The construction quality is very poor


Before buying, see reviews on construction quality. Dont go by external beauty like lawns and gardens. You might get a view of greenary from a balconey of a house in which plaster falls off with slight impact.


You may get into virgin flat having leakages. Clogged drainages. Leakages from sewage pipes, kitchen sink falling off, in brand new flat. Check connectivity. Traffic bottlenecks. There might be a mere newspaper articles mentioning " cm have announced a brigde , tunnel and sky way" these are articles. Dont know when they become reality.


Casa rio club house is not adecuate for 8000+ flats. Its over crawded. And they are charging extra amount to tenants, while they have collected 4 yrs charges from owners as well. As per agreement, Palava have a monopoly of cable tv operator. Internet provider. Other vendors can not enter. Postman give poor service inside area. Speed posts are sentback with remarks of incomplete address. These are troubles of staying in casa rio.


Insist for agreement review before making payment.

Today I went to Lodha Palava for flat inquiry and it was one of the worst experience. Employees of Lodha are so rude, I am sure Lodha is not paying them good but we are not the people to take out that frustration.


Suggestion -Please organised more site visit rather than showing videos or 3D images(again from rude staff), with these kinds of stuff you can make fools only of typical lala community of Mumbai but certainly not the educated one.


All property seems to be well makeup from the outside. Casa Rio is next to drainage which they claims to be one of the Lake.


As compare to Lodha, Hiranandani is far far better. Their staff is polite and good.


I doubt this so called city "Palava" will never be liveable.


Saying "Lodha Palava" as Bullshit, will be an insult to "Bullshit". If you want to abuse someone, just say to him "Are you Palava".

Now its been 2 years, I am living in casa rio . One thing I will say before anyone wants to book a flat in lodha project, take your lawer and a construction worker who you know to the sales office . Lawyer to see all the clause and their hidden charges . Construction worker to check the quality of material used, and how's the work done. Meet some people who are staying in casa rio to know more on this . About the construction- its very cheap material used, even it wouldn't last for a year, one of the construction worker of palava told me this "bohut logo ka toilet leak hua hai, kam aacha nahi hai lodha builder ka, dwar ke papdi nikal rahi hai, door ka lakda tuth raha hai) and so on. But been said that, the overall facilities are very good, but still I would prefer to stay lots of time inside and that has to be perfect in terms of construction.

I had Invested in Lodha Group's wander and booked a 2 BHK level in Arctica - E-406, CASA RIO, Dombivili on 14 Aug 2015.

It is more than 4 months now after possession still they have not installed the VDP. more than 3 times visited to admib office and ennumbers of call, emails, e-request on app is been given. too poor customer support is been giving. the answer from PCMA of is like after 2 days, 5days from past 1 and half month. never expected such bad service from Lodha

I booked an Optima Flat( 11/2 BHK) with Lodha  builder and since I booked couple of my friends and relatives booked their flat with me. I wanted to pay them after visiting and seeing the progress of construction. I was told that it will be a safety issue for us to visit site hence they don't allow any of their customers to visit the site. In spite of this reservation at back of mind I wanted to pay them, but they informed me that my allotment is cancelled.


I had paid the booking amount and had paid first few instalments and also stamp duty & registration charges to the government. I had told them that I am an ex servicemen and they need to treat us with respect and dignity, their staff were thorough unprofessional and had no remorse for the way they dealt with me. I feel very sorry for my friends and relatives who blindly followed me on the project.


I asked them hard questions like you penalize your customer for payment delays and what if you delay the possession( All Casa projects in Dombivali are delayed) I would like to know how come actors like Amitabh Bachchan advertise for this builder when so many Mumbaikars are having problem with this builder, was surprised to see so many complaints on the net. Maj. A) Lodha changes price of the flat without prior intimation or cautioning the visitors on site. For eg sales team will quote low price on visit and a different price on actual purchase, Stating that the prices changed overnight and the order is from the HO without prior intimation. Even God cannot change the price so don't waste your time seeing anyone in the company.


b) Lodha's sales repts are well versed with professional lies to sell, For eg: Best one ever heard "Dahisar check naka will be moved by Lodha builders talks ongoing by end of project the check naka will be moved".


c) Lodha agreements cover every single aspect which purely benefits only them even if they are at fault. Lodha believes that customer is a scape goat so only extract, extract and only extract from them. For eg: They ask for one year’s grace period for delayed project, CAUTION to all new buyers they will grab this option with both hands, slabs will built on time for payment collection latter your money is used for advertising new upcoming projects and further delays will be caused for the current project they have a 5 point excuse in the contract to avoid paying you a 9%pa compensation. The best blame game is played by them. For the Dahisar project they blamed the govt for stopping sand mining, no customers were notified about the reason of delay in writing accept verbal talks on querying the delay. My Question: Why were no official letters issued to customers along with govt notifications for the delay of 2 years including the grace period?


d) Lodha collects taxes before possession which is not right, because you do not have the product but you are asked to pay taxes well in advance.


e) Lodha delays its work blaming the Govt for it, but collection of payments never stop they give you 15 days notice period for every demand letter even if you they have delayed the project for god many years. You are charged 18% without fail for any delay in payments.


f) Costumers are never allowed to visit the site from start to finish as this enables a true picture of the construction and progress. Common excuse given is safety reasons I wonder how other builders never give this excuse.


LODHA projects are aimed to suck the money of the rich, CASA projects are aimed to suck the money of middle class.


LODHA can never make dream houses they only ruin people emotionally and mentally. Customer service is the worst in its class. Upper management hides behind the HO walls and will never every give you an appointment or opportunity to meet and speak up.


SHAME SHAME LODHA!!! God bless those who still decide to take their projects.

I booked my flat in casa rio project. first they promised me that they will give me the keys by  nov 2012..and then they postponed it to june 2013 and in last week of may they said. They will give the flat by april 2014..in the agreement they said the developer can postpone the flat by one year and when I demanded them to give me the rent for the rest of the time.


They showed their back and said even lodha is suffering losses.They gave the reason of LBT  for the delay...but no LBT was there in month of nov 2012. Why should I pay for their mistake. They all are fraud and cheaters..should nt 've booked my flat there.

The Lodha casa bella project is really good but the people who are buying from lodha directly have to face a harrowing and stressful experience in order to make payments, get builder documents, site visits, and getting possession of the flat.


The only area I could say Lodha staff is very efficient in is how to provide VIp treatment to customers till he makes a booking. Once you make a booking they will not guide you properly unless you repeatedly ask them, The relationship managers will not pick up your calls. They will make you wait for 2 2 hrs in their corporate office for a 5 min work.


They will purposely provide you very less number of days to make the necessary payments so that they can charge you absurd interest rates on delay of payments(almost20%!!!).


They will not provide CORRECt details about the possession, they won't allow you to see the site for which you have paid so much money, and behave as if there are 100 buyers for one flat.


I would say the hassles involved for buying the flat is really cumbersom and tedious but hopefully once you get the flat would would feel happy. Provided the homes don't leak!

LODHA Group is a well known Builder in Mumbai and is expanding it’s business around the country. Lodha made news recently for purchasing a 22.5 acre plot of land in Wadala suburb of Mumbai for Rs 4053 crore. I wish to enumerate the reasons for my disenchantment and disillusionment with Lodha's services in the following paragraphs:-

  1. I booked my flat Oceania E/104 in Mar 10 in LODHA CASA RIO, Dombivili, Mumbai, and completed all the payment including a loan of full payment of Rs 25 Lakh by Oct 11.

  2. The Sale Agent in the initial days was prompt with his services and promised me the moon as far as quality and build quality, and project timelines are concerned thus luring me into paying the sum of Rs 27000/- as booking amount.

  3. I was asked to pay Rs 2.5 Lakh in 21 days and another 2.5 lakh in following 21 days. Also since I couldn't muster this kind of money quickly enough, I was charged 18% interest by Lodha on due sum of money which finally totalled to over Rs 60000/-.

  4. Now I didn't mind paying all this interest as I was promised prompt delivery of the flat but as it turned out later, there have been no clarity as far as possession dates are concerned.

  5. In process of buying this flat, I got transferred out to another city and had to suffer due to lack of communication. The same was not factored in taking a lenient view of my late payments and I was made to pay this despite my assurances to Mr Naren Bosmia- A head honcho at Lodha.

6.The initial system of feedback and helpline established by Lodha(022-676826782) never worked when tried by me on STD. It put the caller on a perpetual hold and left him in a lurch thus dissuading me from calling them.

  1. It was much later that an online forum for feedback and queries was established. I had already been charged for late payments by this time. Even in this forum, key questions were never answered. It was tabular form that one had to fill and there were no options to lodge complain.

  2. Lodha came up with concept of Relationship Manager lately. I was assigned one Ms Tripta Bedi for some time. She never responded to my queries and chose to eschew them. Later, Ms Swetanita Chakraborty, the current manager was assigned to me. Even she hasn't fared much better.

  3. There were several things that weren't delivered by Lodha as promised when the final blue print of the Flat arrived. Centralized AC as promised initially was conveniently changed to Split AC. There are more points that I haven't bothered to enumerate here.

  4. Back in 2010, I was asked to hurry up with my booking as the flat prices were apparantly being hiked the very next week. I was told that my flat would cost be 34.20 Lakh for an area of 746 odd sq feet(total).

  5. Today, I received a mail from Allchecksdeal.com, selling a flat of same size in Lodha Casa Rio for Rs 30.44 Lakh, which is Rs 4 lakh less than what I bought it almost 2 yrs back. This is ridiculous stuff by Lodha.

  6. I haven't been offered any better offer or increase in flat size or facilities despite a drop in Property prices. Nor has Lodha bothered to communicate to me the current state of affairs.

  7. When I paid a visit to Mumbai in Feb 12, I was denied a site visit as purportedly, it wasn't safe for me. This is in consonance of the total lack of transparency that Lodha has shown post receiving full payment from me.

  8. The Flat's possession date is open ended and I haven't been indicated any timeline so far.

  9. The customer referral program that I availed using Ms Shweta(Casa Rio, Arctica A-506) should have meant a gift for her as well. Despite filing for in the clubcasa website in Nov 2011 and Jan 2012, no action has been taken so far by Lodha to ensure that she gets her gift(Mobile Phone/Camera)

  10. Lodha has taken my requests as empty words or hot air and chosen to overlook the power of written word. The top brass probably is content reaping the interest of the money we have deposited here(Rs 30 Lakh in my case)

  11. This is my sincere advise to all investors in Mumbai to exercise multiple levels of caution and not be lured by the foreign locales that LODHA showcases in the Ad campaigns. Lodha has purchased huge tracts of Land in Wadala and has renamed that area 'New CUffe Parade' in its marketing campaign. Anyone who has been to Mumbai will tell you the real state of the dusty Wadala which seems a dust pan.

  12. Lodha by trying to sell it as a wonderful location near 'Eastern Freeway?'(Freeway- term used in USA for elevated roads) is cheating the people of this country.

  13. I have suffered at Hands of Lodha and I wouldn't like you to meet the same fate. Do your bit in spreading this message around.

Lodha has shown its bad color to all the common people. They are chetaer like no other, I believe. I have also booked a flat in CASA RIO, paid 20% as well, but they have increased the consideration value in the name of car parking. They are helding my registration also, after 20% was paid 17 months back.


I am not willing to buy reserved car parking at the moment due to money problem; however they are insiting on the same. Lodha employees behaviour is worst example inthe field of customtakeouter care and executives responsiveness.


We need to voice our concern in unity and show them common man power.


Let's unite for a better India.

The dream of every Mumbaikar to own a house was a farfetched dream for me as well, which became a reality couple of years back. I had invested in Lodha Group’s “Casa Project”. The most ambitious project by Lodha!


Customers who have invested money have the right to question Lodha Group about their investments.


Coming back to my story; I decided to cancel the booking and submitted all the receipts and documents only to know that the refund will be done in installments over a period of one year.


(I’m not sure how many families like us are still stuck not knowing what’s happening with the project.)


Taking the refund in installments over a period of one year was not a viable option hence I thought of taking a transfer to one of Lodha’s Groups other project. I took a transfer to Lodha Group’s “Casa Ultima” project. It’s been more than one-and-half years. Now, the problem is I still haven’t had a chance to visit the site and take account of the project work. It’s not because I do not have the time but it’s because the management doesn’t allow site visitation.


It’s also disappointing to interact with their relationship managers who I wonder have even gone through basic training soft skills training.


THE fun part is today I got a post from Lodha Group showcasing their launch of “Casa Rio Gold” project expecting that I introduce my friends to this project to win solid gold worth 3lacs. How on earth do they expect me to recommend my friends to invest in Lodha Group?

Till June 2011 the construction was not started and the Lodha was making a huge profit by keeping such large amount with him so I decided to cancel the booking and submitted all the receipts and documents in Lodha Exculus office, Parel on May 28th 2011. The customer care team assured me to refund the amount within 15 working days.


Now it has been more than 2 months passed but I have not received any communication form the CASA RIO team regarding the refund.


I am going to file a complaint in Consumer Court against Lodha Group.


I am scared about the refund as the amount is huge which is more than 5.3 lacs. I will not recommend anybody to invest in Lodha Group.
