Obviously Mr. Shetty, the builder behind R.J. Lake Gardenia is trying hard to hide his shortcomings by getting all and sundry, starting from his friends, family & employees to give 5 .

Unfortunately the reality is far far away.

I first saw the project in 2015, 8 years back.

I have signed an Agreement for Sale in 2016, which is 7 years back.

The work in the last few years is hardly progressing.

He has run into rough weather with umpteen loans & outstandings.

The work is at turtle speed and it may take many more years to complete, if buyers like me are lucky.

Mr. Shetty always has valid excuses like GST, Covid 1, Covid 2, Covid 3, Covid 4, Ukraine war, WWIII, etc., etc.

Well linked and well connected man.

There are numerous cases filed in the court for his defaults.

Kindly stay away from getting your hard earned money stuck in this project.

Does any investor/buyer know the latest status of this project and what have people heard with regards to Issues, completion and handover?

I have invested in this project in 2013 and was supposed to receive possession by 2017 October. I have waited patiently and ultimately realized I have sat quiet way too long. I have still not got any legitimate commitment from the builder as to when it will be handed over and it has been close to 5 years now. Does anyone receive clear communication and commitment in writing from the builders office proactively?

This is total injustice to the buyers who are paying Rents, EMIs etc. and are bleeding while the builder does not have the basic decency to even give a commitment or check in after collecting all the money and just talks in thin air and uses Covid as an excuse which by the way for new buyers/investors started only in 2020 while he was supposed to deliver in 2017 Oct.

Please write up and share your contact details / experiences with all over here if you are an investor/buyer as everyone would like to hear your story and hope everyone speaks up as together we can identify the actual problem and eventually connect and take the necessary course of action collectively.

Other Red flags for the potential home buyer, The original extension application filed and approved by RERA, the project completion date agreed and approved was 31/07/2019 which lapsed. The subsequent application - Renewed RERA extension date of completion30/04/2021( Reg #

EX/PRM/KA/RERA/1251/446/PR/201125/000798) seems to have lapsed as well

RJ group is the one of best construction team here in bangalore. It has two big on going project in bangalore

1) RJ Brooke square: it is one of the best building you will ever find in bangalore and the quality in their building is the best. This building has 49 units as luxury villas. They even have a model flat to show how they actually work and that is seriously the best.

2) RJ Lake Gardenia: this building is located near K.R puram, near old madras road and this building is a fascinating structure. It is a 27 storey building and the best part is it has a swimming pool in the 22nd floor. The best apartment u can find around with a great junction!
