pdf file or on paper before signing, I inquired on internet whether others have the same experience too. Then I found some comments by people about the agreement...being one sided and the things about the land not going to be owned by society.
I will update the truth with more details after I get my own agreement after signing

Another update :

Lodha builder do not provide you the agreement copy to review in advance. The activate the link on your webpage to view online. The internet viewing do not work quite often and you may not be able to get reviewed from your lawyer.
Other option they give is to take your lawyer to their office at mumbai and review there itself. This option is not feasible because lawyers have court cases in the day and they advice you in evenings. The time passes by and you are close to your payment milestone, This may lead to get into pressure and sign the agreement without scrutiny, without checking whether all necessary documents are bundled in or not.
This can be seen as if the builder do not want to give you time. Any ways, you may choose to sign the agreement in any case because you have paid the money which will not be refunded. Its one way traffic.

In my case, the ROC (Release of charge maybe) was not provided along with the agreement. Now bank is not providing me the loan. ICICI bank is Lodha's financer who need to give this document to builder to enable him the sale of flat (This is what I understand about ROC). My financer is also ICICI. But since loan is not being disbursed.
My funding and possession is getting delayed. I dont know what will happen. Any advice?

the carpet area mentioned in the agreement is different from the actual carpet area. actual carpet area is much lesser. That is why, maybe they don''t allow site visit
