I have purchased an apartment in JMD Gardens project. At the time of launch JMD marketing team publicized that JMD has been a dominant player in commercial segment and with JMD Gardens project they plan to bring the same quality of construction & facilities in the residential segment. JMD Regent Square was shown as example of their quality.
Truth started getting unfolded as the time progressed. When sample flat got ready, we came to know that the apartment will not have fitted bathtub & geyser as promised. I went to JMD office in the Regent Square. From third floor, I was sent to basement & basement office again routed me to the third floor. Finally, I was told that JMD reserves the right to change any specification any time at its own will(as per the one-sided builder-buyer agreement).
My apartment was delivered to me 3 years late & JMD refused to pay any penalty. Mr Sunil Bedi(Chairman & Managing Director of JMD) himself threatened the investors that if we insist of penalty, then he will enforce the escalation clause of the one-sided builder-buyer agreement.
Once apartment was delivered, it had heavy seepage on each of the wall adjoining bathrooms & kitchen. While fixing the defects, I noticed that none of the drainage point were plastered properly. Tile grouting the as poor as it could have been, which added to the seepage issue.
Apart from the seepage in apartments, even basement of each tower has several pools of seepage water, which keeps seeping through common shafts & building joints. On investigating the matter with help of a civil engineer, we found that none of sewage holes were water-proofed properly & that resulted in seepage in the basement. From last 3 years, this seepage is going on in building shafts & basements, but JMD management has been in denial mode throughout this period. They say it is just rain water or somebody might have opened the fire-hose.
In specifications, JMD had promised high-speed luxury lifts but they have provided cheapest quality lifts with worst maintenance contract. Automatic Recovery Device hardly works in any of the lifts & often when their is a power breakdown, lift gets stuck between the floor & doesn't start on its own(when power backup starts). In this condition, we have to make call to the maintenance office through our mobile phone saying that I am trapped in the lift & please help. Then after 10-15 mins, someone force opens the lift door & we are asked to climb to the floor above. This is very dangerous situation & other facilities in Gurgaon have witnessed several accidents in such situations.
Besides JMD maintenance staff is extremely lethargic. Bulbs & lights is common areas are not replaced for several days despite of multiple complaints. On one hand, JMD is running two premium hotels like Hilton DoubleTree & Hilton Garden Inn in Gurgaon but on the other hand it provides pathetic maintenance & security services to the residents of JMD Gardens.
I wish JMD doesn't fool other customers the way it has fooled its customers in the JMD Gardens project.
