First of all, I should thank the current residents of Nandanam apartments - for not letting me fall for false promises. Though I had my own instincts saying no from the moment I stepped in, it was their words that hit the nail. Nandanam is the only apartments that these screwed up cheats "Mahaghar properties" have built. I was quite excited when I heard that an apartment close to Meenaxi temple and NICE road was coming for ~ 2000/sft. And I immediately called up for a site visit. Staff was moderately courteous, and the managing director of the company seemed like a nice guy. I had no idea that those initial impressions were going to be blown apart within 60 mins. I went to Nandanam for site visit. Location was ok - though the road leading upto the apartment once you turn left from Bannerghatta Road is bad, it is manageable.
If you think that road is bad, wait, you havent seen the apartments yet. If you are like me... trying to understand the importance builder has given to quality, you need to check out the smaller things as much as you do the bigger things. It is simple. One who cuts corners with the seemingly smaller things would have definitely cut corners with LOT of things inside the building which you would unfortunately realise only after you start living.
So here is a list of all the issues as I found them - and for every issue, the primary question is am I expecting too much @ 2000/sft? Or am I receiving too little??
The gate itself is a give away. It doesn't open or close properly. Just look at all the holes around the gate and the crappy finishing around it.
Parking area - I pity the residents, but it seems that the area right in front of the elevator has actually been planned for parking! Perhaps everyone in the flats doesn't have a car, or maybe some of them were out that day, but I can only imagine what a congested parking it is.
Elevator - maaan, now after seeing the elevator, I wanted to just turn around and leave. I somehow knew this wasnt the place. But then its that urge to just see what I went for as I had gone almost from the other end of the city. I got to know over the next few mins while talking to a resident that the lift breaks down so frequently; and the builder has been giving no hoots about it. "Builder Purushottam Reddy is a No. 1 fraud, who is into this business only to loot people."
Corridors - Well, considering all the other problems, shoddy, unfinished, untidy corridors are not that big a problem I suppose. But remember this, if you have kids like I do, and if you know that they will occasionally step out of the flat on their own! there are only disasters waiting all around.
Flat - ok, this is the best part ;-) This will need a separate section on its own I was shocked to see the finishing. Here was a flat that these buggers were trying to sell to me; and it had stains on the walls already. Paints were peeling off and there were cracks in the walls. This was just in the living room. I immediately checked out the other rooms also, and the same story in all rooms.
When I asked what all that was - it was a consistent response "Oh, thats not a problem. We'll get it fixed". This was the response from the sales person and also from the builder when I met him after the visit. So they knew they had a problem and still not solving it. Probably they're just waiting for some bakra to just believe their lies and buy that flat - And then leave him to his hell.b. Sanitary fittings - the standard fittings that they gave are so sub-standard. In their brochure, they mention hindware/parryware sanitary fittings. But check out the taps. One of the bathrooms is leaking already.
And I can bet that within 12 months, I would have to replace almost all the taps. My utter shock was waiting in the utility area where this cheap builder fit a plastic tap!! That was outrageous. When I asked about it, he said that we can always get it repalced. Hmmm... so what all does he expect us to replace??c. Electrical fittings - I had not seen such switch boards elsewhere. I hope I dont see them anywhere else. They were so frail and of the lowest quality. Fan and light points were everywhere. Have you ever seen a fan point that is so close to a wall?? I think they expect us to fit a table fan or a 4 inch wing fan. Absolutely pathetic plan.d. Tiles - As you move from one room to another, one consistency you see is how unprofessional the tiles job is. There are gaps and gaps and more gaps. Well, if you happen to step into one of those toilets, trust me you'll realise some of the sulabh ones are much better!!
Just thinking what else you would look for in a flat that you want to buy - Good parking, Good walls, Good tiles, Good electrical connections, Good sanitary fittings - I guess these are the basic. I should also thank the gentleman who is currently residing (and is an unfortunate victim of Pusrushottam Reddy) - he pointed me to the more important issues like I. Nandanam being a property with violations - it seems they are unable to get khata because of the irregularities. II. Responsiveness of the builder for any issues - Builder Purushottam Reddy has apparently completely disowned this project and has moved into marketing other projects at commissions. Builder became broker and has no time to address their issues.
I wouldn't have posted this, but considering the time that I wasted going all the way from North Bangalore to South Bangalore to visit the flat, I think I should atleast spend some more time writing this review and save someone else's time.I pity the current owners who lost not just time, but also their money. Had I been one of them, I would have dragged the builder to consumer court by now.
Anyway, beware of Nandanam, and their new broker agency Mahaghar properties - Maha cheats.
