I am a happy resident of VGN. The construction quality is fine and the apartment is too good and secure. But the housekeeping people are not coming frequently and it is creating a mess. I requested this to VGN team before. But its not happened. So I am taking this to public forum, if vgn takes responsibility and do this for residents, it would be a great help. Not only me, neighbours also suffering. All here are working women so please take immediate action to ensure frequent housekeepers everyday.

Warning serious legal documents issue in vgn brent park, vgn cosmopolis and vgn victoria park

Your VGN BRENT PARK PROPERTY document TRACE OF TITLE IS NOT SATISFACTORY.

This is very disappointing AND this breach of TRUST BY VGN PROPERTY DEVELOPERS PVT LTD. We spoke about all this and you accepted to refund my full payment which I paid TO RECEIVE YOUR PROPERTY DOCUMENTS for legal verification.

This is totally unfair and unethical business practice. You promise full refund in personal meeting and deny it later in email is totally unacceptable.

As per your sale deed you have purchased the property from Dunlop after the BIFR or ASSET SALE COMMITTEE ordering or accepting to sell this property through Auction.

So when you purchased through auction then should have obtained the confirmation letter saying Mr. V. N. DEVADOSS is the highest bidder and requesting him to pay the bid amount due which is the proof of property purchased through auction conducted by BIFR OR ASSET SALE COMMITTEE OR DUNLOP.

Question 1:DO YOU HAVE THIS HIGHEST BIDDER CONFIRMATION Letter? Your legal advisor Mr. Madhavan accepted its not available. Also your another legal advisor Mr. DHANASEKAR accepted its not available.

Question 2: We very well understand Mr. DEVADOSS is not party in BIFR OR ASSET SALE COMMITTEE. However Mr. V. N. DEVADOSS would have purchased this property from either BIFR OR ASSET SALE COMMITTEE OR DUNLOP. SO the seller of this property is legally obliged to provide these documents to Mr. V. N. DEVADOSS and its Mr. V. N. DEVADOSS responsibility to collect it from the seller.

Just like how I'm requesting for this document now as a buyer.

When the legal opinion says the trace of title is not cogent, then as per legal norms I have all the rights to drop the purchase proposal.

It's not my conclusion, it's the legal opinion issued by my legal advisor and I have already shared this document with you all. Based on this legal opinion only we discussed in the meeting.

Further I paid 5% of the payment to get the documents for legal verification and when the legal verification is failed I'm entitled to get full refund of my payment.

I have not entered into any agreement till now.

So as agreed in meeting I need full refund of my payment . I will not accept any deduction in refund payment or infinity time to refund. I need Full refund in stipulated time.

I do not want any back and forth. Let me know your final solution to solve this issue amicably

After a long search for my investment in home I found VGN, I enquired about them and their projects through my colleagues and friends. Booked apartment in one of their project at ECR. The team is highly energetic and they connect with often and get us to know the updates! The documentation process was done too good by their team and I am very much happy with their entire process. Good service by them.

Recently I booked my new flat with VGN. The construction quality is super and amenities are so good and comfortable. I strongly recommend VGN for my friends also. we are a happy living family with VGN. But we have one problem regarding Common area lights. We could not able to spend more time on Common area with neighbours. If VGN resolves this issue immediately, it is more useful for us.

VGN is extraordinary! I love this place! The construction quality is super fine and the advantages or the amenities here is excellent. But near the lift there are only few lights and during night time I feel it difficult. So please VGN keep that place more bright.

Actually, my opinion is a happy home is where we can reside calm and peacefully, it is more achieved and satisfied at VGN. The garden over here is amazing and very greeny which makes our mind relaxed. I am very happy that I purchased my new flat with VGN. Also, I should say about the construction which is very good, spacious and comfortable.

They are known to commit fraud so beaware of them because once they have your money, you are not going to get anything back.

They have no idea how to talk to the clients. They acted clueless when we asked them for the approvals and licenses, so we decided not to book with them.

These people have no courtesy what so ever. They did not answer our calls and emails for months and now they want us to take back the case against them just because they finally decided to reply and tell us their problems.

They kept avoiding to show us the licenses and approvals and we decided that trusting them would be a huge mistake so we avoided delaing with them.

Many of the developers in the past have been commonly facing this challenge of selling their stocked up prices since they are not been able to sell the flat since the sellers are unaware of changing your mind and accepting a higher offer from someone else when need be.

There are many parts that are part of the house that the vendor is not been effectively to sell and put forward. It is in these circumstances that the buyer should be able to sell them as part of the house which may be either categorised as fixture or fitting.

There is no space to park my car here and some days I do not even get space outside my house, which is ridiculous as so much of my time goes in finding the perfect spot.

There are many buyer who fail to pay heed to the importance of advertising the property due to the insecurity of flowing income. Due to this they possibly end up on missing a lot on the exposure and brand awareness pertaining to more reach.

The maintenance fee here is simply too high and we cannot understand why because the complexes in the neighbourhood have the same facilities yet they charge very less maintenance.

The carpet area of this place is really small as compared to he normal carpet area that should be acceptable for this BHK, but the price is the same.

The land on which the project is built is slum rehabilitation land and in the coming months people from the slums will come and live in the building. This is a big thing, yet they never mentioned this before.
