Godrej Properties

People invested with Godrej based on the Brand Name but looks like it's must disappointing us. We bought the property at Godrej and we haven't received our possession on committed timeline and yet even after multiple discussion with our assigned Relationship Manager - Neha Valvani and Mitesh Panjwani.

We got to know that multiple building are running at delayed possession issue at Godrej Garden City. Godrej is doing all these projects with Shree Siddhi Infrabuildcon LLP due to some internal disputes between these two. We are end customer of Godrej and to us Godrej is face to us on whom we have trusted as a customer.

I highly recommend invest somewhere else instead of Godrej Garden City. They are not giving any accurate response on our raised questions. People are suffering. They have delayed possession in many building at least more than 8months and more.

So sad that they took Rs2Lacs (not cheque, cash) from me to hold flat selection for 24hrs so that I can check with the family and come back. I did cancel with in 12hrs . They informed me that it will take 20 days for refund if i cancel. I was fine with that. Waited for 20 days, no response. I had a hospital emergency, informed the marketing team ( Aamir and Debraj ) about it and the answer i got was, it will take 60 to 90 working days for the refund. Called Godrej customer care number and they don't have any details about this and asking me to talk to the sales team itself :o.

I think they are busy with their other projects doing the same.

Coming from a tenant here, so I can't even imagine if you are planning to buy.

• You won't find daily neccessities(medicines/ eateries/ anything). Vegetable vendor comes twice a week with limited and 1.5-2X priced veggies. There is one vendor for water can who is permitted inside and he is someone you will never want to meet again in life.

• Water in taps smell pathetic, I think the pipelines are never cleaned

• There are charges for everything(move-in, move-out, maintenance is 4K)

-The gym seems like it has not been cleaned since it's construction. You will feel like vomiting when you enter. And these guys don't switch on the AC there.

• The rules in the society have been laid down by morons. You can't walk after 10 p.m, you can't move-in/out on Sunday's and post 6 p.m. You can't get any maintenance work done on sundays.

-And in most of the houses the residents are bachelors from nearby colleges so you will always have bang on music or weird noises from above your flat at the most unconvienient timings.

-And well, there is a broker here who is the most conny person you will meet.

For those of you, who are thinking to buy properties with Godrej just looking at the brand name. My advice is to please think twice. Here are a few facts, you must validate from the builder before buying or even paying any token money to them to book the flat.

1. Who will actually build the flat? will it Godrej, or an outsourced vendor of Godrej?

2. Who will sign the agreement? will it be Godrej Properties or some other company?

3. Ask them specifically about everything - Parking(what kind of parking), Water( who will provide), project handover(how will that be planned and implemented).

4. One point of contact who will be responsible for the entire project, to whom you may always escalate.

5. Ask them specifically the process of hand over and get that in writing.

6. Get a list of equipments which they will install in the scoiety like number of Air conditioners, STP who will install and maintenance, etc. Trust me, you will not be able to that all on your own.

7. Never ever fall into this trap, that this is Godrej and they will never cheat. They can and will cheat you.

In Godrej City Woods Panvel developer has provided 499 parking space for 560 flats. They orally promised ample parking space in the project at the time of booking and my agreement states that I am entitled to one open parking space but the same has not been provided. The developer is now passing on the buck to society and expects society to address the problem that the developer has created.The above 499 parking spaces include both covered and open and visitor parking.Connectivity to Panvel station from the project is very poor.Please speak to any resident of woods to confirm above.

I purchased the Godrej Park Greens Mamurdi 2 BHK flat in 2019 on the very day they showed me a virtual site visit in their Mamurdi office. They promised that they have a track record of delivering before time and hence even though the possession date was mentioned as April 2023, they will deliver in April 2022. However even on today they are telling that th delivery will get delayed until April 2024, which means 2 years delayed as per their verbal promise date and 1 year delayed as per the agreement. Now when I complain they will not pay any heed to me. This is my worst experience with Godrej properties. Please don't buy don't buy. They will break your trust after you buy.

Godrej Properties is a pathetic builder charges 20 to 25 % premium and quality is worst . Sample flat and end product will be complete different. Beware of GPL as they have outsourced everything except payment collection of hard earned money of home buyers.

One star only for its greenery and design layout..That too foreign copy paste

Storm Water Drain or sewer passes through in between the society this foul smell and snakes breeding area. 14 acres with 830 flats a High density society makes it too crowded.Technically, no place for middle age and teenager to play this they play everywhere in blocks causing huge disturbance and noise. The management wastes money on noisy dj event another nuisance. 70percent are tenants so they damn care. Cracks are there inside apartment. Private property of builder inside society. Security is pseudo till 2Am main door open as they too lazy

Dear readers,

Please don't fall in the trap of Godrej Properties, considering their brand name. I have got trapped looking at their brand name.

I brought a property in their project named Godrej Greens, in Undri, Pune and was promised to deliver the possession by 30 Sep 2021. Now we are already in April 2023, still the project is not completed. They have already extracted 95% of the payment from us. Now we are left with no choice and we are paying bank instalments and also heavy rents for our rented apartments.

Further, no one is listening to the purchasers grievances to update about compensation and possession, their RMs are useless with no knowledge or authority to commit anything. For all your queries they just keep saying we were working on it. Their grievances dept is another useless dept, we keep them emailing and they don't even bother about us.

You can't even ask anyone about any update. When we are visiting to their sales offices they have recruited bodybuilder bouncers for security and toothless RM as mentioned earlier.

Please take my advise and purchase property from a good local builder who are atleast available in their office to listen to your grievances. Here no one is taking responsibility of anything.

Please be prepared for financial, emotional and mental suffering if you are going with these Godrej Properties, looking at their brand name

I booked a 3BHK Flat in last week October 2016 at Godrej Greens Undri Pune Project. GPL had promised possession by 30.12.2020. Project was launched on litigated land without Environmental Approval (Certificate). EC issued on 16.02.2018 - 15 months after launching and booking. 5 times project-flat possession dates have been changed. 79 months already passed from the date of booking, No one at Godrej Properties Ltd is able to confirm the possession date and delayed delivery compensation to 800 plus buyers of Godrej Greens Undri Pune Project. Godrej Greens will be dependent upon tankers water supply. A society of 900 plus flats will not have municipal corporation water supply (even drinking). Prospective buyers please be careful about Godrej Properties Ltd. Think 10000 times before booking Real Estate Products from Godrej Properties Ltd. 800 plus buyers of Godrej Greens Project are suffering due to unethical business practices and hypocrisy of GPL. Unfortunately they would not allow to see your dream home even you pay more than 90% payments. They are champions in false commitments, misleading information circulation and fake advertising about projects.

Booking form something, in brochure, their socalled sales persons would tell all falsh things to temt you, agreement written something else and one-sided with out any QAP, SOP in place, very poor knowhow in engineering, they actually run a shop or fish market.

Earlier Godrej we use to opt, now has thrown away all from my house ending with AC.

Remove your old belief in Godrej. No more should get associated.

At all places they have cheated customers using people's loyalty towards Godjej and pinned, just check.

Do not believe a word they utter. Not engaged and good civil engineering architect firm to fool customers.

As per my experience, Godrej Garden City Ahmedabad is full of cheaters and fake management.

My name is Sudheer; I booked a flat in 2019 mid in Godrej Garden City Vananta. Until 15th April 2023, I was getting all updates, and they were 200% sure that they would deliver the flat before April 2023 and took all the payment. Even they not allowed for the last payment as a future date cheque as I had doubted that things would be complete.

Based on their promise, I came to Ahmedabad dated 10th April from Banglore(I work for Adobe Banglore) for a month. Now, a month passed, but they just moved the dates, like the next 2 days, 3 days, and 5 days. Who is on this earth, have time much time to wait, and no one can expect Godrej Properties, one of the legends in their field. While inspecting the flat, I saw that there is a huge crack in the wall under the window; I keep taking follow-up for that, but no update.

We are not allowed to talk with any person from top management, even not sharing their email; they are very clear "There is no further update, and you need to live with it".

I booked a flat in Godrej Splendor, and they are good in clarity and escalation matrix and very approachable but these people are a bunch of crooks, I had booked a flat in Godrej Garden City, Vrindavan and the clubhouse got ready after 5 years of possession.

I am seeking a definite date for the key handover and compensation for the delays and loss due to the circumstances.

At the outset I would ask all prospective buyers to not trust the brand blindly. The second most important point is to connect with current buyers who have got their flats in Godrej Woods and take a feedback before buying in Highlands or any of their other projects in this locality. You won't be given time to read the agreement, you see it at the registration office and are supposed to read and sign in the available few mins an 100 plus page document standing at the registrar office. So ask for it in advance. There is lot of gap between sales promises and delivered Flat. Insufficient Parking space, promises were sufficient open parking for all to be allocated by society. Construction is substandard with poor workmanship. The buildings don't have an entrance lobby except for 1 or 2 buildings. The tiles are misaligned, The kitchen platform has gas connection on right side but the only exhaust provision is on left side, the list is long with issues of leakages reported from new flats. Bottomline do not trust the marketing and brands promises which we did. Check ot the completed flats in Godrej Woods and meet few residents there for a first hand view. You will realise the big promises and quality is only on the marketing videos and reality is far from it.staff courtesy is good during sales after that you will realise that response to mails also need multiple reminders and phone calls. Beware it's a trap.

I admit it, I was made fool by sales team pitch. In reality it was nothing.

We had booked a flat after collecting hard earned money from years and years. We were promised amenities like swimming pool etc

Now it’s been 2 years, they are not letting us see the flat. We are not kannadiga but every time my wife visits the builder, she was abused and physically escorted outside.

One time I went to check the matter in godrej builders office, I was given the same treatment and the manager even spit his pan on my face. It’s humiliating. No one has to pay and experience such trauma. I will sell my property, I have already listed it on 99acres and other sites

I have bough an apartment in Godrej Rivergreens in Manjari. At the time of sale in 2021 they said that there will be a 6 lanes DP road to connect it to main road in Kharadi. However till date there is no sign of DP road as its stuck inland disputes. Now they say that existing very narrow and dangerous road to be used. Who will stay in thsi project with no connecting road at all. I asked many times on progress of DP road but they don't reply. Only when they need payments then they will chase you like goons.

We felt as if we were betrayed with the name GODREJ.

Fighting for days to see our own flat before final payment was something we were requesting .

From long time

Finally we were taken on site … we were shock to see the whole of the project and demarcation from Highland and solitaire.

We booked this flat almost 10 years back .. as our HOLIDAY HOME…

The first word which came out of our mouth was “AWFUL”. when we saw the Godrej woods from outside . And by the time we finished the tour we had too many other adjectives that got added other than awful .

It’s so badly constructed, choice of colour was extremely bad , amenities were not as promised , . The building looked as old as 25/30 years .there was not even single thing that made us feel that ok this can be one thing that can be the reason to use it as holiday home . Its made like a lodge.

The amenities provided was the joke .. they did provide swimming pool but a pool which which will look crowded with just 5/7 ppl into it … wonder what was the planning keeping in mind 536 flat .

Gym was pathetically designed and again it’s so small that at a time only few can go in .

Amphitheater was really a joke … I don’t know if they really know the idea of hvng amphitheater in the society … a small circular place which can only fit 10 people in there …. Was that a joke from architect…

The whole of the experience was disappointing.

The flat looked like government quarters badly finished . The quality of the work done is below average.

The decision of trusting the brand Godrej has failed us miserably.

Felt like cheated , disappointed, disheartened seeing the final outcome of Godrej woods .

The whole treatment of Godrej woods felt like redevelopment tower .

Disgusting!!!

If I had choice i wud give minus rating .

People who trusted Godrej brand … it’s a shame to see the outcome .
