People are advised to refrain themselves to buy any property developed by Karna Sree Developers & Builders. They constructed an apartment called Mathru Sree Orchid Homes in Yemalur, Varthur Hobli, Bangalore-37. They have shown the profound evidence of their inefficiencies and cheating habits to customers in number of ways. I, being a flat owner there, am narrating few points regarding the same:



Quality of material is poor compared to their price. During recession, they had to compromise on price, but compensated well by providing material of poor quality. Their service and the construction methodology are extremely unprofessional. Initially, they hired a professional construction company, with whom they soon got into conflict. The company is removed. They hired then several unprofessional teams for development work. For example, they have tied up with a team of electrician, a team of plumbers, a team of paints, all done separately.


The builder does not seem like a professional builder, but a family run business. For example, their general manager, called Devendra, is the brother-in-law of the owner. There is another man called Purushattam, who is builder’s friend. Other people are also related to builder in one or other way.


Everybody at the level of supervisor or above will greet you well till you are acquired, and will not care about appeal, once acquired. They may even use abusive words, if you stick to your position. In Mathru Sree Orchid Homes, they even threatened few owners to use muscles power, if owners don’t surrender to their demand.  


In their dictionary, they don’t have any phrase called Project Management. An apparently 3 hour job will easily consume the whole day, though you won’t get satisfaction to your extent, especially if you don’t supervise their work.


The building, the electrical fittings or any other thing are not vertically straight, but inclined.


The sewage system and various amenities provided by the builder are checked by external consultants and reported to be sub-optimal compared to price.  


They didn’t provide all the facilities that they promised during acquiring customer or agreement and now making several excuse and don’t leave the option of using threatening muscle power, if required.  


The builder is now asking for money for getting electricity meter transferred or khata transferred. For example,


For electricity transfer, they are asking for Rs 3000 per flat. For khatta transfer, they are asking for Rs 3000 for each 2 BHK flat, Rs 4000 for each 3 BHK flat and Rs 5000 per pent house.  


Though the owners got their property registered from mid of 2009-2010 to end of 2009-2010, they are not ready to share the property tax on prorata basis prior to the registration; Unfortunately, owners are kept in dark previously that the property tax for 2009-10 were paid by the builder.  


People are requested to visit the Mathru Orchid Homes in order to verify the above statements to the extent possible(at-lest as far visible on your own). Though, all owners are angry on builder and few of them want to share their experience, most of them will not open mouth for fear of loosing lives. The address of the apartment is:
