Hello all my name is Jagrathi, 2 day's earlier I visited Upkar Greenfield to check that this society have all the facilities which were mention by Upkar Developers and later I also discuss everything with the builders at their office as I am interested to buuy a plot here. They show good manners & talk to me very decently & polity, They solve my all query very easily & I alo make up my mind to buy a plot here.

I was looking for a fully furnished house, on the ground floor.My previous house was on the 2nd floor my presents are old to climb stairs it's hard for them. when I decided to move, I met agencies and brokers, I saw a few houses but there were not interesting me not fully furnished. One day I came across this company UPKAR DEVELOPERS.

I contact them they're so polite they understood my requirements and help me find a suitable house.

I am happy with their services:)

Horrible developer.

Problems with most of the projects and very high complains of cheating and fraud.

Starting from the Marketing/Legal team, So-called ppl like Sindhu, Sudarshan, Vasantha, Roopesh(agent), Nisar all are fraud and will give you false commitment. Then coming to legal Sudarshan, he is a joker and doesn't how to interact with customer. They are really waste of waste they will always provide wrong information and commitment, I did an agreement for one of the plots in E-city and latter felt something is fishy with these ppl then I and my family decided to withdraw the agreement after agreeing their cancellation norms which says they will be refunded the amount within 90 days these stupid ppl took 4 months after 1000s of calls and returned only half of the amount.

Fraud Builders, they say there worth of big projects, but they really don't have money to repay their customers.

This is a real experience don't ever reach this ppl to either enquiring anything waste of time and money. Please read others reviews too and please save your money from such peoples.

Stay away from Upkar. They are absolute cheaters. Please check reviews before buying. As told my Mr. Mahesh and Mr. Gautham all their property have issues with conversion order. Today or tomorrow your land will be in deadly litigation.

Please avoid this developer.

I verified to know if this is true and I found out that Upkar Residency, which is 10 year old property is now being acquired by BDA, houses will be delomished. I have also confirmed the TVS factory problem. I have confirmed that Upkar has developed 3 layouts with a single conversion order.

Every document is a fake! My property was under loan with LIC and it is an issue. No body from Upkar responds to the calls.

FRAUD! FRAUD! FRAUD!

This guys said my amount will be refunded by 2 months and its alread 4 month and no reply from them. They are avoiding my calls. Their sales representative Mrs. Sxxxxx is worst female. She will not receive your calls and does not have courtesy to reply back. Their customer service will also not help you. They will try to avoid you. Be aware from them and do not make your life hell by dealing with them for your home.

Hi all, I am writing this review to support Mr. Rajan B, who has written review a few days ago about Upkar residency. Yes, it is absolutely true that there has been a group of people(around 30 sites) affected, Upkar has cheated these folks by selling sites that belong to BDA.

I am personally in touch with a person Viresh who has provided all the papers to his lawyer, Shoba.

Upkar is absolutely irresponsive in this matter and is not helping these folks at all. It is absolutely shameful that they call themselves 50 year company, but if needed can solve this problem easily, but is not solving.

I request all the people to form a group and raise voice against such cheaters who squeeze our hard worked money to their pockets. They should not be spared.

No 1 fraud company. be careful before buying any property.Worst. I can say in all angles. the entire society is struggling with legal issues. for a property brought close to 10 years before. with this developer absconding. its better to pay 500/- extra and go for branded builders. don't even think about buying from this developer even if he is offering at " 0" cost.

Truely No 1 Fraud! They have cheated many in Bangalore by selling the unauthorized land and acquired land of bda in Upkar Residency and the issue is still in court. I am struggling for my hard earned money and it is hard earned money of salaried class family ??.

Don't loose your hard earned money by investing with them! Caution!

Hundreds of plots lost, all owners are cursing this company and I am sure God will punish them for sure!

Now, can you dare to respond to this review and tell there is no problem in upkar residency? for all reviews you keep claiming that you are 50 year old bl00dy company and all.

I have purchased 2 sites in Upkar Habitat layout from Upkar Developers. Whenever I am coming to India and visiting the layout to see my plots, I found no development work and looks like a jungle. I frustrated by following up with the builder and their false promises. Few people moved there and lots of frustration, horrible situation, basic amenities are missing like Water.

Forgot to start the construction of house in this jungle, even I am struggling to sell due to no appreciation even after 3 years because of in-completion project work by the builder. Think many times before investing your hard-earned money into this scrap project. Also, I found google review of this layout that ‘’The release letter given by the builder and the BMRDA are not matching, there are some issue made on the approval letter. The builder has only GPA for few of the Survey nos. without that they are selling the plots which is not a valid sale deed. Also, they have encroached the civic amenities area and sold as plots’’. BE AWARE OF THIS CHEATER BUILDERS.

It's a worst builder in the planet earth! Don't even go near to their office. they have bunch of liers in the staff they just sell you the property, once you have done with the agreement your rights are gone. even after you occupy the property their facility staffs are like bunch of idiots they don't even respond to u. If you have any doubt just vist their projects in electronics city and nelamangala and see how residents review them. You may see, minimum requirements like water is not available during they maintain. I suggest never ever buy anything from them as they are big time Cheaters.

There is no option to give negative feedback. or else Upkar developers needs negative rating. Upkar developers is useless.

Don't waste your time with Upkar developers. Even now, I am thinking it is waste of time in writing review for these guys. But no one else should encounter problems.

2 years back, We have paid more than 1L to block the site, with understanding to make agreement within a month. But these enrich property guys kept on postponing the registration/agreement process every month. It seems they don't even have authority to do agreement. Simply they ll waste our valuable time.

Now when we ask to return money, again they started telling. "next month . next month for sure etc".

people over there. sindhu, nisar, khan and somshekar . they just want to steal money from their customers. they dont know how to build reputation by providing proper service. They don't even give proper information. one guy ll tell one thing. other guy will tell exactly opp. thing.

Is it the responsibility of the developer only to sell the land, and the problem is over? till you purchase they are very good, once you pay the money then they will show the true colours.

I am now struggling to sell my land that I had purchased at Upkar Habitat and I am not getting even the cost price which I purchased 2 years ago. I want to ask Upkar developers, I am willing to sell the site at the same price I purchased 2 year ago, are you willing to buy your own property?

There has been some problems with the layout and it is the duty of the developer to sort out the issue. The developer is not at all responding to the issue, forget the issue, he is not even pick up the calls. They don't even have basic manners to pick up the call and speak even if you call 100 times. They are a 3rd grade developer.

Don't even think of having any engagement with such developers. It is we, who still try to engage with such fraudster developers which encourages this developer to cheat more people.

My suggestion: DISENGAGE

Yes, many of the reviews here told that there was a problem in Upkar Habitat, and I wanted to confirm and had a word with couple of the site owners, the original land owner(before Upkar), one of my person who works for a Govt. agency in Ecity who is somewhat related to this and they have confirmed that there is a problem between the original owner(munivarapps or something, I forgot the name) and the TVS Factory attached to the layout. Upkar developers is the party in the case.

The case has been filed over Upkar Developers by TVS factory as they are claiming the first 15 sites are being made on their land(TVS factory land). Now, this will not only impact the first 15 sites, but the WHOLE LAYOUT as you will never get permission to build anything on that land irrespective if your site number is between 1-15 or not.

I am writing this review to suggest people looking at Upkar Habitat, please avoid buying sites here as of now.

The original owner of the land has agreed that that some land is encroached and may do some settlement(u never know when that will happen)

I also recommend if you need more information, go to the local sub-registrar office and get more infromation from the clerk(pay him little money) and he will give you correct information.

I had gone to Upkar office in Jayanagar and they are really sweet to welcome and I was given VIP treatment and offered coffee and all. I could really sense the drama. I was also taken to the Greenview project the next day in their own car.

After that they started calling me daily 3 times to make an investment and almost forcing me to pay an advance. On suggestion on one of my friends that Upkar had done some fraud to lot of site owners, even without looking at the papers I told that I will not be interested to buy property and wanted to ignore them. Then Upkar people started threatening me and became very rude telling if you are not interested why did you waste out time and told me that there was a buyer but they denied to him because I wanted 3 land continuous and all. I completely understood the kind of people here and I could feel how much 3rd class people work here.

Then I am seeing review here, I am shocked to see the reviews and notice how many people Upkar developers has cheated. I do not know about all the frauds, but I want to tell they are so rude and were trying to force you to buy, you could see there is surely some problem with the properties that they are so desperately wanting to sell.

My recommendation to you is not to buy with this developer until you completely know that the property is no problem

I own a plot in the layout. Hence this review is genuine. Developer never delivered amenities as promised during the purchase. Layout is in bad condition. Residents have to take up the development work in their own hands after being betrayed by Upkar.
