I was one of the residents who moved in as soon as they could. Frankly ..Until people started moving in , the only major problems were a)the smell emanating from Vrishabhavati b) the non issue if e-khatas.Now, as people have started moving in, there are mind boggling and eye boggling seepages.So, we have someone else's toilet water entering our toilet.Somebody's kitchen water entering the hall and so on.Apart from not wanting to pay for the repair Purvankara authorities upon being questioned about how they will ensure that Phase 3 does not have the same problem..All their representatives do is keep their mouth shut.

I am rating them 1 because there is nothing lower than that. Also..Future buyers..Careful..When you go to see the prototype find out how the ceiling in the bathroom is...In our flats if one removes the ceiling made of sheets...The commode (the lower pipe obviously) of the flat above can be seen ..

I am also facing lot of problem in provident kenworth landowners share of flat.

They did not told initially which bank to approach for home loan. bank is not disbursing any ammount.

Now landowners are 18% compound intrest on balance ammount. Huge panality they are putting on us.

Landlords are cheaters, at the time of taking they wont tell u need to go home loan compulsorily or pay as per the terms.

But, finally they r putting 18% interest which is a huge amount and also not handing over as per the date given in agreement. It will take still 2 to 3 years, interest is waste on putting money on this project.

It is not RERA approved. Please dont take any one.

They are the cheaters.

I paid 10Lc for commercial property in Jun 2019, initially they told that the project will be launch it in Jul 2019, it almost 7 months no progress yet. I asked to refund my money but I am not getting my refund and no response from the company. I sent sevaral emails and phone calls but no response. Instead of sending my full money they are saying that I have to pay 1lc penalty. Its insane. all sales team are cheaters. I know atleast 7 members paid around 80lc same time. Their sales people don't respond to emails or phone calls on my refund status. Being a national company this kind of service is not expected. Do not buy anything from this company. invest elsewhere.

I had very worst experience from puravankara and Provident housing team. I had book the 3BHK flat and during booking the sales team committed the below 2 points which is not yet fulfilled yet and I'll considered as false promised.



  1. At the time of booking the flat Mr. ANISH from Sales team offered me a 8 gram of gold coin as per the scheme and said once the registration is done we'll give 8 gram of Gold coin. Now it's been more than 6 months are gone still I didn't get any update or positive response yet after following up several times.



  2. During booking the flat sales team promised to get the parking allotment inside the apartment but, after registration they allotted outside of apartment which is 150 meter away from the entrance gate. They should have informed me at the time of booking the flat. but, due to fulfill the target/selling the flat they gave false promise and very smartly they have mentioned in the agreement with small letters. Still I am not convenience on this.



  3. There is no proper maintenance and no positive response for any of the issues from association.



  4. POOR construction - The quality and the finishing of the house is not at all good, within few months we can see the cracks in the tiles and the wall, doors are not good quality. I had raised my concerns many times and also escalated but, no positive response from CRM team.





I believe bunch of irresponsible people are working in this company, once they sold the flat they are not even bothered about clients.

I suggest to the purchaser please don't buy flat in Provident Cosmo City. They are cheaters.

No security camera, discrimination towards tenants, no gym and parking. A block people are not provided parking in the campus. Swimming is just a big hole where they fill water adults are not even allowed. Swiggy not allowed in nights.

After researching lot of options, went ahead with Provident Kenworth on a promise that I can swap from 2 BHK to 3 BHK.

They never talk about carpet area.

After sales, no response from sales person. CRM team sucks. They dont respond to emails or calls.

They only call you for payments and least worried about customer queries.

Planning to sell. Please stay away.

There have been many builders who have not been quite active in been able to openly share the flat based on the carpet areas. They are rather quoiting the prices based on the carpet area and that is not acceptable as per the general norms.

The projects of these builders are unnecessarily over hyped, resulting in them offering really overpriced houses for no reason! Complexes in the area have similar facilities at a much cheaper rate, so you would really have to have a lot of money that you have no use for to buy an apartment at this place!

Investing in real estate is no longer tax friendly since the rental income that the owner can get from a tenant has income tax levied on it. Income tax that is also levied capitals gains made from property transactions does not make real estate so tax friendly especially post the GST tax rates.

The construction is bad since they use cheap quality materials and the design of the flat is not that good! They have wasted money on some unnecessary stuff rather than spending on door closers and door locks!
