I am NRI living in US that booked a 3 BHK spacious flat in Tower 7 Jadein 2016. We apparently closed contract sale agreement with due property tax in 2025 after enduring COVID-19 delays, Builder Project Extensions with RERA, Delays inoperation of Clubhouse & Annexure J amenities as listed in sales agreement contract. After paying the out flat with Construction Link Payments scheme on approved loan , and arranging funds for Annexure J & Annexure K amenities with estimated charges besides contract we were put up with additional interest due & holding charges from possession timelines iniated on plinth level which was unacceptable & violation of sales agreement on actual handover. For two years of pending delays, lapse in Statement of Account ledger updates with the flat occupancy we decided to close with lumpsum payment. The Relationship Manager sales team who performs handover repeated sends interest & holding charges letters on Godrej Properties letterhead which are not backed with receipts or itemized invoice bills with GST & TDS. We were charged holding charges with penalty & taxes along with interest with penalty & taxes which deemed illegal after consulting with Charter Accountants & GST Filing Consultant. To our surprise Annexure J whose payment was taken upfront in raised principal amount was incomplete with 43% amenities ready. I personally feel duped & taken hostage for additional Rs 10 lakh to be paid towards possession of flat in Jade Tower 7 , and get the flat keys. I have brought houses in US & India but never encountered experience from Top Rated builder which left me no choice but pursue legal action in India & US. I have been in India for more than year just to get flat keys. I have never faced such horrendous experience with Godrej Emerald sales & collection team who are not even trained or have customer orientation on adapting to vague & hostage taking collection with improper issued letter on Godrej Properties letterhead. I tried to contact Godrej Properties Godrej One Vikhroli office to get in touch with no luck & response. After paying for flat in Jade Tower 7 in full & paying property tax issued on our name with receipt thats pending for 2 years we were denied flat keys & possession.
