Hi,

I had book a Flat in Samaya Sonata in 2014, paid token advance and my 20% advance in Nov 2014.

Firstly it took a lot of time for the contract to be ready to apply for loan, which I got in November 2015 only(till which time I could not apply for loan)

My SBI loan was passed in Feb 2016 by which time I was totally preoccupied with my officework and could not apply for Registration.

Meanwhile during my visits to the flat I noticed leak in the roof(this is the topmost floor) and told Samaya to rectify it. They just did an eyewash repair and the roof is leaking till date.

Days rolled by and I could notice substandard material being used and poor workmanship. I too was tied up in lot of other activities. So I decided to forfeit the flat.

Told Samaya in April 2018, to which they readily agreed to give my advance back.

Despite frantic efforts, I have still not(till April 2019) got my 20%. The Owners/Partners don't respond and possibly want to gobble up my money.

I would advise not to venture into any business with this builder whos only interest is to gulp money.
