I am sharing some feedback about Lodha Group,

I have visited in Dec 2016 I have found nicely and properly design The reception was nice and clean, they even have arrange pick and drop for me.

Customer Service:- Good service they arrange pick and drop for me.

Staff:- The staff is good they explain me very well about group.

Ease Of project implementation:- They explain me detail project is completed in 2 year preod so project planning is so good.

I let one know and just word its reliable .because house is one of the thing that is remain till ur life.and I ought to state that lodha maker create charming building and uses extraordinary quality unrefined materials. Truly my nearby relative bought a working from lodha maker and she approach me to buy me too. so I am thinking moreover to buy a working from lodha social affair .and I ought to state that everyone should buy from lodha engineers. It is my inclination just so please consider lodha maker

Lodha group developers are fake.

You will also get amazed by its website. But, everything is good and excellent until you book your apartment. Once you do that, the treatment changes. You are no longer of importance to them. The only time they will contact you is when they need payments. On that also, they are suppose to give 15 days of reasonable time to make such payments. But due to internal fault, demand letters does not reach customers on time. But to your surprise, you will find out that Lodha Customer Team will still expect that you meet the deadline of the payment demand letters which is sometimes already passed or is due in next 2 days. Unless you carry 10s of lacs of rupees in your pocket and can make payments within 2 days, don’t try to book with them because you will lose your peace of mind if you do. They start adding 18% compount interest as penalty to payments. And then if you try to contact senior management, they threaten you that if you go into the Signed Sale Agreement terms, Lodha’s legal team will find multiple legal clauses to entangle you, so make the illegitimate payments quietly. This is not what I would like to hear from a "Customer Care" team head. Also, if a customer is late, you get charged 18% compound interest and when Lodha is late, they get 1 year grace period plus if Lodha can’t deliver in that time frame, you can cancel and they will return your money with 10% simple interest only in multiple installments. How is that fair? I can tell you that Lodha Builders will be dragged to Court very soon and they would have to pay huge fines for bringing mental disturbance and mishandling issues with its Customers.

So guys be aware.

Hello Friends, I would like to give my feedback about my visit to one of the Lodha Property - Lodha Palava.

I have visited it in Oct 2016, It is a nicely designed property, The reception was nice and clean and they have greeted me very well, they even have arranged a pick and drop for me.

I can rate it in following three parameters



  1. Customer service - Good service, they have arranged a pick and drop for me .



  2. Staff: good well mannered staff, explained me the project properly



  3. Ease: they said the project will be completed in 3 years time.





My sugestion is avoid sharing your cell No, they will fill your SMS in box with lots of messages
Flats are not spacious

Well, everybody knows Lodha group is one of the renowned builder in Mumbai but if you see the flats and carpet area of the flat is not satisfactory.May be because of huge complexes with market, malls and school etc But one person has to come back in the evening at his own house for relax. Paying huge money on super built up area, one person has to think twice to buy the flat.

Lodha is not providing draft copy of agreement before signing. It is un lawful and unethical to force someone sign the agreement without giving chance to review. There is something suspicious about it. They say it can be viewed online. I tried that, but viewing on website is very slow. Takes several minutes to go to next page. My lawyer is not going to have that much time to view the agreement and confirm. Other option given by them is to take your lawyer to Their office to see the agreement. Neither myself nor my lawyer have that much time. Besides lawyer going to charge heavily. Some of the comments on Internet by customers say that the agreement is one sided and the land of the property is now owned by society. If it is true, then that would probably mean the society which will be formed will not have rights to use increased FSI in future. New customers should be careful and ask for agreement copy before making payments. I am into a fix. I have paid money and now getting to know all these.

I am a busy man. I will have to synchronise my Leave with lawyer's availibility to go to Lodha office. After verification, I will sign and register the agreement and only then the Home loan is disbursed. Meanwhile my payment date will pass by and I will have to pay heavy interest of 18% on account of delayed payment.

Lodha is hiding the agreement so that buyers may skip review and don't scrutinise before sign. It's malpractice

Since its an aggressive organization, maintaining daily workouts Lodha group told us that they were developing a world-class quality of construction because of which delay in project delivery, its almost years delay and see the quality of construction.

Now their FMC ( Facility management company) company will repair it from our maintenance money. Ultimately for the poor construction, we have to pay to FMC and get it repaired.

Lodha gives such statements but not trustworthy. I hope you all get it.

This group has good name in the market, but sorry to share my bad experience with LODHA Group.

It might be possible that higher ups might not be knowing that down the line staff is troubling the customers.

I request all to be careful while dealing with Lodha Group.

Don't sign the Agreement before knowing all the terms and conditions.

Hopeless Customer services, they stops receiving calls from customers.

Delay the possession even you paid all the cost.

Charging delayed interest, even though fault on there part.

I don't recommend this Group.

Genuinely-speaking, my personal experience that when I was thinking to buy a flat than I used to ask one of my friend that please suggest me where to purchase and where to invest the money because in my mind I have that I should go for lodha builders because I received many advertisement through SMS and email of Lodha group activities and their attractive offers so I thought to invest in this company.

Coincidentally, my friend have buy flat their and he was suggested "that don't ever invest your money under LODHA GROUP because they are a big cheaters." when I asked that why and whats the matter than he said that "what they promising during queries they do not fulfilled that honestly and when they show you the sample of flat it will attract but later on when they handover you keys it will going to be huge disappointment."

lodha group facilitates you to pay the money in installment slab wise like if first slab is ready you have to pay first installment but what they promising it is totally opposite because they will going to ask for interest and installment when they want not according to slab.this company is big fraud company.in hindi we say"dhoka dhadi aur khoon choosne wali company".

They promising to handover the keys on given time but in reality they handover you keys after two to three years on promised date. so my dear friends please be aware with such builders.

Lodha Group is well known builders in Mumbai for their developing residential as well as commercial properties.

Service and publicity/promoting wise they are very active and follow on customers till they booked, actually this is very irritating to the customers.

Staff surveying very well and take care to the customers very excellent.

Now, come to the build quality:

build quality is not that up to the mark.

I have visited some Lodha's project like Lodha Palawa, Lodha Amara in Thane.

I have not found that much build quality.

I will best guide buyers and people shopping for apartments to stay to be as some distance far from Lodha. Crores of Rupees are being spent on advertising and marketing but they don’t want to spend on customer pride. Pleasant of creation is terrible and shoddy job is what you notice when you take handover after years of put off. The best issue they're very efficient is in gathering cash from you. Their rules are not consumer friendly. A number of bad has been written approximately them on numerous systems and i've skilled the careless mind-set. By no means once more a Lodha flat. My non-public view after investing and managing top developers with my investments, stay faraway from this one. They don’t care!

I like wold one project of lodha group I visited this project 2 year ago and project is going in quality, speed, and safety and nice coordination between all times on that project and what a nice view seen from windows of 75 th fooor . world best architecture design and structural design is provided by lodha group in its project

but lodha grup is not making home for medal class in-cum family or not making marketing for such type of project and also I have not hart that lodha group did a government project
