I had booked flat in SOBA Optima. And my worst nightmare started.

1) Salesperson comiited few things as per sample flat. After few days sales person got changed. Now builder started saying that previous salespersoon has commited things by their own not as per builder. So what our fault? should we supposed to get it written each and every thing? like basin design, tile color? tile quality?

2) The qualiy of construction is worst. Try to drill hole for nail it simply peels of huge area around.

3) Posession got delayed by already 1 year and still I have not got possession.

4) Each material used is of lowest quality in market; door, light board, wiring, window slides, window grill, water taps.

Somani and Bafna seperated but both are un-ethical persons no one is caring about site.

In any case don't book flat if you see any of these bulder has joint venture with any other builder of any site i.e. Either Somani or Bafna.

In SOBA savera they are advertising a Non-Compromised Home. But here you need to compromise for all the things. Builder has provided only a good location, rest is pathetic. Some of the items in agreement is not there in the flat. Club house is only have table tennis and a unclean swimming pool.

Municipal Gyms are much better than the gym provided by the builder. Labour work is pathetic, all the electrical switch boards are fitted on only one screw. Tiles are not in level and they are broken at some of the places. Builder and his employees will not entertain you for any complaints, they are so rude and they will treat you.

Most of the times lists are out of order, and its residents responsibility of making it working. I will suggest new buyers of SOBA to just survey for his quality and the reliability.
