Sharing my personal experience as a buyer at KNS Candrill, a plotted development project near Doddaballapura, Bangalore. This may help those considering similar investments or navigating early-stage real estate purchases.
Context:
Booked Plot No. 246 in Oct 2024
Banks were not ready to provide loan until Jan 2025 as its a under development project.
I was forced to switch bank based on approval readiness after Jan 2025
Once loan approval, paid over 20% of the total consideration, including stamp duty
Was awaiting execution of Agreement for Sale, which never happened
Developer unilaterally cancelled the booking citing delay, despite ongoing communication on the agreement content and illegal demand letters issued
Key Issues:
Cancellation without Agreement Execution As per Section 13(1) of RERA, a developer cannot collect more than 10% without a registered Agreement for Sale. I had paid 20%, yet no agreement was executed before cancellation.
Changing Justifications The legal reasoning behind cancellation kept shifting across emails at one point citing my withdrawal(which never happened), then citing booking form clauses applicable only after agreement signing.
False Claims in Demand Letter I received a demand letter in April 2025 falsely stating that the Agreement has been signed despite no such document existing.
Contradictory Communication Even after cancellation, I received milestone update emails as if my booking was still valid.
No Response to Formal Rebuttal I sent a formal rebuttal to the cancellation, requesting reinstatement and clarification. No reply has been received to date.

The branding and CRM operate under KNS, but the legal promoter is a separate LLP.

Filed against the same promoter on the same project
Currently listed as Under Enquiry Authority Bench 4 on RERA Karnataka portal Plot Status: Plot No. 246 is currently under formal dispute. I have retained all documentation and will pursue action via formal legal and public channels.
Takeaways for Other Buyers:
Be highly cautious about under development projects.
Insist on clarity around signing authority, promoter identity, and CRM responsibility
Do not assume brand= legal promoter
Watch for demand letters and cancellation tactics without agreement execution
