I purchased a flat in Ruparel Elara. The project was under construction and I did an agreement in 2015. It was promised to the customers the possession would be given in December 2018. But builder did not keep his promise. It was then extended to 2020 in RERA, then 2022 then December 2023. Today is 30th August 2024 I am still waiting for my possession. He just received the conditional OC in Feb 2024. Since 2018 every other day he use to say OC is coming in 3 months. But it never came since 2019 and even now he just received a conditional OC. The parking is not yet provided. I am being cheated since 2015. He is not trustworthy. The construction quality is so bad. the leakages started coming before possession. Guys I would recommend you to visit Elara people before making any deal with the builder. Just go and check with people before investing your hard money. HE has promised to provide modular kitchen with ACs but nothing has been provided. Just cheated. I would recommend TATA and Godrej, they are real brand and keep their promises.

FRAUD WARNING!!

Don't buy any property in any Amit Ruparel's Ruparel Realty projects. He has a bad track record of delivering on projects on time.

Firstly, their head office in Matumga Road Ruparel Iris is incomplete and without OC since past 10 years.

I have myself purchased a flat in Ruparel Zion Sion for which possession was assured in September 2022 but we are still awaiting OC for the same in May 2024. He will just buy time and launch new projects only to keep them incomplete.

They have a good sales team who will talk to you sweetly till you book the flat and then don't even allow you to see the progress of the construction till complete payment is done. They expect you to pay full amount without getting OC and take fit out possession.

You can read about him by searching Ruparel Sky Green Kandivali and Ruparel Orion Kurla both of which were super delayed OC projects.

Amit Ruparel is a cheater and fraud and his CRM team is same. They are taught to talk sweetly until you buy and then you are not even allowed to visit your own flat.

Even his Dadar project Ruparel Luminaire was launched but now the work is stalled and going on a snail pace. He has also launched projects named Panache, Westsky, Palacio, Pride, Regalia, Vivanza, Primero, Celestia, Pristine. All these will be left half incomplete and people will lose hard earned money.

Save your hard earned money and don't fall to his gimmicks of Gold Coin and other rubbish or else you will only be left with Gold coin and your money will be lost.

I am shocked how does such a bad reputated builder even gets approval for new projects from SRA or other authorities without completing a single project on time.

I have wasted my money. I just want other people to be safe and hence this is just a warning for you. Rest is your decision to get doomed.

Scam Project not getting sold so whole day they are messaging and calling from different different numbers. They are stealing data of people without their consent to scam them. Dont share ur details with them. They wont stop calling and messaging inspite of being told no unlimited times. Fraud defective project. Fraud marketing Team. Fraud Berozgar Managers. I am one of the flat buyer in Ruparel Religia in sion koliwada . Where the project is standstill from last 2 years with out any valid reason.

Please be careful from this trap .

Please avoid investing in Ruparel projects. Lot of sufferers are there. Myself booked in 2017 and I being govt servant had out my hard earned money in Ruparel project. Stupid excuses and arrogance by staff is intolerable. Ruparel thinks investors are fool! Govt should take legal action on him and pay the money to its customers with interest. Shattering dreams of common people.

Please don't invest! None of his projects has seen light of the day!

Most of the Projects are incomplete.

No project is delivered on time.

Ruparel Regalia's rera completion date is Dec 2023, but project is still 60% incomplete.

Don't know how Rera is approving new projects of Ruparel Developer.

No projects delivered by Ruparel in last 10 years However they do launch new projects every 6 months all over Mumbai. They take 70-80% of the booking value from the buyers & put the money in new projects. Old projects are still far away from being handed over to buyers.

Please visit Ruparel Optima in Kandivali which is now delayed over five years and have put buyers into financial and mental distress. They will stop paying interests for subvention scheme after one/two year. They make non standard agreement with so many clauses which safeguard them. On the top they will not even bother to reply to your emails despite 100 follow ups! Beware before getting into this trap. Ruparel realty is a sales gimmick. They do not have intentions to complete any project.

The builder has breached its possession deadline by over 2 years and still there is no sign of completion in near future. The staff also doesn't know anything and they don't care about any of our problems. Fighting for a refund !

I have booked my flat almost 6 years back till now waiting for possession. even after continuously complaining nothing positive is happening from builder side . now they had sent us new rera extension till 2025. Ruparel is a fraud builder and keep customer waiting for their flat. never ever buy any flat in any project of this builder.

I have booked the flat at Ruparel Skygreens in start of 2016 when there was still all slum dwellers were present. They took almost 16 months to do the bhumi pujan. They were supposed to give our flat by Dec 2019. Then it was extended to dec 2021...and again it was extended to dec 2022. Their representative confirmed us to give soft possession in Mar 2023...then it was extended to June...then sep....and last communication Dec 2023. From last 1 month i am asking them to share the rera document where they have agreed to give flat by dec 2023.....there is no reply to my email. After all the searching i found a Rera document where they have managed to get the extension up till Dec 2025. Here the problem is that every time they ask for extension and rera Mumbai is granting the same. This builder under Modi rule and bjp at state level have abled to start the projects across Mumbai but every where they have failed to do work on time. I am having a strong feeling that BJP and this builder have some understanding and both are fooling the people like us. I am filing case at consumer court. I am going to make three demands. Please do not buy flat in Optima we are suffering so much because of them. They don't even bother. I have booked the flat in 2017 under subvention scheme. They have stop the Pre emi cheque. Now I have to pay this amount to bank and Rent too since I am leaving in rental property.

We have invested in this project in 2020 and after which Covid hit, they use this as an execuse for the delay in handing over possession on time and completion of the project. Project is still pending and not sure if it's going to complete before 2025. Recently when checked with the RM, she mentioned they have asked for further Rera extension. Believe it's entire nexus working hand in hand and fooling genuine citizens who dream of having a home and invested their hard earned money. The builder is launching project after project however the existing project is halted and doesn't seem to be moving in pace. I have stopped receiving the demand since Feb23. Last demand received for 33rd floor. Please think twice before falling prey to such project. We are stuck and hopeless and have no option but to wait.

I’ve booked my flat in Ruparel Elavia (Dadar) & Possession was supposed to be in year 2019 still work has not yet started.

Most of project has stopped from many years & have possession issue.

Please do proper R&D before investing in Ruperal project
