A cautionary note for prospective buyers and tenants especially families with pets, women, and children.


While the property may appear attractive on the surface with a good construction quality, a responsive builder-appointed maintenance team, and courteous security personnel the living experience here is deeply compromised by the current Resident Welfare Association (RWA).


🔴 Extremely Pet-Unfriendly Environment


Despite no legal or contractual restrictions on keeping pets, the RWA enforces arbitrary, harsh, and often unreasonable rules against pet owners. There is no dedicated pet relief area, and pet parents even those who clean up diligently are subjected to aggressive threats, unfair penalties, and a deeply discriminatory attitude. Pet walking hours are unjustifiably restricted, and the association demonstrates a blatant bias against animals and their owners. This is not a pet-tolerant or pet-loving community.


🔴 Harassment and Disrespect Towards Women


Multiple instances have been reported where women residents including mothers and professionals have been targeted, filmed without consent, and spoken to in derogatory language on public forums like WhatsApp. Complaints have been raised, yet no action has been taken by the RWA. A repeat offender continues unchecked. The silence and inaction of the RWA on this front is both disturbing and unacceptable.


🔴 Children Reprimanded for Playing


Children playing during regular hours are often reprimanded by RWA members for simply being kids. Outdoor spaces meant for community joy and child development are being controlled with undue harshness. This is a concern for families looking to raise children in a safe and nurturing environment.


🔴 Declining Maintenance Quality Under RWA Oversight


Since the handover from the builder to the RWA, the quality of maintenance has deteriorated drastically. Common areas are not well-maintained, and hygiene standards have dropped significantly a sharp contrast to the earlier efficiency shown by the builder-appointed team.


🔴 Unauthorized Rules and Penalties


The RWA often bypasses society bylaws and legal guidelines, imposing unlawful fines and restrictions without due process. This includes issuing penalties that overreach their mandate, with no legal standing or redress mechanism creating an atmosphere of authoritarian control, not community governance.


✅ Credit Where Its Due


The builders current maintenance team deserves appreciation. Their dedication to promptly addressing resident issues plumbing, electricity, water supply remains a positive aspect amidst the chaos. Security staff too are polite and vigilant.


🚫 Conclusion


If youre someone who values pet companionship, womens dignity, child-friendly spaces, or lawful community governance, this apartment may not offer the safe and supportive environment you seek as long as the current RWA continues its arbitrary and hostile practices.


I strongly advise future buyers and tenants to verify RWA functioning and community dynamics thoroughly before making a decision

Absolutely terrible experience with this builder – buyers beware!


There is no proper customer support system in place. Once they get your booking amount, you're left chasing them for everything – including what's rightfully yours. The referral system is a total scam. My brother referred me after purchasing a flat, and he was promised a 1% referral bonus. It’s been almost a year and we are still waiting. Despite multiple follow-ups via email and WhatsApp, we’ve received no response.


Initially, a sales guy named Hiralal was our contact. After booking, Krishna Murthy took over and shared his contact numbers – both on WhatsApp. Since then, we’ve been left in the dark. We even mentioned in writing that we would withhold our next payment until the referral issue was resolved. Still no replies – not even an acknowledgment.


What’s even more frustrating is that they have the audacity to keep calling us to refer new buyers! When we bring up our unresolved issue, they say someone will "get back" – but no one ever does.


To make matters worse, construction at the site was stalled for a long time. Only recently (about a month ago) did any activity resume, and when we visited, we were told it had been on hold.


We want to make it very clear to Sriram Properties – until you respond to our repeated messages and resolve the referral bonus, we will not be making any further payments. If any penalty is imposed for late payments, we will not take responsibility. Your after-sales service is abysmal, and right now, it feels like this entire operation is bordering on fraud.


Strongly recommend others to think twice before investing with this builder. Transparency, commitment, and basic customer respect are all completely missing here.

I am one of the person among thousands got cheated by Shriram. I bought a land in Shriram Malhaar and ended up in paying money for lawyer to run the case. Don't know when it will be done. If you want your money safe never ever think of this cheaters.

My Detail:


Name: Alok Kumar


I had paid Shriram properties Rs1, 50000 for their new launch project Shriram Codename "Smash Hit", project Name: "Shriram Serenity"on 29th Sep 2024.


The Shriram Properties salesman told me that I can get the refund within 20-30 days if I do not like the project afterwards.


When I enquired after 20 days with the Shriram about my refund as I did not like the final price of the project, I get the message from Ajit Singh rathore(xxxxxxxxx.x@shriramproperties.com, 951333xxxx) on 25th October 2024 that payment will be made after 60 days.


This change in date was done unilaterally by the Shriram properties without taking my consent.


Even if I take his new 60 days notice, it is finished on 29th of November and I have not received the amount yet.


They have not paid my advance amount yet, I need your support to get it back at earliest and punish the builder for lying and making the customer fool with false promises.

Such a pathetic, disgusting customer service. Booked a unit in Shriram 107 southeast, E-City Bangalore and made 10% payment as upfront payment. Until they collect the initial payment, they were prompt and accurate, since then no response to client emails on any queries and did not execute the sale agreement for 2.5 months for lame reasons. All my escalation emails and calls went unanswered. Simply took money from customers and playing around with no ethics/liability on clients' concerns.


Just for the brand name SHRIRAM booked a unit but feeling so disappointed, fooled, looted.


Strongly avoid going to Shriram as they are no different than broadlight looting company with false promises and extremely poor customer service.

I booked a flat at Shriram Sapphire (Code Name Ultimate) in Bangalore, only to be blatantly deceived by Shriram Properties. The sales person Papiya Jana lied about the delivery date and an EMI discount. Realizing the scam, I canceled the booking the very next day. They agreed but over two months later, I’m still waiting for my refund.


Shriram Properties has since ghosted me. Papiya Jana, the contact person, gives empty excuses with no follow-through. It’s clear they have no intention of returning my money.


This is outright fraud. I strongly warn anyone considering Shriram Properties—stay far away unless you want to be cheated.

They Don't keep up their words. Definitely don't book anything in prelaunch state. Full of false promise and they change the cost sheet whenever they wish.


Recently booked a flat in Shriram Sapphire(CODENAME ULTIMATE) 2 BHK starts from 75L for a carpet area of 700 Sqfeet and 2027 handover. Isn't it too costly?

Absolute fraud. Do not fall for paid positive reviews. Booked an appartment 7 years back and after paying 90% of the property value still not sure if this project will be completed. CRM is asking us to pray for project completion as this is only thing possible. Now the property ownership is also under question. Please check the link below

They are not genuine. pukka cheat. when blocking the unit they say it is completely refundable amount . but when we are not satisfied with the project and ask for money, they will stop responding you. wont pick your call . not at all trustworthy. don't invest your hard earned money in this project

I have no idea about this builders previous projects. I trusted him as a brand and invested in the project named "Shriram 107 South East" with a code name "Dil chahta hai Dobara"


Purchased in 2019, I was attracted by their offer of no EMI till Possession. All of their marketing executives, marketing heads, tele marketing and every person whom I have interacted has stressed on the same point that there is no EMI till possession.


From last few months they are asking us to disburse the payments by giving HLT declaration to the bank. Now, as the bank disburse the amounts the interests are increasing. We are unnecessarily paying the higher interests for the delay in project.


IMPORTANT:


Till the project is delayed, the interests needs to be paid by us which is not a part of the EMI. Bank is also calm because its getting the extra interest, which is not part of the loan


EMI after possession is just an advertising stunt. Its a joint game plan of the builder and a bank. Builder needs funding and bank needs interest, people who invested believing them are BAKRAS(we the ones).


I request every investor in the project to form a group and file a case against the builder to collect all the extra interests paid by us for the delay in the project.

We booked a unit in Park 63 Project, Chennai March 2018. The agreed handover date was June 2022. Even after the 6 months extension for COVID, till date the Unit had not been completed. Customers are forced to take over the Unit without Completion certificate. 95% of the money was collected by Feb 2022 & after that they are not bothered about the Handover of the Units. Also no claims for compensation is being addressed though we have provision in contract. The CRM response had been very poor from day 1.


Emails from Customer are mostly not replied. We had to visit

Tower 21 constructed with lot of flaws


1.electrical wiring

  1. no ventilation in master bedroom bathroom the windows are low so its forced to cover permanently

  2. The builders only focused with cheap construction not on quality construction

  3. Don't maintain time schedule of handover. 3 years delayed

  4. Association lot of issues going on

The whole set up in Shriram Properties, Mangadu Project especially the Project Head Mr. Saatish is Cheating unit. Lured by sweet talks I paid an initial advance of Rs. 1 lac on the basis of Expression of Interest as per their sweet sales promise. Not impressed by their delivery schedule I withdrew my EOI within a fortnight and requesting for refund for the past Four months. But no response. Nobody answers to calls and no replies to mails. Especially Mr Saatish, Project Head never responds. He has to be kicked out of the company mainly due to lack of basics of CRM. He does not know anything but blaming downline staff. For heaven sake please don't enter into any dealing with Shriram Properties as it is swallowing public money with no responsibility. I now intend taking the matter through legal process by filing a case against the company and also complain before RERA. The authorities should step in & stop company from looting the public. Please everyone is to be beware and avoid the company. Fraud company in one word.
