Upkar Housing Development Corporation company is expense more time in the market and developed many buildings. This company had sell many apartments. I want to buy a apartment then I went to there office for a good deal. They have many apartment designs and materials. I like design and final for made. I also give a bank check and they said this apartment will ready in next year. I comeback after one year but apartment was not ready because worker is very less. They said to me that I need two month time for complete this project, but they was not any value of word so I disappointed and cancel my agreement with this company.

This company's employ is not more but very clever and all employ was try to convene for this deal. This company's designer is very fast for close deal and many time call for but projects and also give discount. This company's agreement is very lengthy and taken more time to read it. If you want to cancel agreement then you face many problems and taken more time.

Hello All,

I had bought a plot in Upkar housing development corporation in Hosur Zuzuwadi. This was in sector 2. The booking happened by paying 1 lac almost 3 years ago. When I bought it, there was still some formalities going on. I think from last 1 year they have started registering the sites. But couple of weeks back I get an SMS saying that I did not book from 3 years and my booking is cancelled. When I spoke to Mr. Nambiar, he is blaming me for not registering early. After I told him that I am ready to register immediately, he says government has stopped registration. When asked why government has stopped, he is asking me to go and ask the government. After explaining him that I am an existing customer in the Upkar royal garden, now wanting to purchase in sector 2, he says that sites come under panchayat and it will get 2 years to get DDCA approval and he wants to return my money back. I told him that I will wait till they get the approval. But he is now saying he does not want to do business with me and disconnected the call abruptly.

I had faced such problem with another builder in Bangalore also. When they see that the prices rise, they will try to disconnect early customers who they promised lower value.

Mr. Nambiar was very professional earlier, now he seems to be totally a different person. I have told them that I will take legal action. Currently consolidating all the details before I send notice to Upkar.

Am having 2 sites in meadows, 1 sites in Spring Fields and 2 sites in Green Fields, am very happy for investment and am planning to invest in Upcoming projects also.No developer gives property with this lowest price.

I believe upkar layouts are not that much bad as described in some strangers reviews.All basic maintenance(garden, street lights, parks up keep, road taring etc) they did in all their projects.

Many Layouts are covered up within span of 5 years,

I have bought a plot at Upkar Meadows with the promise of Gated community layout and the amenities of swimming pool, club house, parks etc. but they couldn't keep up the promise and couldn't provide and maintain the basic security, roads, water, sewage too. we association people are struggling now to bring up the layout as live-able.

Upkar properties/estates are real fraud people. they had developed layouts which do not have proper conversion order. Upkar residency one of their first layouts is also fully fraud is is now getting acquired by BDA. Upkar medows has problem, Upkar ockland has full problem.

In another one or two months you can see all abut upkar developers in media. Khan, Nisaar, Vamshi and internal people are fraud. Nisar is a big choor, he cheated khan only.

stay away people from this property for your own good. I am currently suffering by booking apartment in oakland.

Upkar is a cheater company. They sold us the that that belongs to BDA in upkar residency. Khan is not talking to us also and although he is sitting inside the office he tells that he is not at office.

The site is now being acquired by BDA and this person called Nisaar does not pick the calls too.

Please don't buy anything from this cheater company.

I have found all of Upkar properties have problems as their paper work is at fault. Upkar buys all litigation lands for a very cheap cost and sells to the customers, then later the customers face issues.

Hi All, Property buyers in Upkar Habitat(besides TVS Factory Hosur Karnataka border) - please DO NOT buy the sites numbers 1 to 7 as Upkar Developers have encroached some 10+ sites of NRI Centre City layout(besides Upkar Habitat) and people who buy will lose their money as the matter is under dispute

Stay away from buying sites in Upkar Habitat(besides TVS Factory Hosur Karnataka border) sites numbers 1 to 7

Its worst experience with upkar developer, they are is no correct response from their marketing executives as well their manager. they will always say we are near 17 year in real estate.

As per my experience friends. I got know before buying a property from upkar, the behavior and response from  marketing team, its worst.

Never saw like that in my life.and that they will say club house lot of lab lab things but past 4 year they are constricting and still is progress. they will mentioned in poster BMRDA approved but inside the approve of BMRDA they have DC conversion sites  .it will problem.

I was impressed by the first look of the under construction Villa and cost in UPKAR Royal Garden in Zuzuwadi, Hosur and was thinking about having the villa in my dream. I went ahead and booked the plot. I paid the amount booked the plot and applied for bank loan. It all started after the construction started... There is zero curing of the walls, Walls are cross... Roofs has bubbles.. walls are not smooth... The outer walls are not straight.. Site engineers are there for name sake, nobody cares about the problem... The promised amenities are still the dream... No roads, no EB poles, no security, indiscipline workers, money minded contractors..... incapable management. As a whole the owners of the Royal Garden are in dark after spending so much of effort... If you have the dreaming of owning a house I suggest not to go with UPKAR else your dream will be broken instead of making it true.

With all these, I still live here because of the bad decision I have taken to buy a dream house at UPKAR Royal Garden. See the photos of the roads.

Nice project, nice place for investment. The best point it is away from city life, great atmosphere, no pollution, everything is so great. We have been working with upkar developers as channel partners from few months. We would like to say that Upkar is one of the best real estate company with wonderful projects in attibele, chandapura, electronic city, hosur road. All these projects are approved and maintained very well. Upkar has become an boon for those who are looking for investment in the south region. At this price I don't think there is any other developer who is offering plots with such nice amenities and well maintained layout. I was searching for the best developers in Bangalore for investing in land. One of my friend suggested to go with Upkar Group as he was already invested in one of their project near Attibele. I visited Upkar's Royal Garden project and I was so surprised after the visit. The project is excellent, it is an extension of sector 1 which is a huge success. I think I made a right decision by investing in Upkar Group.

I should say this is one the excellent project by upkar developers for those who want to construct house of their choice near electronic city. Project is approved by all authorities and the price is also ok. You can negotiate as well. I was looking for plots near electronic city then I found about Upkar in one of the real estate portals. Registered a site number 321 in gardens project. The layout is well developed and located close to chandapura area. From the layout you can easily reach electronic city, Sarjapura and Hosur industrial area. Since I have been working in electronic city, I am planning to stay nearby and I found chandapura as the best option for this. Thanks to Upkar developers.

We are very happy with our site booking at green valley nelamangala project. Layout is maintained very well and the connectivity is very good. We can easily reach Bangalore and tumkur in less time. We have applied for the loan. Once the same is approved we will be starting with the construction. I think upkar developers is the best.
