They have installed water metres on each entry for each apartment which basically means hon and average 6 m per apartment. They charge rent monthly for each of the metres. The pool is closed for maintenance on half of the weekends. Maintenance runs into 15k + per quarter. Water bill runs between 3K and 5K per month.

They have started engaging with creepy brokers for in artificial increasing the rent. You are better of painting or buying from any smaller apartment in an around this wonderful place. I do not recommend either buying or renting from this apartment complex.

Maintenance is pathetic. They charge for everything. Most of the weekend, pool is closed for maintenance. No AC in gym on many days. Water bill is through the roof and water quality is pathetic. Flush water stinks like hell most days. They charge when moving in and when moving out. We can't move in/out on weekends.

Maintenance is almost 1/3 of rent. They keep coming for gas and water meter inspection every month into the apartment.

When we faced in Bloomingdale apt, water from rain entered from corridor.

They responded by replacing whole of corridor tiles. Now it is rectified.

Like wise small problems cropped up they responded responsibly.

My mother in law and father in law where resident of 3064 3rd block appaswamy cerus virugambakkam for last one year.their house owner is dr.suraj Subramaniam laparoscopic surgeon at Vijaya hospitals Vadapalani. They vacated his house 2 weeks before that's on 9-6-2020, and he promised to return the advance amount in 3 days on vacating the premises, but now he is not returning the advance amount.when they called and ask for the same he started shouting and said he will not return it to go legally and get the amount back.since the monthly rent is paid in cash he is taking that as advantage and threatening the senior citizens.and finally now he started acting as if he doesn't know them and started blocking their phone calls.

The reason I am posting this review is to alert people who are planning to move to appaswamy cerus because the community people there won't help you in any regard their main aim is to target money from you, and the occupant dr.suraj Subramaniam is worst person and physcho so be very careful by any chance if you meet him in hospital, at his residence if by any chance you get chance to move to his apartment please be careful and avoid his apartment .

Planning to buy the property in Appaswamy Splendour but concerned with the perfume manufacturing unit next to it. This unit gives a harsh smell and may contaminate the water. Sales guy says they got all clearance and not a issue with perfume unit. Is it safe buying there?

One of the victim who booked the flat in their Greensville project in Sholinganallur. Flat was not delivered on time even after 4 years of booking.  Met all the management team including Ravi Appaswamy for getting the money back or get the compensation.

All of them are rude and treating the customers very badly. Until date no solution from them and they keep tracking and tracking.  Do no fall into prey based on the name.

Many customers fall prey by hearing the name Appaswamy. I am also one of such customer. We bought the flat with a premium price for a green building, But there are many issues such as,

1)Heavy amount being spent on disposal of Sewage because the builder has not implemented toilet flushing using treated water. In addition the quality of treatment plant is poor in terms of vendor selection.

2)Solar heater is complete failure, the glass tube gets broken in the hot summer

3)Rain water not being effectively diverted to well and left to road

4)They get approval from Environment dept but never does the job as in the approval.

5)Rain water enters into UB and LB due to poor planning

6)Inside the house also lot of leakage due to poor grouting or sloping of toilet

7)Property tax assessment is left with the residents and it is taking hell a lot of time and the large residents are at risk of getting the metro water connection and sewer connection because of this issue. They should have taken the responsibility for this added some marginal cost for this petty issue.

8)Many licences are still pending for transfer

9)Though the owner spend the money during the project implementation the entire specification is not being looked into leading to many failures.

The one point is common across many builders is everyone is doing the same by bribing the Govt Authorities.

Entire Builder community should wake up to the changing knowledge customer(Knowledge economy)

The working level customer care executives are poor chaps without much authority. The entire blame goes to the senior team.

I buy a flat from appaswamy real estates ltd. my experience was not good before take the delivery of the flat. in my flat from top to the bottom is not such good. like electricity wiring are not done by them, if they taking the delivery of flat they should furnished the flat first and then they told there client is their flat ready or not after seeing half work done on the walls and doors . they just keep to funsihed . but they now make excuse to me . this is worst experinece in delivery of flat that time. there is also the payment I fully paid to them I thing that why they doing at all.
