Lowest quality in construction materials
Improper shape of walls and beams
Narrow staircases(3.5 ft instead of 5 ft wide) makes it more like a chawl look
Illegal construction of 5th and 6th floor in building
Ittina builder did not pay the pre-EMI as promised(cheques bounced) and flatwork was left incomplete. As possession was not given, the owners have not paid the EMI as well, now the whole thing is only a ticking time bomb till it is taken over by banks and housing finance companies.
The BDA plan that was approved is not exactly the same that has been constructed, the same has not been amended/approved afterwards, as the Builder expired leaving the problem for his kids to complete, now its heard that they are committing suicide as the amount to be paid to the banks is very high.
Water problems have already started with approx 25-30% residents occupying the apartment. Official water cuts as per the association is 1 PM - 5 Pm but for many blocks the water cut starts at 9AM - 9 PM. families cannot stay there
Dual arrangement with Canbank/CanFin/Punjab National Bank etc has now become a dual mortgage of the same property. However, the banks are unable to lay their claims and take over the property right now is because the original Ittina founder is no more and some of the builders family members(Late Minu Ittina) committed suicide in March 2014.

Lalitha Developers who had given Power of Attorney(POA) to Ittina Builders for development and sale of apartments has revoked the POA in 2014
Some fraudulent issue of POA has also been registered with relation to Ittina builders for some property in the same area.

You will see a lot of "SALE OF 3 BHK IN ELECTRONIC CITY" or "SEMI FURNISHED 2.5 BHK GOING CHEAP" don't fall for those advertisements as you will have to pay a heavy price later on.
Most of the approvals from government authorities is fake e.g. Fire dept clearance, Deputy commissioner clearance, If you see any sale of Ittina properties especially Ittina Mahavir or Ittina Mahaveer .please say No!
No! No Dont break you head or peace of mind or lose your sleep with a single wrong decision of going with ittina properties.There is nothing personal against them but I would like to caution others before they fall into trap of that property. First sale or Resale of the property will not help as there is one rule . garbage in . garbage out. Below are the documents to convert the manual Khata paper to E-khata(Electronic Khata). Most of these documents are not available as only fake xerox copies were shown to innocent buyers at the time of purchasing:
All residents should have a certified copy . no nobody has a certified copy. all that they have is a fake xerox!
Electronic Khata(e-khata) requirement(as stipulated by government since June 2013)-
1.Copy of Mother Sale deed of layout
2.Sanction plan approved by Competent authority(BDA)
3.Building Photo(Colour)
4.Conversion cost certificate certified by Deputy Commissioner
5.Occupancy certificate issued by competent authority
6.Photo of Owner
- ID proof: Voter ID, PAN card, Ration Card, AAdhar card
8.Previous Khata Zerox
- Plan Order from BDA/BBMP
With the list of problems above, the residents association, cannot provide any amenities to the residents as none were received from the builder.
Water is a major problem. Most residents are looking to sell their apartment and move out. VERY EXPENSIVE KEEPING IN MIND THE MENTAL TENSION, ADVOCATE / LAWYER VISITS, LACK OF WATER AVAILABILITY, CONTINUOUS NEW MANAGING COMMITTEE MEMBERS.
DON'T TAKE IT FOR FREE ALSO. IF YOU LOVE YOURSELF AND FAMILY.
Seriously! NEVER settle for Ittina Mahavir property under any circumstances.

ADDED JUST AS A CAUTION IN FAVOUR OF PUBLIC INTEREST:India Property Bubble:/ Bangalore Property BubbleThis is a known fact which you might have seen in newspapers and on TV also. Housing prices in Bangalore did not have any correction and now while Information Technology(IT) sector is facing few bumps, housing is all set to crash.
This is just a caution to new IT sector employees who are thinking of buying a house. These prices are expensive and if you see the Housing Residex Index, housing prices have started falling. which will continue for next 5 - 7 years.
So if you want to buy a house, postpone it till 2025. You will get it at the same rate if not cheaper.Meanwhile you can keep the money in a Bank Fixed deposit earning 7-8% interest p.a.

As property values are fast falling since Jan 2016, it would be better to wait 1-2 years before investing in any real estate property.
