My cousins daughter booked a flat at Lodha Amara and got the possession well within the time . But the since the possession the AC leakage couldn't be stopped and the plumbing too. Each and every time they have to lodge the complaint and still then problem persists.


Now very recently Lodha has started forcibly handing over the societies without completing the compliance of RERA. Car parking is not allotted yet


By showing the external anenities Lodha is trying to sell the constructed flats and Also coming out with more number of constructions without resolving the problems of the owners to whom the flats are already allotted say since April 18.


I will attach some photos of the apartments which will speak the reality

They will not allow you to see


the flat after 100% payment and


I have made the so many requests still they have not allowed.


I know that lodha policy is there not to show the flat but I have genuine issue so asked them to give handover. I requested so many times but that to no use

Donot book flat in lodha amara. they are theif. they will loot your money. one of the disgustinv and pathetic project. sales office and head office behind your money. poor staff. poor quality construction..dont go behind gym club house gardens etc amenities. those are just waste.

Once you visit they come up with there sales tactics, buy don't give you a actual site visit since they know there is something fishy (a big nalla).


If you think as a investment purpose , then your money is total waste, they charge you 81 lac for 1bhk and rent you get on that flat is 13000max if you negotiate very good , Soo 13000 - 10000 maintainence charge = 3000 per month.

I have booked 3BHK with Lodha Amara. Possession June 2019. But the complain which are on whats app group & other forums are making me really tense on the services / quality offered by Lodha's. Hopefully, some senior management executive will look into the matter & grill the culprits. I have stopped mouth to mouth publicity to friends & relatives.

I booked a flat and same scenario happened as their so called Channel partners are all fraud.


They would not refund the money as then Lodha would say they are just channel partners and are not company employees.

  1. Never book through channel partners

  2. With Lodha all projects are sold by Channel partners

  3. they are all hand in hand and never belive on their discounts unless documented.

  4. If u pay booking amount to channel partner then for sure if u cancel to book the flat that channel partner will never return the money and Lodha will just take their hands away

  5. They will be courteous to say we have no binding with an agreement between you and channel

  6. No project can be directly bought from Lodha and has to involve Channel partners

  7. the turnover from channel partner money is to tune of 100 Cr per channel partner which is then invested in Lodha group projects and they protect these channel partners.

  8. Lodha creates new business models of auction and selling flats through channel partners and this has increased corruption.

  9. even in the Cuffe Parade case their spokesperson has mentioned that we are bearing costs for the customer and not pushing it on them.

  10. Its all lies, they charge Corpus fund for 5 years which is illegal

  11. even in Lodha pallava once society tookover they gave just 20000 for each wing where did the rest of the money go?. and the spoekesperson says we are not passing it on to the customer.

  12. Corruption in real estate has increased in last 5 years due to new business models started by the great Lodha group and which is followed by many big real estate developers.

  13. Lodha London Living has a canala "Nala" passing across the society and they charge customers to the tune of 4 Cr for it.

  14. we all know how Lodha group recived its approvals for the project near a Nala.

  15. They are refuting to close Hookah bars.instead of stopping to curb corruption

  16. Even Lodha amara parking building is still under construction and still they force people to park there and to take possession or else we will have to pay interest.

  17. Swimming pool had a snake as the one end of swimming pool is left open without any barricade to the forest and dirty nala.

The property is upcoming and is on block on invitation basis only. The design plan is pleasant and is based on ‘walk from home to office concept’


There are 4 towers spread across several acres. The entire property is under construction as yet.


Its built in a heavily residential area so the success of concept is yet to be seen

The sales office is located in a plush green location .


However no site visit is allowed.


Even though the flat is located nearby they don't allow site visit.


Only one sample 3 bhk room is available to visit.


Sales office ambience is good howevwr and surrounded by good looking trees


The ambience of the sales office is excellent.

Also Do you have Golf carts running in campus who can help a driver to get down from car park to building?

All issues has been resolved by Lodha admin team, and I am happy with it.


I bought 2 flats @ Amara.


and also looking for one more flat for my uncle.


It's a very big project, initially there were some small small issues, but those are taken care by Admin team.

Don't buy flat in Amara buy just seeing there sample flat what they show they don't give, they show sanitary of jaguar and they give kerovit. After u pay ur final instalment of ur flat they take 15days to get ur flat ready by doing deep cleaning checking everything is in working condition. But when I got possession of flat intercom was not working sliding windows channel was filled with full dust leakage from duct pipe wash basin(sink) pipe flush tank continuously water is going in the commode. Pets r not allowed but there r so many stray dogs when ever u move they start barking doing poop everywhere car parking


Area is for dogs not for cars/ bike all dogs stays over there. Buying flat in lodha one of the top developers u feel secured but over there security is only not tight allowing anybody to cum, during lunchtime security guards r having kitty party nobody will be standing at gate to entertain visitors or to open barricade for vehicles. There r lots of Amenities in Amara but those r not enough for 50 towers once everyone will start residing. So please ask them to show flat from their ready tower.

I have visited Lodha Amara multiple times.

  • First there sales person are too mean and pressurize to book like every day is last day.

  • No site visit even if flats are ready and they boast of having amenities why no site visit.

  • Finally I got to get inside through a frnd who is living there in rented.

  • The major drawback for this whole area there is just one multilevel parking at the entrance only for the whole complex! so whether you buy a flat in the end or anywhere it will take you 15-20 mins to and fro from parking to your flat every time .

Imagine you bring some stuff from market which is always. so first go to ur building drop off stuff then comeback to parking then go again.

  • The kolshet road is 2 lane road only and the amara is to the right at end of kolshet road which is more narrower. if commercial complex are to come. Then it will be hazard.

Whole family will be walking to and fro to parking or the father will be messed. Imagine you have to drop off you kid to school it will take half an hour of your time just to pick the car then park the car again in morning.


They say sir golf cars will be running in future. But do you think for 5000 flats spread across how many golf cars would be enough one wait for those endlessly.


Currently possesion is given no golf cars are there!


Flats layout. Kitchen is at the door and then hall then rooms. Kitchen is just at the entrance not nice. No big dry area or even a balcony extension nothing.


Club house

  • Good but seeming the size imagine when 25 towers public will start using one club.

  • No sufficient kids play area just 2-3 rides here there.

How people come into buying without having look if the property is in just front of sales office and ready people should think developer is hiding many anomalies!

It was a great experience till finalizing deal for 2 BHK at Lodha at late evening to avail lodha's first visit offer( what sales representative mentioned). At a time of offer, when we were discussing about directions,   sales representatives told us that  project and offered flat  is as per Vastu science.  Also he told, offer will not be available on very next day as it will considered  as second visit. So  he told me to swipe card for INR 1, 08000 and filled application form late evening  around 9 pm on 4th August 2018.


So next day, I visited vastu consultant and I was shocked when Vastu consultant  told me that  offered flat is not favourable for me. So immediately  I  informed sales representative  my concerns about this flat  and requested to offer new flat. Initially, he said flats are not available as per my requirement. So I told him that, in that case I will cancel my flat. Then  sales representative  asked for meeting and offered me new flat  but it was not in my budget and not suitable as per their payment scheduled as well and same has been informed to him.


So after long discussion,  I requested in writing through mail for a refund of  INR 1, 08, 000 which I paid  on 4th Aug. But I didn't  get reply yet.

I have deposited booking amount for purchase of property at Lodha- Amara, # Wing 18, residence no 1802 on May 27, 2018.


Due to some personal circumstances I called up sale guys with 2-3 days of booking and requested not to process my application and refund me my booking amount and they confirmed they will help me out.


However since last 2 years I am suffering and they stopped receiving calls and their mail gets bounce.


I tried to get help with customer care representative also but they say they cant help as application is not processed(CRN not generated) so sales team will look after. What customer has to do with whether CRN generated or not, I only want solution but nobody helping out. How Lodha group cankeep my money if same unit is sold to some other person?


Also while discussion this matter with friends, I came to know about some quality issue of builder which was discussed in detail with sale officials before booking but they confirmed that this property of Lodha is not like their earlier project at Palava etc, however one of their internal team member only confirmed about poor quality material used.


At time of request for cancellation I was committed to come back once my problem resolved but looking at such behavior and wrong commitments, I advise nobody should deal with this group.Even if want ask for their policy and keep everything in writing as they can foot back any time.


Attach is application form confirming deposit amount, fake commitments and mail correspondence clearly describing how group behaves with its customers after taking your hard earned money.

I was planning to buy Flat at Lodha Amara and asked to swipe credit card yesterday as it was very late so told to come back next day and we trusted them & left. Today we came to complete formalities and found that there is Nala(Gutter) passing by our flat.


Yesterday my wife was asking to sales representative whether there is any Nala(Gutter), Buildings or crematorium nearby. But he clearly told that Nala(Gutter), Buildings or crematorium are not in the surrounding.Then also for confirmation we asked for the site visit which was not allowed.


To talk about the same and find any solution I was continuously calling that Sales Representative but no reply and its very bad to commit something and then just ignore after getting money.


We went to site office and asked to let us talk to someone who was present during deal but even after waiting for 3-4 hours we neither got anyone's contact number or chance to speak with them.


We are feeling like cheated and asked for refund as even receipt was not given for payment and no documentation was done so officially there was no deal but they gave email ID and said to email about the same and I sent email to find that recipient email box is full and getting bounced back.


You can also check the images in the attachment what it was shown and what we saw today.


It would be clear case of fraud if we don't get refund for our hard earned money.


I look forward to your reply and a resolution to my problem.
