THE WORST HUMAN VIOLATION COMPANY IN BANGALORE IS UPKAR GROUP(UPKAR HOUSING DEVELOPMENT CORPORATION, ATTIBELE & UPKAR ESTATES, #28, UPKAR TOWERS, 9TH CROSS, 2ND BLOCK, JAYANAGAR, BANGALORE-560011). IT IS REAL ESTATE COMPANY.

I was appointed as General Manager Marketing & Sales on 18-12-2013. My Salary was fixed Rs.60K per month, but on 15-03-2014 my employment was terminated without assigning any reason, notice and salary in lieu of notice/termination

THE UPKAR THY NAME IS DEMOLISHER & DESTROYER OF EMPLOYEES’ SELF CONFIDENCE, PROFESSIONALISM & HONESTY. The said organization does not work as per organization flow chart, system & professionally. The C.E.O takes everything personally and should work as per his whims and whims of his personal people. Never encourages honest & professional people. The worst C.E.O I have ever seen. For the past 2 years he has appointed 10 General Managers(Head office+ Attibele Branch Office together) and removed them within 2 to 3 months without notice and salary in lieu of notice/termination. So many G.Ms are suffering now. I am one of the victims. Employees are scared to complain & take legal redress due to future job prospects. This is G.Ms list and more than 100 ordinary employees have been terminated from UPKAR. When we raise voice he threatens with dire consequences as he says he knows/has in his fold so many IAS & IPS officers. Yesterday(8-3-2014) night I got threatening SMS from Mob. No.9686449258. We are small employees/people in the society and financially not strong to fight legally. What to do sir. We are compromising everywhere.

Tell me friends who will take up this issue & assists/help me. If we want to go legally money is required. Even after 60 years of independence, we have to live without job security, threatens, whims and fancies of unprofessional employers.

Tamil Nadu Govt. has appointed special officer(SP or DSP) to look after all cheating in real estate, Hosur. Please go, approach & complain. One more cheating is happening in Royal Garden. Now, after new rule comes, panchayat plan approvals are not valid for construction with out DTCP or municipality approval. But how UPKAR is cheating you know, they are getting approvals back dated(i.e., before the date of new rules). The problem is who bells the cat. I have openly challenge the CEO UPKAR to take legal action against me for my all above allegations. They don't have guts to put up legal case against me because all my earlier allegations are true. Come out openly & complain. Now TN Govt.(Chief Minister) is very strict in real estate cheating. At a given point we should put an end to this kind of cheating.

Upkar developers should not exist, they are cheaters. I have purchased a plot from them in upkar residency and now that plot is acquired by BDA.

I had been to BDA office and then found out the the problem is with Upkar and they have converted only half layout. We, the buyers are sufferers. Ever after repeated calling to people in upkar they don't pick the call and don't respond to any of the messages. I request you all to completely avoid this developer.

Buy a plot here and you are suer to loose you hard earned money. Upkar Residency and Upkar Habitat are in serious issues from BDA and BMRDA. Only half layout has conversion order and the other has is only DC conversion and now BDA has acquired the property and innocent people like us are facing problems.

This is the time when Upkar will NOT help you at all, beasuse these people already got their money, why would they care for you? I have personally called Nisar and Sindhu who now do NOT want to pick the calls at all. If you go to office they are not ready to meet you all.

My sincere request is to avoid this FRAUD developer. I have seen other reviews too and realized that all of their projects are complete fraud.

Hi all, I want to give you warning of this developer. The upkar residency in Ullalu has been denotified and had been acquired by BDA. Please do not buy. I am one of the site owners and suffering. Nisar responsible and khan is not available to discuss.

Beaware of Upkar's new projects like Upkar Royal Orchid and Upkar Spring Valley. All conversion papers are fraudulent. There is a big LAND MAFIA that is going on. I had contacted upkar and got the papers for lawyer verification, on verification there were no clear mistakes. But once you go to DTCP you'll find that there is no conversion order under that number.

I have read other reviews of Upkar telling the same thing as well. Beware of this FRAUD DEVELOPER

Buy plots to get cheated. Papers are fraud. My strong recommendation is to avoid this developers.

Upkar Gardenia and Upkar Galaxy are fraud papers and under litigation. Please check writ petition - WRIT-XXXXXX to know the details of the case.

They have never fulfilled any promises so far given to the site owners in Upkar Meadows

Plot owners and Residents are making enormous efforts to shape up the layout on their own.

Upkar Meadows would come into action only when owners are out bursting and again escape from the action. This is the tactic I would strongly say they follow.

I am one of the plot owner in Upkar Meadows. They have collected maintenance charges for 2 years when I bought the plot. Within a year or so, they handed over the maintenance to panchayat and washed off their hands.

Also, none of the major amenities like club house, swimming pool are available which was shown in their brochures.

Maintenance of children area was not even touched(full of bushes). Street light does not work and tar roads in some places are totally gone:-(

Buyers pls be aware of this developer. This is a fraud company, they promise everything on paper. Their layouts look good initially to attract buyers but once they sell of their layouts they do not even bother to provide the amenities that are promised. I am a buyer of a site in Upkar meadows. We as a team are trying get amenities from the developer and we do not receive any response from them. Not even STP was provided which is a necessity for a BMRDA layout. Club house, Security nothing is provided even after repeated attempts were made to reach the developer. I have heard similar comments for other layouts developed by this builder. Pls check other sites for reviews about this builder before buying

Hi dear buyers. if you are looking for investment or to buy ur dream house upkar is not the right place. all false promises. not even a single promise made by them at the time of sale will be fulfilled. layout formed 10 years back are still waiting for basic infrastructure and amenities. inspite of multiple mails and visits to their office for club house swiming pool street lights etc they are only saying wil do. 10 months back they promised club house and swiming pool in upkar meadows til date not even a stone moved. we plot owers are collecting fundes and installing street lights cleaning the shrubs developing play area etc. shamless upkar mgt have stil not come to start their promises

Hi I m a plot owner at Upkar Meadows, the developer had promised for club house and swimming pool which has not yet been delivered. Even the STP is not done and roads are not maintained at all and in bad shape. Upkar is delaying in delivering what they had promised during marketing the plot.

Upkar properties/estates are real fraud people. they had developed layouts which do not have proper conversion order. Upkar residency one of their first layouts is also fully fraud is is now getting acquired by BDA. Upkar medows has problem, Upkar ockland has full problem.

In another one or two months you can see all abut upkar developers in media. Khan, Nisaar, Vamshi and internal people are fraud. Nisar is a big choor, he cheated khan only.

Stay away from Upkar. They are absolute cheaters. Please check reviews before buying. As told my Mr. Mahesh and Mr. Gautham all their property have issues with conversion order. Today or tomorrow your land will be in deadly litigation.

Please avoid this developer.

I verified to know if this is true and I found out that Upkar Residency, which is 10 year old property is now being acquired by BDA, houses will be delomished. I have also confirmed the TVS factory problem. I have confirmed that Upkar has developed 3 layouts with a single conversion order.

Every document is a fake! My property was under loan with LIC and it is an issue. No body from Upkar responds to the calls.

These fellows encroach other's properties illegally, example is their recent Layout Upkar Habitat beside TVS Factory where they have encroached sites of a beside layout called NRI Centre City and does not respond - all stay away from them as they play upon innocent people's money

They do not respond to calls / visit / emails / anything; they live on innocent people's money like yours & ours

Property buyers in Upkar Habitat(besides TVS Factory Hosur Karnataka border) - please DO NOT buy the sites numbers 1 to 7 as Upkar Developers have encroached some 10+ sites of NRI Centre City layout(besides Upkar Habitat) and people who buy will lose their money as the matter is under dispute

Stay away from buying sites in Upkar Habitat(besides TVS Factory Hosur Karnataka border) sites numbers 1 to 7
