This review is for the Marketting office "BIG SKY SHELTER" and property "Dolphin Dew" in Panathur. These guys are FAKE ..yes read it FAKE and they just want to waste your time , efforts and money.
If you want to waste your hard earned money and want to invest your time running behind these ass then please go ahead and deal with them..I will list my concerns in the below day by day as it occurred.
Day1: I get a sms from BIG sky shelters about this property in Panathur and go for a site visit the same day. I liked the project because of the location and the negotiations started.
The marketing guys committed me the 2bhk flat no 406 for 42.25 lakhs (including Reg + Vat + Kitchen cabinets + Geysers, Fans , Balcony grills) I paid a booking amount of 1 lakh rupees to Mr Mohan Rao from Big sky shelter and left
Day2: I referred a friend to the same project and he was also promised a flat (no 208) at a price of 44 lakhs (including all the above committed to me and 2 bedroom wardrobes extra) but they never showed that flat as the keys were lost and they just showed the adjacent flat and said its the same kind of flat.
He paid an advance of 2 lakh rupees as Big sky shelter said its the last available flat.
They promised they will show the flat before sale agreement
Day 6: Big sky shelter calls up and tells they cant give us the above provided add ons like kitchen cabinets, balcony grills etc as promised.
We visited there office but they were reluctant and adamant to give any of the committed amenities We still go ahead with the deal
Day 8: My flat no 406 sale agreement was done and I applied for loan.
Day 10: After 2 weeks my friend finally managed to covnince the owner and big skyshelter to show us the flat 208. To our surprise (read shock) they had let out this flat for Rent and the flat was totally spoiled.
The walls had leakages, colour was gone, floor tiles were discoloured We still asked the owner and big sky to get these repaired and give us as we have already booked the flat.
Day 12: Big sky shelter and the owner started demanding more money from my friend (flat no 208 )to get the flats repaired and eventually my friend cancelled the booking.
We had to follow up for 2 weeks before my friend could get the 2 lakh rupee cheque and till date its not yet cleared and the cheque has bounced once already
Day 30: For my flat 406 the owner and big sky started asking me 2.5 lakh rupees more I visited the marketing office and inquired about the exact reason for the price hike because my Sale agreement was already done and my loan was sanctioned from LIC One Mrs Bindu (Director of big sky shelter) said Governemnt has increased the guidance value and that's why the price has hiked...
According to the guidance value of Panthur the cost was 57000.
But Mrs Bindu gave me a fake amount of 81000 putting wooden and marble flooring pricing (took advantage of me not being able to read kannada) I got it verified with a lawyer and caught them.
Even if I agreed to pay the difference in guidance amount the owner and marketing office asked me 1.5 lakhs more after signing the sale agreement. I decided to cancel the deal for the sole reason that i didn't want to waste my time behind these morons.
I have better things to do in life. I am still waiting for my cancelled money to be cleared till date (cheque has bounced for me too).
Please be aware of these people. BIG sky shelter are bunch of jokers sitting in HSR trying to waste your time and money...
