What I have to say to you is to keep your ways at the highest standards of morality. Customer service and and satisfaction  is always what leads to a successful business.  Just do ensure you do that always.  No matter what.  There are many builders out there who don't have a iota of morality.

Dear Prospective buyers,

Greetings! I'm a resident of a VDB promoted property 'VDB Celadon' located in Yelahanka - Bangalore. This is a residential complex built and promoted by Koshy Varghese, who is also promoting sites like Azure, Mint, Villow Farm, Nusa Dua etc.

I'm sharing our personal experiences just to caution prospective buyers as they contemplate on various options. Most of us booked our flats in 2008 and the promise given to us was that the project would be complete by 2011. However, we were given possession only by mid 2013. (still more than 40 out of 194 flats, are yet to be handed over ). The last 6 months, we have been following up on Katha and the builder has no intentions of working on it. None of us have got BESCOM's (Electricity board) individual RR number.

Since last month, the owner has started charging us some ad-hoc amount ( and he claims they are of commercial rate). Mind it, the bill is not from the electricity board - these are VDB printed bills on A4 sheets of paper. The promoter has gone ahead misusing common areas to siphon more money - the changing room next to swimming pool is now converted to a flat, a portion of the campus which is supposed to be a children play area (as shown to us while promotion) is not acquired, spaces in the driveway are sold as 'Open car parking area', and all these are done discretely.

On top of these, issues with Sewage treatment plant (STPs), generators and lifts seldom get addressed on time. We are in the first year of free maintenance by the builder, but there are no labours available on call - whatever, your issue may be. Above all, the builder refuses to show account statments of all the deposits he had collected from each owner on various accounts - like the Cauvery water connection, Maintenance charges, katha charges, and other miscellaneous heads.

What was earlier disregard or indifference, he has gone into threatening mode of late, whenever, any resident or flat owner raises a question or issue with him. Feel free to walk into VDB Celadon - Yelahanka, Bangalore for a walk around and live testimonials from residents before you invest your hard earned money.

Writing this review with a sincere intent of warning & sensitizing all prospective buyers of properties (flats / villas) in Bangalore & Mysore. We, the residents of VDB Celadon at Yelahanka - Bangalore, are going through sleepless nights and disturbances, having royally exploited by the builder - VDB (erstwhile Value Design Build - promoted by Koshy Varghese). While promoting this property, there was no dearth of promises and the flamboyance in treatment.

However, following are the realities.

a) The project which was supposed to be delivered in 2011 beginning, is not yet completely handed over. (though people started moving in by late 2012 and 2013)

b) Residents are still fighting for Katha, BESCOM's RR number, usage of common facilities etc.

c) The agonizing part is that the promoter has already pulled out all the staffs from the site, does not respond to residents calls for issues, shows reluctance at address any complaints and on top of it, displays extreme arrogance in dealing with residents.

d) What was seeming as only a teething problem, has persisted over a year now - be it issues with the lift, the sewage treatment plant, clearance of wastes, issues with swimming pool etc.

e) How can anyone tolerate such 180* change in a service provider. The residents are contemplating of all possible sources to teach this fraudster - Consumer court, sending a legal notice, RTI and NHRF.

Any one who is contemplating of associating with this builder / want to buy any property from them, is welcome to walk into our residential complex and speak to few residents to get a first hand testimonial of issues and sufferings - the true worthiness of this organization.
