Like everybody in the corporate world, I too dreamt of owning an apartment in Bangalore. I started to hunt for an apartment in October 2011. I looked at several apartments in and around Sarjapur road. I had visited Bhuvana greens, DSR woodwinds, Mana Jardin,  Purva Skywood and several others before I visited ND Passion. Bhuvana greens, DSR Woodwinds and Mana Jardin had just started digging for foundation work, while at ND Passion Block C had come up, Block A was at 9-10th floor and Block B was at 5th floor. I was of the opinion that I would get faster possession of ND Passion since majority of the work was already done. Little did I know what was coming my way.


I paid the booking amount of Rs.1 lakh and I booked an apartment on the 11th floor of B-block. In a few days time I made the 20% cash payment. The rest was arranged through a loan. The agreement was made in a couple of days time. As per the agreement my apartment was to be handed over to me in March 2013 plus a grace period of 3 months which is understandable. I was so excited about this purchase that I used to visit the site every now and then looking at everything around me like a kid. Once the B-Block structure was done, I used to climb the stairs all the way up to 11th floor even though I had back problems. I am listing down all the issues that I faced so far from ND Developers. Wonder how many more do I have to see.

  1. I wanted some changes in the kitchen and dining area. This was discussed with the assistant manager - CRM and the architect. I was told that all pipe connections and wiring needs to be taken on the floor since there is a lift adjacent to the kitchen and the wall was concrete and hence cannot be chipped. I was OK with this. These modifications had to be done at the time the roof of 10th floor was being done. I spent a lot of time discussing this with a friend who is a civil engineer, I visited the ND Developers office several time to have discussions with the assistant manager and the architect, I visited the ND Passion site several times to discuss this with the project manager. Finally the cost estimate for modification was prepared which was duly signed by me and returned back to the assistant manager.

As of today, these modifications are yet to be done. I had reminded the marketing person every time a floor was raised and still nothing was done. On questioning, assistant manager says, modifications will be done when plumbing work begins in the apartment. Plumbing work was already over in the apartment. The inlet pipes for the sink was already in place.


What happened to the concrete wall Mr. Assistant manager? Did you find a way to chip it now? Why wasn't it possible then? I asked him for a detailed plan on how he planned to do it. Until today I haven't heard from him on this.


What kind of a builder are you? Don't you maintain a record of all the requests from your customer? Do you even understand that there will a difference in quality and finish, if the work was done when it had to be done and if done now?

  1. At the time of booking, I was shown the apartment layout on ground floor, 1st, 2nd and 3rd floor. They assured to me that it is the same all the way up to 12th floor. The apartment was such that, there was a walkway with railings right in front of the main door which was open to air. We were happy with the layout since there will be enough light through the main door whenever it is kept open.

As the structure came up, one fine day when I climbed all the way to 11th floor, I was shocked to see a huge wall right in front of the main door. The whole walkway was so dark mid afternoon that I felt as though I am entering a cave. I wonder if I will be able to move bigger furnitures into my apartment. The wall had come up because they extended the flat which was opposite to my apartment. Just for the sake of few extra lakhs, you made a mess of my apartment.


There was no way I could have checked this at the time of booking since the structure had not come up. Block-A which was ready had a different layout on 11th floor. Why did your sales team give an assurance that all layouts are similar to the top floor? You should understand that all the 2D plans, layout is not easily understandable to a layman. Your team should have explained it in detail which none of you did. If this was told to me in the beginning, I would never have booked this apartment. The first thing that any buyer looks when buying an apartment is whether enough light enters the apartment or not. I was so disturbed for several weeks after this incident. ND Developers were least bothered. They even stopped responding to me after a few email exchanges.

  1. As per agreement, the apartment was to be handed over by March 2013. March came and went. No news from the builder. I waited for the 3 months grace period. No news yet from the builder. Infact no work was actually happening at the site. Daily a worker used to come and place just one brick or so. That was the amount of work being done. Several flat owners got together to confront  the builder. For me the handing over date was March 2013. But for several others it was sometime in 2011 or 2012. After several meetings with the builder and his team, they came up with a new timeline. As per the new timeline, I was to get the apartment in October 2013. Even then no significant work was happening at the site. On questioning, the assistant manager gives reasons like labor problem, non-availability of raw materials etc. If there was indeed non-availability of raw materials, how was work happening at other builder's site? If there was indeed non-availability of raw materials, why are in this business if you can't foresee the future? How was work happening at ND Passion Elite site in full swing if there was raw material problem? (ND Passion elite project started at least 5 years after the start of ND Passion project. Since it is a premium project, ND Developers are focussed on finishing that first. Looking at the kind of progress, I am sure people who booked ND Passion elite will get handover even before those who booked ND Passion). Several other projects which were at digging stage at the time of my apartment-hunt already have occupants in them.

So, October 2013 came and went. No news of handover. The A-Block was handed over to its owners. Till date A-Block owners are complaining of several issues at the site. Lifts were not operational for several months even after handover. Reason given was the delay from the lift provider. On contacting the lift provider, we were told that ND Developers had not made payment to them yet. How will they install the lifts or make them operational if payment is not made? Why wasn't payment made? Where was the project fund used? Buying land elsewhere? On ND Passion elite project or your personal bungalow?

  1. In November, several meetings took place again. More colorful excel sheets. New timelines. This had become a habit now. As per the new timeline, handover of my apartment was April 30th 2014.  Pending tasks were listed with new start and end dates. The pending tasks were exactly the same as the previous plan. It was also decided that the assistant manager sends out a progress report every fortnight. Trust me, the progress report of 11th floor which I received in November and the report I received in April was exactly the same. No numbers had changed, except for one. The number of days left for handover. This was the only change in the 2 reports. Why do you even call it a PROGRESS report? Do you even know what progress mean? As usual the assistant manager had ready made excuses. "Floor tiles haven't come yet. The last load of tiles received were of poor quality. Hence we sent them back".

By mid March 2014, the owners were frustrated and had enough of ND Developers. I doubt whether any current owner will ever buy from ND Developers again. I for sure will not nor will I let any of my family and friends to buy from them. The owners decided amongst themselves to take on the builder legally. Lawyers were consulted, Credai was contacted and after several discussions, an association  was formed. This was required to take any legal action against the builder.


The owners had requested a meeting with the MD of ND Developers since talking to his staff at the site or office was leading anywhere. The MD wasn't ready to meet the owners nor were his staff ready to share his contact details. Finally on behalf of the owners association, a mail was sent to the MD informing him of  the consequences if he doesn't agree to meet the owners. The association had decided to write reviews on mouthshut, blogs, newspapers, forums etc, consider legal action, registering a complaint with Credai, visit real estate shows where ND Developers has a stand, stage a sit-out in front of Passion site, consumer forum etc. A deadline was given before which the MD had to respond.


The MD responded saying he was out of station and asked the association to meet his staff. It was clear that the MD didn't want to meet the owners since he was spotted near Udupi Garden, BTM Layout on the same evening. The MD finally decided to meet the owners and as expected we now have more colorful excel sheet with new timelines. According to the builder, I will get my apartment only by end of August 2014. The MD had accepted that work has not progressed because of lack of funds. I wonder what he did with the funds received from all owners. All of us have paid at least 95% of the apartment cost. MD claims that the project requires another 20 crores and he will inject 14 crores in the coming days. As of now, the association has decided to give ND Developers one more chance, but the progress will be monitored seriously on a monthly basis and necessary actions will be taken if the progress is not satisfactory. I will update this blog on the status every month from now.

  1. ND developers always tries to evade any questions relating to compensation.  When I did, the reply I got was that March 2013+ 3 months grace period + 6 months for reasons beyond the control of the developer. So effectively I will be getting compensation only from January 2014. Now wasn't the project fund in the control of the developer? Why do I have to pay the price for the incompetence of the builder? Why do I have to pay the price if the builder has used our funds elsewhere. I won't be surprised if tomorrow I read a news stating that ND Developers holds acres of land in Bangalore. Do you even bother what your customers are going through? How much of pain and tension you have caused to your customers? I pay a rent of 18k plus an emi of 34k. I can't even claim tax benefit on the loan since I don't have possession yet. And all you give is a meagre 6k per month which you are not paying properly. Over that why aren't you making monthly payment? Will you give me interest at the time of settlement for holding my money back. Trust me, I will not let you off easily on this. I will consider legal option and make you pay more than what you owe me. I have never seen a useless and incompetent builder like ND Developers.

My request to all future buyers is to never ever buy from ND Developers. Please strike it off your list. There are several other small time builders who do a much better job in terms of quality and timeline. All ND Developers know is to make false promises.


Buy from ND Developers if-

  1. You want to lose your peace of mind.

  2. You are expecting possession after 10-15 years

  3. You are expecting horrible build quality. Visit any of their site and check the finish and quality. Compare it other small builders. They call ND Passion a premium project. If this is the kind of build quality we can expect on a premium project wonder how a budget apartment from them would be.

  4. You want to see your hard earned money going down the drain.

  5. You want to go through their sales team and customer care team on a regular basis. They just know to make unrealistic promises. In most cases they don't even know what they are talking about. It is just a copy-paste job. In most mails, the content is incomplete. May be a case of copy-paste job gone wrong. Sometimes they also reply to your mail addressing you as somebody else. This shows their professionalism.

6.  You want to go bankrupt paying EMI and rent and no tax benefit at all.


If after reading this you have changed your decision to buy from ND Developers, then that would be the best ever decision you have ever taken in your life. I made the worst decision of my life buying from them and I am still repenting. Please visit ND Developers sites and talk to the owners. Read the reviews on Mouthshut. I am sure you won't find even a single good review on ND Developers. If you find any, it is from their staff itself. You will find a lot of reviews from ND Passion owners and ND laurel owners. In couple of years you can also hear from ND Passion Elite and around the mangoes owners.


I am not any competitor to ND Developers. I am just a frustrated unlucky owner of an apartment from ND Developers. All the statements above are true and I have all the required mails to prove the same.

I don't enjoy doing this, but this is what ND Developers have led me to with their false promises, timelines after timelines and improper response from their team. Wonder how can they just stop responding to somebody's queries who has paid over 50 lakhs to them for an apartment.


STAY AWAY FROM ND DEVELOPERS...

I have booked my flat in 2009 and the handover was scheduled after 1.5 years. Many things were promised by marketing people at the time of booking! Current status is after 3.5 years except my flat internals (with lot of quality issues) and a swimming pool nothing else is ready! There is a delay of 2 years more than the promised date! The MD, Nayeem Durani keeps hiding and running away from the ND passion customers to save his face!


There are lot of problems with respect to payments to vendors working in the site. Nayeem Durani takes the money and diverts it to his own new posh building in BTM layout next to Udupi garden and many other projects which he launched after ND passion! No vendor will work without money. Hence there have been lot of issues with respect to delay in work, quality of work, change in multiple vendors! Hence there is no single person to blame.


We few plat owners who have registered their flats last year have tried putting pressure on the staff and the MD by multiple meetings at the site, visiting his office in BTM and putting pressure by increase of compensation amount for further delay etc. But this guy is so thick skinned, he just ignored and ignoring all our requests.


Finally we had to take the support of social media for help and bring down his sales by stopping new customers to the scapegoats for the skills of his marketing staff!


We have also planned for further action points if he doesn't listen to us and complete the pending activities. If anyone reading this review thinks that it is not genuine, please feel free to send a mail to me with your contact number.


Even ND marketing team will look at these review and say, some competitor has written this comment to bring down their sales! Even if you are willing to buy please talk to few flat owners in C and A blocks in ND Passion before finalizing!

They have selected their tag line as apt " Aisa ghar nahi dekha kabhi kisi ne ND Homes." This is true because in order to see Ghar(house), house should get completed which is not the case in this property.


This was I think one of the first property on Harlur road which was launched many years ago. If today we see in Harlur road, many builders have completed projects and people started staying but with ND Passion. This is never ending story.


We are forced to write such reviews because of poor response from builder. Nobody is happy writing such a review, but one has to do so, so that others do not suffer.


There should be limit on false commitment, project delay, project execution and planning, no proper response to customer's request. In spite of many follow-ups and requests builder is not fulfilling customer's demand, not agreeing to meet customers.


Inspite of multiple meetings requests and meeting with other than MD, it is not fulfilling project purpose. very slow progress on work on current block working.


Customer's fund seems to be diverted to other investments and we are paying EMI, Rent, and suffering without our own dream house.


All reviews of other owners mentioned here are correct. Be cautious!

It is very surprising how a service provider can be so unprofessional in their approach and in this age of competition and high focus on customer centricity, a real estate company can be so alienated from that.


ND Developers is one such company and I am one of those customer who is facing this situation having entered into a agreement to buy a flat in their ND Passion project in good faith and trust.


Nobody is happy writing such a review, but one has to do so, so that others do not suffer.

Dear Property Buyers,


Just in case you are looking at buying any propert from ND Developers, please dont do so. I had invested in ND Passion in 2010 with a promise of project completion by Nov - Dec 2012, which was then revised to June 2013 again revised to April 2014.


With the current state of affairs and the slow progress at site our so called dream home is another 6 - 12 months away.


The quality of the whole project is questionable as funds from ND Passion had been diverted to procure land and start new projects.


Even after repeated requests, Mr. Durani is not willing to meet or address our concerns. ND has diverted funds to other projects and comes up with unreasonable excuses for not completing ND Passion on time.


Request you all not to invest your hard earned money with ND Developers as they would divert your funds and not complete the project on time and the quality and facilities promised would be a far cry from the ground reality.

I have booked flat at ND passion in Jan 2010 with the promise that flat will be delivered to me by Sept 2011 plus 3 months here and there. Now it's three years here and there, plus it may take another 3 more years to make the complete apartment in liveable conditions.


By the time the whole apartment will be such messy conditions as there is no administrative management to overlook the cleanliness and other statutory requirement, the passion would become a holocaust.


I do understand that builder normally delays the projects as at times it is seemingly impossible to complete project on time but a delay of three years and above for such a small project is impossible because of administrative measures of its so called MD and managers.


How can they play with people money and still go in peace? In last one year I have not seen enough people working in the project . I still pray that it completes and that management sort out there financial and administrative issues. I urge them to speed up and put more workforce so that they can complete the project and allow us to get our some peace of mind.  Even if they divert some workforce from their around the mangoes, and elite project they can finish faster but at present situation it seems they are not worried and are not inclined to do so.


Things looks lousy and if things continues the same, God save Mr. Durani and his in-passionate dream.

I have never seen such a bad builder like this who never believes in commitment and fulfilling the same.


I booked flat in ND passion in Feb 2012 and still have not received the possession even after almost full payment is done for the same. Builder never follow their commitments and keep on delaying and forwarding the completion date. In spite of sending multiple reminders, they are not taking any actions towards completion of the project.


Not only we need to do the follow up about completion of the flat but also need to do follow up for vendor payments and getting work done from there.


If you do not want to screw-up with your personal life, comfort and peace then never buy house from ND Developers.

Don’t ever dare to buy House from ND developers – Symbol of UNTRUST.


I am one of the flat owner of ND Passion apartment who invested hard earned money for dream house and now every day cursing myself, ‘WHY DID I CHOSE ND DEVELOPER FOR MY DREAM HOUSE?'


I would like to share my horrible experience of buying a flat from ND and living in the ND apartment.


1.I started getting sense of real face of ND after first demand note raised for the aishwaryasingh23ment release from bank.


2.They had started demanding scheduled aishwaryasingh23ment release from bank claiming project progressed up to that level but actually it was nowhere close to reality.i.e they  demanded for 9th floor commencement and actual progress was upto 7th floor only.


3.I refused to release the aishwaryasingh23ment couple of times because they had demanded ahead of actual progress level and result of that they had put penalty on me for the  aishwaryasingh23ment release delay.


4.I had booked my flat on May-2010 and got the possession by January-2014 after almost 2 years of delay.


5.As per the agreement builder supposed to aishwaryasingh23 delay compensation but till today all flat owners are fighting for the delay compensation


6.I had a worst time of taking flat possession, As per the standard handover process I was under impression the builder would handover the keys after completions of all internal flat work but that was not case with ND Developer. I had to fight for each and every single work get completed by ND and their vendors.


7.They took more than one month to complete sanitary fitting because they were running out of material stock; later we got to know that sanitary vendor was not paid by ND team.


8.They took two months to complete aluminum work of windows and French door and again the reason was non-aishwaryasingh23ment to aluminum vendor.


9.They had given me flat key with three broken flooring tiles, after long fight with their CRM they agreed to replace the tiles but that was not the end of my frustration, they removed the tiles but no cement available to fix the tiles again. They took two more week time to purchase cements.


10.They had fixed the damaged main door and as usual had to fight with ND to get it replaced.


11.Balcony railing height is not as per the standard and no security measures have been considered, Moreover railing height differs from flat to flat. ND has openly refused to increase the balcony height and asked flat owners to get it done by their own.


12.They have track record of delaying Lift handover on all the projects and ND passion is no more exception, after number of meetings with ND mAnasultangement they agreed to release the aishwaryasingh23ment for Lift and Granite vendors to start the Lift work. We all flat owners had to monBrianbalakumaranr the lift work progress and interact directly with vendors to know the real timeline for the lift handover. After almost 10 months of rigorous follow-up they have handover the one Service lift on A block. The passenger Lifts work has started two month back but now it is in on completely hold with no indication of completion in near future.


13.Individual parking allotment not yet done in A block and on top of that aluminum vendors are working on the parking area and creating trouble for vehicle movement.


14.Around 20+ families are living in A block but till date no lighting given on common lobby and corridor areas. We have to use Mobile light or electric torch to access common areas in later evening and night time.


15.Hardly one or two-three labors are working on site just to sake of showing outsiders/visBrianbalakumaranrs that work is in progress and would get completed at in months, years or decades….


16.We have almost lost hope on the amenities committed in the agreement but decided to take all possible actions against the ND developers. Their staff members are bunch of big liars with no ethics and complete unprofessional.


Don’t want to pen down my frustration for more pages but requesting every interested flat buyer please DON’T ever think of buying flat from ND Developers, if you:


•Don’t want to develop health problems like BP or sugar (After day to day fight with ND staff).


•Don’t want your dear and near to suffer living in ND apartment.


•Want to live your rest of life peacefully.

I am again one of the voices that has been echoing, along with my other mates who have bought the property from ND Developers.


I am a flat owner @ ND Passion, and have been struggling for every single thing right from flat hand over to the day to day issue that pops up every now and then.


All what they give is commitment and a date, but are never, anywhere close to what they commit. No one is ready to take the responsibility and things seems to be never ending.


We've been considerate all the time, but we never got any concrete response from the mAnasultangement and every time we land up getting disappointed.


No one likes to toss up the Name of their living places, where they have put their hard earned money into a negative terrain, but it is sheer discomfort, discontent and disappointment that has reached a stage where it is beyond what we could handle and eventually compelled everyone to let everyone know how we've been taken for a ride.

Pay and never get your flat. If somehow managed to get it, everything will break in a few months.


Never put your hard earned money in ND projects. They are the most unprofessional and distrustful people in builders community. Worst quality of materials and inexperienced labours are used to build your house.


I am an owner in ND Passion apartment Block-C. To summarize, they are bunch of liars and unethical people. Possession dates were delayed by few years . Most unfortunate part is every time they will come up with excuses like Sand Strike, Cement issues, Labour issue and project manager issue and kept on delaying.


Actual misery started after few years of delay, when provided possession to C-block owners. Nothing is ready from liveability perspective still after 1 year of possession. Anyone who visits ND Passion will see the under construction status and the inconvenience of residents. Quality is so poor that, all fittings have broken in few months and leakage everywhere.


They are just giving dates and now that has also stopped. Same status for all other projects in ND like Laurel, Around Mangoes or Elite. They will never complete any projects.


You must talk to C-block owners before buying anything from them.

This has been the worst customer service I've seen.


I had lots of hopes from ND but all in vain. They started with a very sweet talk and convinced to buy 2.5 years back saying, possession would be in 6 months. Its been so long and still I did not get it. Don't even see the sign of getting it for next year.


I can understand most of the builders delay with numerous reasons. But worst thing about ND is they do false promises, buys time from owners and then fail. When asked for explanation or a meeting, they just run away or fire their marketing person or CEO or what not. Funny part is, the MD, Mr. Durani is so great that he replies to our email saying he is out of station and gets spotted in the city. What a shame at his stature that he has to hide from customers and ignore them.


These guys are acting really smart and investing money to their new DTM office, ND Elite and Mangoes Villas.


They have already screwed ND Laurel and trying to do the same with ND Passion. I am already repenting. Just wanted to make others aware, please please please; do not buy property from this builder.


They are real liars!

Being a flat owner, you wouldn't want to write a bad review about a builder who is or has constructed the project/building where you are one of the flat owners. Unfortunately, I feel pained to write this review but I am left with no option now. This is something I never thought to do while booking my flat with ND Developers in ND Passion project on the Harlur Road. It has been a very very long journey since I booked my flat and I was to get the possession of the flat in 2012 April. Well, I have got the possession of the flat in January' 2014  after a long 21 months wait from the promised date but still my woes and worries are far from over. Reasons are plenty but I would like to highlight the few important ones that deserve mentioning:


1) The flat is in ready condition but the building is not. What it means that the approach to 'A' block where I have my flat is quite unsafe and still have long scaffolding erected, pathway not constructed properly and part of the approach to 'A' block has wooden pallets to reach to 'A' block. The service lift is ready but two of the passenger lifts are not yet ready and I am not sure when will they complete the passenger lifts. There are still a lot of work pending in 'B' block which is in between 'A' block and' C' block.


2) After attending so many meetings with their project staffs and site personnel, I have come to conclude that they haven't un7379521 up to many promises related to project schedule, progress and time line they committed during those project meeting.


3) Most of the amenities are not yet completed except the swimming pool. "Amenities" were one of the major reasons why I purchased and booked a flat with ND Passion. I don't see any hope of getting it completed in the near future based on their performance of not meeting past commitments and nhassurances.


4) Even after so many delays, you would want the builder to stand up, work towards the completion of the project and make progress on the project on a daily basis. With all the amenities and some of the civil work pending especially in 'B' block, I feel that they are either doing at their own slow pace or not interested to complete the project. In spite of constant reminder, the MD of ND Developers is not willing to confront and meet up to discuss the pending issues and take immediate action for the closure of the pending items (common amenities and pending civil works). This is the last thing that you as an owner would want to hear from the builder i.e. not willing to discuss the pending items.

BEWARE. The smartest thing you would do is if u do not consider purchasing at ND.


I am a flat owner @ ND Passion, I have got the handover of my flat and am living in it but I am writing this review as an individual and also on behalf of our community @ ND Passion. We have patrons who have booked in 2007 and have not received the handover yet. Following are some of the issues:


1) None of the blocks are 100% complete, infact our B block is approx 45% complete.


2) Of all the amenities promised only Swimming pool is ready.


3) Kids play in the entrance isle as the kids play area hasn't even taken off yet, they get bruised and hurt from all the Constructionguru30 material lying around on the site.


4) No designated area for patrons to park as most of their vendors work in the basement car parks.


5) Entrance and security cabins not ready, even the pizza delivery guys cannot locate the building.


6) To backup the pathetic delay in Civil works they have topped it with even poor maintenance and security.


7) No professionalism in terms of staff and vendor aishwaryasingh23ments.


8) they took a record 10 months to get 1 service lift ready and the passenger lifts are getting ready @ snails pace.


9) The amphitheater is getting constructed as one guy comes and lays a brick a day.


10) The club house which is marketed as the 9th wonder of the world will probably be something I will look to enjoy post retirement which is 20 yrs from now.


11) The tennis court, volleyball court and basketball court haven't made it out of the brochure and blueprints.


12) The list will only continue.


Please do not get carried away with any positive reviews about them, they have marketing geniuses who maintain anonymous status and post to balance the negative reviews.


We have made continuous requests to the MD Mr. Nayeem Durani to front up to the meeting to discuss the completion of the project but he never fronts up.

Hi,


I purchased Flat in ND passion in July 2012, that time project was delayed but ND people convince me that project will be completed by July 2013. Right now its March 2013 and I still don't know when will I get possession of flat.


For every delay Umyesh, Arun, Supreeth, comes with excuse that let your mind in tizzy.


The customer support service of ND is even pathetic, even after constant mailing and calling you will never be able to meet MR Durani, it seems he doesn't care after you buy property from him.


the only change that has happen from the day I book the flat to till now is tiles in bathroom, and that also happened when I went to site for 20 days.


Please do not buy flat in any under construction flat of ND, only think of buying once they have completed all project, else they will take all your money and then no one in ND will even remember to contact you.

I have purchased an apartment from this builder in ND Passion, which was in an under construction stage in Jan 2012.


When I have purchased, the builder promised to deliver in Dec.2012. I have been paying to builder all amount as progress takes place, as per sale agreement.


Till date I have paid 92% of amount of flat cost but the builder still says it will take 12 more months to complete.


The builder is also not giving delay compensation amount as mentioned in the sale agreement. He tells that will be given at the time of handover of flat.


What can we all owners collectively do against builder against this delay? Please advice what all options can be exercised by us.

I visited ND Villas property last week in off Sarjapur Road. Its really beautiful and located in peaceful environment.


I am planning to buy a 4 BHK villa in that project. As per its location and quality is really good and they are coming with new concept which connects more with nature.


If anyone else is also planning to buy there, then please go ahead.

I am an existing buyer from their ND Laurel project & I want to write a detailed review about this builder. This is a pathetic builder with very arrogant, irresponsible, greedy, careless and rude staff and management. The MD Nayeem Durani is so arrogant that he is not even ready to meet the buyers group. Pathetic breed of people making fool of innocent buyers, cheating them by delaying the project. The project is already delayed by 1 year and the way construction work is going on, it is going to take another 1 year.


ARUN from management is big liar and making fool of buyers for last 1.5 years. He is such an asxxx that he has not fulfilled even a single promise till date. He is not letting us meet their Cxxxx MD Durani and not doing his job as well. Blo y fxxx. On top of it that MD seems to be one amongst them.Totally illiterate, dont have sense to talk.keeps shouting on phone and what not. I feel like I have taken the worst decision of my life by buying a flat with them.


On top of it they are not having enough funds and transferring the funds between several projects. I would suggest and warn everyone not to buy anything from this builder. They are big time cheaters. not to be trusted.


They are not able to deliver just 100 flats project which is going on for last 3 years. Don't block your hard earned money in any of their projects mentioned below -

I had booked a flat with ND developers almost 2 years back in their Verthur road project named'ND Laurel' and they had promised to deliver by Sep2013 which is written in agreement as well. Work had been really crawling since the beginning and we flat owners were individually inquiring with the developer for quite some time.


It was since this May when we almost 20-25 flat owners started getting together to meet ND management to track the persistent delay in construction work. One appreciable thing that Arun from marketing team along with Umyesh agreed to have monthly meetings with flat owners.


Earlier Sep13 delivery date was conveniently moved to Dec13. Then on meeting held on Nov, date for flats in A block to be available for interior(not delivery) was moved to Feb 2014 and Arun made very tall claims that ND has hired someone called Mr. Mujahid who has 30 years of experience in gulf and with Shobha as well.


Here comes Dec monthly meet where Arun was absent but most awaited person Mujahid came with another lady named Sheetal(another fella from Shobha as claimed by mujahid) and distributed few xeroxed pamphlets and announced new dates for Block A available for delivery in June14 and Block B in Aug14 without showing any efforts to catch up with already slipping dead lines.


We all flat owners out rightly rejected these dates and demanded to meet ND Developers MD Naeem Durani. Mujahid and Umyesh assured to convey this to MD Durani. Its been a fortnight which included more than 20 mail reminders, phone calls but nobody seems to bother about how pissed off the flat owners are. Durani, Arun, Mujahid, Umyesh all have been part of all the mail chains which clearly reflects the sentiments of all flat owners but they wont listen.


Today their large advertisement pamphlet about Around the Mangoes and Passion elite projects, distributed along with Times Of India forced me to write this review. Delay is one thing, every build may do it but this is sheer attitude of the developer especially MD who doesn't even want to meet flat owners. He neither has a courtesy to write to the group.  Every time they'll some one new to announce a new date


Initially it was Vivek, then Arun and last time it was Mujahid. God knows who is next and what is the next deadline. Had I read such reviews before I booked my flat in Laurel, I would never had done this mistake.

The obsession about ND Developers  which I for myself liked, is the sketch of action they are fast, expert as well as good behavioral towards the clients. The whole thing is well organized in the company. They have split department for different works. As per the promise all the essential legal papers I got and building for my project has been very best.
