Only Money minded, did not complete the project as promised.Pathetic quality - Lifts dont work, when complained no response from builder. Mess is getting operated & large movement of labour class people from near by salarpuria project for whom food is prepared.40+ labours stay in the apartment, 0 percent care on safety measures. Not ideal for a family to move in.1 Security for 24x7 and maintenance.Dont waste money buying in this project.

I strongly discourage folks trying to buy from Mahaghar properties. Even though it is in prime location due to metro, beware Mahaghar is a cheating company. It is headed by Purushottam Reddy, (wanted in police records ). He will run away with your money leaving behind half cooked apartment. You have to spend twice the money to get the things right. There are multiple projects other than Vajar, if you have already bought it, follow up everyday. Keep track of Purushottam Reddy(though he can not run away from the country).

I visited mahaghar Vajra project located just opp Holiday village resort, The project is good, construction is good, as I seen other projects as well, this project is with in our budget, Good staff courtesy, good pricing compared to market price.quality is too good, my family liked the most, near to school, metro station is near. Good project! I difinitely recommend this project to my friends and colllegues.

Its situated in the midst of green, just away from the bustling Kankapura Main Road, close to all the Institutions, Shopping.


You just got a club at a stones throw, with all facilities of star clubs in Bangalore.


Excellent support staff, requirements in the residences met with lightening speed, proactive and appreciative of the top brass, since satisfied self and my family can express.

Mahaghar properties are the builders who deliver what theypromissed!


I got experienced personally, when I visited the above 2 projects, The construction quality is superb, I read the reviews before visiting the project in this site, but when I physically present over there I am surprised to note that why people are making such false reviews and creating negitivity in the society about one entity.


really project is good, I suggested the same to my relatives they bouthgt and living hapily in the Flat they purchased, Immediate registration, good customer service, and MR.Purushotham, though he is MD he is down to earth guy and, he guided us, helped us in documentation/registration, explained in and out about the project, very transperency is there in the project and the person too.


I strongly appreciate, the courtesy, service, and especially for the project, too good construction, totally it is the best project to buy and Invest.

The Mahaghar project is located  in Off kanakapura road, very beautiful location, surrounded by Greenery, The project is very good.


Though they are are not providing Oc, as small deviations are there, still  I enquired with all major Nationalised Banks, where I got loan, bought a flat and construction in superb! queries attended on time, service is too good, Rate is very best in industry! totally too good project I like MAHAGHAR VAJRA!

Mahaghar is a beautiful project which I visited in kanakapura road, construction is very good, though this project has basic amenities.


Over all view is very good, and advantage of this project is it is located in beautiful noise free location, surrounded by greenery, near to schools, proposed metro railway station, overall want to rate this project as 5, because this project is worth for more than this. really a very good project which I visited in kanakapura Road.

Never buy a property developed by Mahaghar Properties. It is a cheating company headed by Mr Purushotham Reddy.  They do big promises but deliver poor substandard building. They do promises and never abide by single promise leaving the customers enduring the vows.  They do not have EC or CC for any of their projects, without which one should not buy any apartment. SBI outrightly rejects all their projects.


One of their project is "Kings and Queens Apartment" in Konankunte. If you are interested you can visit the apartment  to actually perceive the reality. The complete address of the apartment

At Kings and Queens, they have left the apartment by not even putting the name board for the apartment. There were no security cabins. The Gyms which was promised was left few scum-bags. The Kings and Queens is actually re-built by the residents which can be seen now.


There are many projects by him, like one in Vajrahalli, Mysore, etc. All are built with super substandard materials. Never ever visit or entertain Mahaghar Properties.

Its been told that they are only a marketing company and my friend took me to the Kings & Queens, thanks to him. I was addressed by the marketing team. When I stepped in, the Sales staff was cooperative to take me through all the flats .


The property is in the finishing stage and I was curious to know if they are marking and tried slowing checking with the sales team and they said its their own and was still not so sure. But then the sales guy took me to the GM where they have made an office in the same building. Then I got the confidence that belongs to them .


The GM was very cooperative and he took me around again through the property. The best part I have liked about the property is its Lighting . As the property has 3 Sides road, lighting is very good. And the other thing II liked is the School is just the next door. As the Capital School is just next door, I can cut down on the tension of transportation, travelling time and my children coming back home on time.


The Construction quality seems to be good And also got to meet the Own of the Company spoken to him. Seems like he is cooperative and also discussed on the payment part and the loan part. As the Project has been approved by almost all banks Loans should not be a problem. Trying to meet them bit more to discuss on the price and finalize the property. Hopefully, my 1 yrs search for a property will come to an end.

Recently I have visited Mythri Homes for purchasing Flat Ground Floor (2 BHK, 1050 SFT, minimum wood work done already) from Mahaghar Properties. the Flat is ready to occupy. Mahaghar Properties people are selling this flat in the form of Package. I have negotiated at the amount and the deal is finalized. giving a Post dated cheque I have taken the property documents, and now I am trying to verify the same (whether legal or not). later I shall go for the bank loan formalities.


Now out of curiosity while searching at google for the project under Mahaghar Properties, I could find Nandanam apartments - which is the ONLY project that Mahaghar properties themselves developed, and also could not get a good impression about the Mahaghar Properties(https://mouthshut.com/review/Mahaghar_Properties-191406-1.html; https://mouthshut.com/review/Mahaghar_Properties-182389-1.html).


So please suggest me ASAP whether to go for the same or not.

First of all, I should thank the current residents of Nandanam apartments - for not letting me fall for false promises. Though I had my own instincts saying no from the moment I stepped in, it was their words that hit the nail. Nandanam is the only apartments that these screwed up cheats "Mahaghar properties" have built. I was quite excited when I heard that an apartment close to Meenaxi temple and NICE road was coming for ~ 2000/sft. And I immediately called up for a site visit. Staff was moderately courteous, and the managing director of the company seemed like a nice guy. I had no idea that those initial impressions were going to be blown apart within 60 mins. I went to Nandanam for site visit. Location was ok - though the road leading upto the apartment once you turn left from Bannerghatta Road is bad, it is manageable.


If you think that road is bad, wait, you havent seen the apartments yet. If you are like me... trying to understand the importance builder has given to quality, you need to check out the smaller things as much as you do the bigger things. It is simple. One who cuts corners with the seemingly smaller things would have definitely cut corners with LOT of things inside the building which you would unfortunately realise only after you start living.


So here is a list of all the issues as I found them - and for every issue, the primary question is am I expecting too much @ 2000/sft? Or am I receiving too little??

  1. The gate itself is a give away. It doesn't open or close properly. Just look at all the holes around the gate and the crappy finishing around it.

  2. Parking area - I pity the residents, but it seems that the area right in front of the elevator has actually been planned for parking! Perhaps everyone in the flats doesn't have a car, or maybe some of them were out that day, but I can only imagine what a congested parking it is.

  3. Elevator - maaan, now after seeing the elevator, I wanted to just turn around and leave. I somehow knew this wasnt the place. But then its that urge to just see what I went for as I had gone almost from the other end of the city. I got to know over the next few mins while talking to a resident that the lift breaks down so frequently; and the builder has been giving no hoots about it. "Builder Purushottam Reddy is a No. 1 fraud, who is into this business only to loot people."

  4. Corridors - Well, considering all the other problems, shoddy, unfinished, untidy corridors are not that big a problem I suppose. But remember this, if you have kids like I do, and if you know that they will occasionally step out of the flat on their own! there are only disasters waiting all around.

  5. Flat - ok, this is the best part ;-) This will need a separate section on its own I was shocked to see the finishing. Here was a flat that these buggers were trying to sell to me; and it had stains on the walls already. Paints were peeling off and there were cracks in the walls. This was just in the living room. I immediately checked out the other rooms also, and the same story in all rooms.

When I asked what all that was - it was a consistent response "Oh, thats not a problem. We'll get it fixed". This was the response from the sales person and also from the builder when I met him after the visit. So they knew they had a problem and still not solving it. Probably they're just waiting for some bakra to just believe their lies and buy that flat - And then leave him to his hell.b. Sanitary fittings - the standard fittings that they gave are so sub-standard. In their brochure, they mention hindware/parryware sanitary fittings. But check out the taps. One of the bathrooms is leaking already.


And I can bet that within 12 months, I would have to replace almost all the taps. My utter shock was waiting in the utility area where this cheap builder fit a plastic tap!! That was outrageous. When I asked about it, he said that we can always get it repalced. Hmmm... so what all does he expect us to replace??c. Electrical fittings - I had not seen such switch boards elsewhere. I hope I dont see them anywhere else. They were so frail and of the lowest quality. Fan and light points were everywhere. Have you ever seen a fan point that is so close to a wall?? I think they expect us to fit a table fan or a 4 inch wing fan. Absolutely pathetic plan.d. Tiles - As you move from one room to another, one consistency you see is how unprofessional the tiles job is. There are gaps and gaps and more gaps. Well, if you happen to step into one of those toilets, trust me you'll realise some of the sulabh ones are much better!!


Just thinking what else you would look for in a flat that you want to buy - Good parking, Good walls, Good tiles, Good electrical connections, Good sanitary fittings - I guess these are the basic. I should also thank the gentleman who is currently residing (and is an unfortunate victim of Pusrushottam Reddy) - he pointed me to the more important issues like I. Nandanam being a property with violations - it seems they are unable to get khata because of the irregularities. II. Responsiveness of the builder for any issues - Builder Purushottam Reddy has apparently completely disowned this project and has moved into marketing other projects at commissions. Builder became broker and has no time to address their issues.


I wouldn't have posted this, but considering the time that I wasted going all the way from North Bangalore to South Bangalore to visit the flat, I think I should atleast spend some more time writing this review and save someone else's time.I pity the current owners who lost not just time, but also their money. Had I been one of them, I would have dragged the builder to consumer court by now.


Anyway, beware of Nandanam, and their new broker agency Mahaghar properties - Maha cheats.
