Ackruti an leading name in mumbai with cost effective well managed property details good employed front office who can deal with customers booking and getting on time but any problems giving feedback explaining making customer care my self booked flat in mira road project was not on time due to material ristructions from autorities but still time to time if visited attending customers explaning them showing the progress of building communicating was satisfactory for me clear title paperwork as promised received my home this was my experience and view being happy owner of my home good to deal .

I was looking to buy a 1 BHK flat in ackruti's Ackruti Orchid Park project in Andheri east, near Saki Naka.

I did a lot of research about the prevailing rates and found out that the orchid park was lower compared to similar other projects in that area. I had a word with the local estate agent and a person owning a flat in that project. both of them adviced me against investing any money in buying in that society.

Guys there are paperwork issues with the municipal authority. The current owners are facing problems like notices from BMC and they are also finding it difficult to sell their flats as there are no buyers!

The builder gave them facilities on paper like club house and security systems but none of them are being maintained as promised! this is like cheating.

This Orchid project was delayed like any other ackruti project and the builder has not yet fulfilled all the requirements for clearing the society. When I saw the flat it was a 685 sq ft built up area and even basic stuff like flooring tiles provided by the builder are of low quality and they are coming off loose and developing cracks! there is also a problem of seepage during monsoon. This shows poor construction standards.

Ackruti group has had a number of controversies in the past also their MD Vimal Shah was arrested in Feb 2016 for money siphoning charges. Since their name is so spoiled in the market they changed it to HubTown now but this is just to fool people.

Guys do not risk your money by buying Ackruti aka Hubtown projects. The bad reputation and lack of builder fulfilling commitments brings lot of uncertainty. Invest wisely. Avoid Ackruti/Hubtown.

Yes, I'm saying this because we had an bad experienced.We were planned to book a flat at Hubtown, but the experience which we get is horrifying.

You can't find worst people and company than this company.They don't have any professionalism, they don't know how to talk with peoples and doing their business by taking everyone for a ride.Be away of this peoples or they will loot you.

We want to book flat and for that we paid the token amount and the developer told us that the CC will come around in 1 month, and we agreed to that.

Before making any agreement we read all the terms and conditions regarding about the refund process and refund amount.

Because of CC didn't come in 2 months also we decided that we will cancel our booking and for that we went to developers office and did the remaining procedure.

But the problem is the builder didn't initiate our refund and when we again visited the office that time they gave us another some rubbish rules about the refund process.

We didn't sign that and came home by not taking any cheque.

We contact the lawyer and gave him notice, and after 2 months we got our own money back.

This builder is not professional and there are many projects of this developer are pending and peoples are regretting about this now.Their projects are getting delay for minimum 3 years to 10 years.

Even promoters are very irresponsible, they don't look into the matter.Never ever deal with this company.

If you search about this company you will definitely find bad reviews by many peoples who are suffering.

I had visited rising city on with my father and sister, as my sister is looking to move closer to ghatkopar.

We were taken through the entire pitch by Sales representative. I must congratulate sale team for the excellent work on the AV. it made me want to stay within the video. But what made the experience worthwhile was how Sales rep connected with us. Based on our internal remarks when seeing the sample flat, they were very quick to understand our requirements and suggest options. they explained everything in detail ensuring we understand every aspect of the plan n commercials.

We have been house hunting for some time now and even the best of names have sales exes that are quite robotic. Sales rep was a very welcome change.

My sister is keen to pursue this further.

I have been reading the reviews for Rising City and strongly disagree with the behavior of the company. I had booked an apartment with Rising after getting convinced with the presentation. In fact the gratitude showed by the company representatives was appalling.

I was constantly helped at each and every step of booking. I booked the apartment under the current scheme. I had given the cheque which as promised by the staff was not deposited till my loan approval was in hand.

Unfortunately, despite of all the efforts of the staff and the bank rep I did not fit into the eligibility criteria and with a heavy heart had to withdraw my booking.  The booking token cheque which was later deposited with my consent was refunded to me as promised by the staff.

I am grateful for the gesture showed by the company of retuning my token amount without any deduction. I take this opportunity to thank the staff and management of Rising City for refunding my hard earn money.

The project indeed is a landmark in itself and I still hope that I can buy an apartment there one day.

They are third class developer with projects getting delay for minimum 3 years to 10 years. Vedant project has been stuck for 5 years and even promoters are very irresponsible. Never ever deal with this company. To confuse people they have even changed their name to Hubtown. Very idiotic.

We had booked a flat in this project "Rising City" a JV between Hubtown, Rajesh Lifespaces, Terraform Realty and Marathon Realty. We booked this flat in Nov'12 by paying a token amount of INR 515450 and were told that the CC would be coming by mid Dec'12. The CC did even come till mid Jan'13. Obviously anxious we asked the sales representatives only to be told that it would definitely be coming in by 26th Jan which was the last day of making the payment for the balance booking amount. We were also told that firstly they would not be depositing the cheques without informing us and secondly that if we chose to withdraw the entire amount would be refunded, provided we did so before they deposited the cheques for the balance amount.

We handed over them the cheques for the balance amount on 23rd Jan'13, however when the CC did not come till the 26th we chose to withdraw and informed them accordingly on 28th Jan’13 which was the day they were going to deposit the cheques.

They acknowledged the cancellation, but have been completely unethical and unprofessional about the refund. No confirmations of the amount or the time frame of refund were given to us, several attempts were made either to delay the whole process or prove to us that the refund actually should not be made citing policies that were never agreed by or for that matter even shared with us.

However when we did not budge and followed up logically and continuously, they agreed to refund provided we send some mail to them again the content of which was not shared and accordingly the process was delayed.

Finally in March’13 they asked us to collect the cheque from their office. However, when we reached we were asked to sign some false and misleading documents as a condition for the refund to which we denied and returned without the refund of our own hard earned money.

This kind of behavior is completely unacceptable and in fact it is nothing but harassment. We would be taking this up in an appropriate formal forum the definitely take this money back with suitable compensation for what we have been through.
