The projects of these builders are unnecessarily over hyped, resulting in them offering really overpriced houses for no reason! Complexes in the area have similar facilities at a much cheaper rate, so you would really have to have a lot of money that you have no use for to buy an apartment at this place!

Investing in real estate is no longer tax friendly since the rental income that the owner can get from a tenant has income tax levied on it. Income tax that is also levied capitals gains made from property transactions does not make real estate so tax friendly especially post the GST tax rates.

In the current times, there has been a large mismatch between supply and actual demand in terms of unit and ticket size of the properties. It has been seen that the unit sizes of the properties have drastically failed since the past few months.

It has been constantly noted that there has been rich deficiency in terms of providing the houses with good furnishing facilities. This is not the accepted case and needs to change. If the furnishing changes, there is a scope of improvement.

The construction is bad since they use cheap quality materials and the design of the flat is not that good! They have wasted money on some unnecessary stuff rather than spending on door closers and door locks!

We have just moved into this building and we do not have water supply or electricity and they still make us pay maintenance charges! This is a huge issue that I have with them! Also, the maintenance charges are really high!

Many people have expressed the lack of having any interest in the pursuit of increasing their budget suited to buy premium flats. One of the major reasons is that there is no scope of having any hike in the salary as compared to the past few years.

There have been many units in the real estate that have been unsold due to a great mismatch between the supply and the demand in a way that there has been no sale in the mid-category, luxury and premium-housing projects because the demand has been flooding for affordable and rentable housing projects.

I write this to caution people investing in this project. I booked two flats on a pre-launch as expression of interest amount. I was told the amount will be refunded if I don't like their project during pre-launch.

Now I am running behind these guys. I wrote to their crm a few time without any reply or acknowledgement from them.

I am now planning to sue them through RERA. You can also find in RERA Karnataka website that a few of their projects are in suspicious category. Be careful.don't waste your hard earned money. I thought Puruvankara is a reputed company.never knew they are so bad.

The campus and the amenities are excellent and no comparison. A great place with all amenities and greenery.

This is my first investment in real estate. Provident Rays of Dawn has good plan, really utilized space well. I really like this project with the master plan. It is one of the largest residential project by Provident Housing. Thoughtfully designed 2 & 3 BHK apartments make for an ideal home off Mysore Road.

We have bought a flat in this society and found they have a very poor approach in after sales support. All the amenities claimed in this project are not being maintained properly. we have a dried & a dirty swimming pool, gym equipment are not working. Builder is behind association to get NOC without finishing the commitments etc. Think well before buying a flat with Provident.

Really a bad experience with provident housing cosmo city. booked in april 2010, got keys in aug 2012, got car park allotment in dec 2017. delays and irresponsible answers have always frustrated us. delay penalty not paid to us. now they are dwindling corpus funds and advance maintenance paid citing some construction agreement terms. they are not paying to customer as well as new association for over 3 months. looking for fellow flat mates and good lawyers to sue them.

I own a 2 BHK Flat at Provident Sunworth-Phase 1(Also called Rays Of Dawn).

Puravankara Group has done an excellent job in terms of construction and world class amenities.

Most affordable for middle class and upper middle class.

I am now planning to sell with all the high end interiors done even though we feel bad but keeping 2 properties with us isnt worth the time now.

Provident welworth city, this project of theres is located 10 kms away from bangalore city  near yelahanka .they have many projects under there banner in bengaluru and many other cities .the complex is housed in 46 acres with 3600 flats.yes 3600 .there are many buildings, swimming pool, club house, basket ball court, skating rink, and parking will never be an issue here .most peaceful place to live especially for pensioners.there staff are well mannered and they help u in every way .but I faced irregularities from there side, as I had to come twice to bangalore from mumbai to purchase my flat and for registration  .i complained about the employee and they removed her from service promptly all in all this place is quite affordable .with good quality of constructions, greenary, lake view and many more it can be called as a little india as people from all states live here
