This jk developer is not good for 1 star also. While purchasing flat in the name of premium and Jitendra Kapoor the sales team gives too many promises of 24x7 water, world class amenities, turf, kids play area, swimming pool etc, it all you feel good till the agreement. Once sign done, then after they start to show you their real face. In the name of Jitendra Kapoor ji these people are duping all, no 24x7 water, water hardly comes for 2 hrs only, turf not given as they do not have green zone and there itself they moved turf and too fool all officials they are showing turf as an green zone, total fraud. When someone file rti against them for environment clearance after that within night they planted 200 plants at distance of 2 inch, because they don't have space. As all space they constructed in the name of fsi. They take 2 yrs maintenance saying you don't need to pay single rupee till next 2 yrs. Within 1 yr they form society and try to force you to form provisional comitee, and take handover of society. Within this 1 year they make sure your balance becomes zero with double charging and exagarated bills. they deliberately stop mbmc water taps to increase bills of water tankers. When all are ready to form comitee but after developer need to show audited certified Balance sheet then builder threatens you about consequences of not forming society. He tries to twist your arm by illegally asking extra money (42lacs) for exagarrated charges even though you paid 24 months maintenance. Also plays dirty tactics of stopping water for complete whole day, which is the cheap mentality and worst developer tackics which does not suits to Jitendra Kapoors name and fame... I will only say for new investors abandon this project, cancel your bookings before its too late... its shame shame for JK Developers.

They take exorbitant rates from and the quality is of an SRA building. This is because Jitendra Sir is a dummy n this project is run and managed by Unprofessionals who are screwing up this project. Pls do not buy this property it's my request or else pls buy at ur risk which I have done

If you are planning to buy home then keep below things in mind:

1. 
   You have to deal with bunch of arrogant top management from Jha and JK developer. These management include the two top people from their firm.
   



2. 
   Be ready to see car parked everywhere, literally if someone provide them idea on how to park car on each floor infront of everyone home they will mark the parking and encash it. Before booking the flat I will sugguest take a tour of society you will find it by yourself.
   



3. 
   No solution only delegation of your problem once you face a problem post payment of your amount. They wont even hesitate to say that if you have so much of problem then sell off your flat.
   



4. 
   Dont go by any commitment, take everything in writing they are professional cheaters be will cheat you in every possible manner. If they dont provide you anything in writing my serious sugguestion would be look for standalone apartment you would easily save hefty amount then dealing with idiotic management
   



5. 
   Cheapest quality of work, they wont allow you to see your flat until the last moment. There is so much vast difference between sample flat and delivered flat. Eg, when you go to see sample flat you will see proper tile in lobby but when your flats get delivered they will say your lobby cant hold tiles are walls are placed in crossed direction for same building. In 2BHK each day there is a problem of either of the lift.

   They went on so poor in architect that there is no lift in basement parking. I guess they wanted to save few bucks in architecture too.

   People who are buying A & B wings and 3 BHK flats please be cautious because they deliver better to 1BHK then something to 2BHK but there quality is deterioting in each time they give possession. Clear difference you can see in entrance lobby between 1BHK & 2BHK. They can even afford good quality of name plate. Note: If you ask them about this all review there standard ans would be sir/madam the review are fake or people are over expecting from us. Trust us we are best in market.

JK developers claim themselves as a premium builders and charge accordingly for there flats. In reality they are cheap quality builders with zero experience, C grad as per banks.

If you want to know the reality just meet anyone who has got possession in 1 &2bhk flat in there building JK iris. Do not book flat before you really meet anyone who have bought flat from them. None of the current buyers will recommend. Following points can be confirmed on site.

Change in plan / layout with out information.

Promised tenis court converted to 38 floor tower with more than 100 flats, burden on existing infra.

Thoughtless design:Big windows but we cannot open them completely. For cost cutting compromised on doors.

Cheap distemper paint mostly used in SRA building.

Joints in kitchen granite

1 bhk flats are already having leakage problem. Just after 1.5 years

Fake promises: None of the amenities work. Game area not working only for show

Small name sake jim for 700 flats only for show

Swimming pool they don't clean, hence only for show

Artificial grass in play area only for show

For all those false promises and 3rd grade quality work thank you JK developers and even bigger thanks to Jitendra Kapoor for such a dream project.
