Absolutely pathetic experience. Booked the flat godrej nest kandivali east on name of godrej. During registration came to know it's a joint venture with Shivam builder. Gone with the brand name Godrej project is delayed by a year and now Godrej is washing their hand saying they were only marketing partner only. They asking 2.5 to 5 lacs additional money during possession on the name of LUC charges. Sample flat for 1 bhk not shown and now given the powder room without shower in it. Extremely rude RM when going for discussion after booking fighting with customer if we have put you on gun point to book in godrej. Following all unethical practices. If godrej can do this I don't trust any brand as a builder. Made one of the worst decision on my life. Don't fall in marketing trap.

I am a buyer of a flat at Godrej Nest, Kandivali East, and my experience with Godrej Properties has been frustrating and disappointing. While the brand is reputed, my journey has been riddled with issues that seriously question their commitment to customer satisfaction.


1. Hidden Charges:


When the cost sheet was initially discussed, I was assured that the total amount quoted was all-inclusive, with no additional payments required until possession. However, during the agreement registration, I was shocked to find LUC(Land Under Construction) charges added, amounting to 2.6% of the total sale value, without prior clarity. Despite raising concerns, the issue has neither been addressed nor resolved. I was even told to pay the LUC charges immediately to avoid interest accrual—charges that, as per a Supreme Court ruling, are deemed illegal.


2. Unready Amenities:


The promised amenities remain incomplete and non-functional, yet maintenance charges are being demanded. Charging for facilities that are not ready is unfair and unethical, especially for a brand of Godrej's stature.


3. Security Deposit Mismanagement:


Godrej Properties demands a hefty security deposit without providing any safeguard for defects that might arise after possession. There’s no defined refund timeline, nor is there a provision for interest in case of delays. Such practices are both unfair and inconvenient for buyers.


4. Unprofessional and Inefficient Support:


a) Frequent RM Changes: The Relationship Managers(RMs) keep changing, and every time this happens, the buyer has to re-explain their issues from scratch. This process wastes months, as it takes 2-3 months just to get a response or resolution.


b) P@CE Scheme Issues: The P@CE scheme has been extremely unsatisfactory. We have to follow up multiple times with the RM to get the interest credited, making it a tiresome and frustrating process.


c) Rude Behavior: The staff and RMs are often rude and dismissive. Instead of providing solutions, they create more stress for buyers, which is unacceptable in such a high-value transaction.


Conclusion:


While Godrej Properties excels in branding, the reality of their customer service and operational inefficiency paints a completely different picture. I reluctantly made the required payments under protest due to the urgency of taking possession.


For anyone considering investing in Godrej Properties, I strongly advise you to scrutinize every detail, demand written clarifications, and be prepared for significant follow-ups. The current experience with Godrej Properties has been far from satisfactory, and I sincerely hope they address these issues to restore customer trust.

Buying a flat with Godrej Properties might seem appealing due to their reputation as a top-tier real estate developer, but my personal experience has been disappointing.


I booked a flat with them but had to request a cancellation due to unforeseen financial constraints. According to their policy, the refund should have been processed within 45 days. However, even after more than three months, I am still waiting for my refund.


Here’s a brief summary of my challenges:


Delayed Refund: Despite following their cancellation process, the refund has been delayed far beyond their stated timeline.


Poor Communication: Multiple emails and calls to their customer support and senior management have yielded vague promises but no resolution.


Lack of Accountability: Even after escalating the matter and raising a formal complaint with the National Consumer Helpline, I have not received any concrete timeline for my refund.


While Godrej Properties may deliver well-constructed homes, their post-sales support and handling of customer grievances leave much to be desired. If you’re considering buying from them, ensure that you are prepared for potential delays and communication issues if things don’t go as planned.


I hope my experience helps others make an informed decision.

Nightmare , sales people lied to us , post signing the agreement we were told that the flat does not have a terrace . 2 days before my parents were to fly to Pune to close the registration process. Since we live out of India we spent money time effort getting a poa done as the team was threatening to cancel the deal. After so much drama and threats they told us that the apartment structure has changed. Send us the new structure after thousands of follow ups. Then when we asked for compensation for cheating they denied. They have not come back with revised price. They never respond , lie, cheat and it’s the rudest team ever ! Now thinking of approaching consumer court no stars for them they are minus infinity stars

I am compelled to write this strongly-worded response regarding the ongoing issues with Unit J11204 in Godrej Celeste. While your previous email lists agreement clauses and cites procedural guidelines, it glaringly ignores the root cause of this situation: blatant mismanagement and false commitments by Godrej Properties.


Godrej’s Reputation Undermined by Mismanagement


For a brand that touts its "125 years of legacy" as a hallmark of trust and reliability, the actions(or lack thereof) in this case are a complete betrayal of that promise. Your sales team assured me, with no ambiguity, that possession of Wing "J" would occur in the first quarter of 2025. This verbal assurance was repeatedly emphasized to allay my concerns about the project's formal completion timeline of 2027, as stated in the Agreement for Sale.


Your branding and reputation led me to believe these assurances were credible. Yet now, as construction remains stalled, you fall back on the four-year timeline written in the agreement and expect customers to silently absorb the burden of your internal inefficiencies and delays.


Mismanagement Cannot Be Hidden Behind Clauses


It is unacceptable that Godrej Properties hides behind agreement clauses to justify its failure to meet the verbal promises made by its representatives. The very fact that the project is stalled reflects a failure of planning, coordination, and execution by your organization. Customers are neither responsible for nor obligated to endure the fallout of your internal challenges.


This situation amounts to nothing less than a deliberate breach of trust with your customers, who are now bearing financial and emotional stress because of your mismanagement.


Evidence of False Commitments and Customer Anguish


I am not alone in my frustration. Public reviews of Godrej Celeste echo similar grievances about delays, miscommitments, and financial strain. Below is a summary of negative opinions from fellow customers:


Deliberate Misleading by Sales Team: Customers have consistently reported being promised early possession dates, which were later denied.


Failure in Transparency: There is a lack of proactive communication about project delays or resolutions.


Unresolved Construction Delays: Stalled construction with no clarity or accountability has become a common theme.


Breach of Customer Trust: The trust placed in the Godrej brand has been eroded by unmet promises and poor grievance handling.


Demands for Accountability


This situation cannot continue without Godrej taking full accountability for the mismanagement and addressing the trust that has been broken. Before citing agreement clauses or penalties for cancellation, I demand that Godrej acknowledges the following:


Admit to Mismanagement: Accept that the delays and stalled progress are the result of poor internal planning and execution, not unforeseeable circumstances.


Acknowledge Verbal Miscommitments: Recognize that customers were systematically misled with early possession timelines to secure sales.


Commit to Fair Resolutions: Offer customers options that reflect the fairness and integrity you claim to uphold as part of your legacy.


Proposed Resolutions


Given the above, I demand one of the following:


Immediate Cancellation Without Penalty: Refund my full payment without imposing penalties, forfeitures, or additional charges. The financial burden of your delays is already too high for me to sustain.


Payment Deferral Until Possession: Defer all remaining payments and loan demands until possession is granted, with no further financial demands on customers during the delay.


Transparent Construction Timeline: Provide a clear, detailed timeline for construction resumption and delivery, and adhere to it without further excuses.


A Breach of Legacy and Trust


This situation is not just about delayed construction. It is about the trust your customers placed in the Godrej name, only to be betrayed by false promises and mismanagement. Hiding behind agreement clauses to protect yourself from accountability is not reflective of the values you claim to stand for.


I demand an immediate response addressing these concerns and a resolution that prioritizes fairness and customer trust over procedural excuses. Failure to acknowledge the mismanagement will only deepen the erosion of Godrej Properties’ reputation among its customer base.


I expect your urgent action on this matter.

I have booked a 3BHK flat in the Celeste project at Godrej Garden City, ahmedabad and when I made the purchase, the sales team assured me that possession would be handed over by 2025. However, the construction has been on hold for the last 15 months due to an ongoing internal dispute between Godrej Properties and Shree Siddhi. This has raised concerns about the feasibility of the original timeline. As of now, there is no clear information regarding when the construction will resume, leaving many buyers, including myself, uncertain about the project's future. I would appreciate more transparency and communication regarding the situation, as the lack of updates is quite frustrating.


Even though we have sent emails to Mr. Pirojsha Adi Godrej(Executive Chair person) and Mr. Gaurav Pandey(MD & CEO), we have not received any response from them. God knows what will happen next.

Deceptive Practices by Godrej Properties and Matrix Acres Private Limited, Underwriters: False Promises and Misleading Hype, for the project Godrej - Jardinia, Noida.


My experience with Godrej Properties, particularly through their partner Matrix Underwriters, has been highly disappointing due to a series of deceptive marketing tactics. Mr Ashwani Rai from Matrix acres along with Mr Brijesh Patel from Godrej Properties, have given false information about the project milestones timelines and thereby the demands that will be raised. But the fact is very different, leading to huge financial stress.


Matrix Acres Private Limited Underwriters, working alongside Godrej Properties, lures potential investors with promises that sound too good to pass up. Specifically, Matrix Underwriters promised commission-sharing as an attractive benefit, but this was nothing more than a bait-and-switch. Despite numerous reassurances from Matrix acres, the promised commissions never materialized. It’s clear that this offer was simply a tactic to get you on board, with no intention of following through.


Additionally, Matrix Acres Underwriters provided misleading information about the timing of payment demand letters, causing significant financial stress. They made it seem like the payment process would be smooth and predictable, but in reality, sudden demands for payments arrived unexpectedly, leaving me scrambling to manage my finances.


Another major issue was the hype created around the supposed massive increase in property prices in the locality. Both Godrej Properties and Matrix Acres Underwriters claimed that property values would skyrocket, portraying it as a golden investment opportunity. However, this projection was far from accurate. The price growth they promised never came to pass, and the return on investment has been underwhelming, to say the least.


In conclusion, if you’re thinking about investing in a Godrej Properties project through Matrix Acres Underwriters, be very cautious. The promises of commission-sharing and significant property value appreciation are misleading at best and completely false at worst. Don’t let their hype and deceptive tactics trap you into a regrettable investment decision as they did with me.

I purchased a 2bhk flat in Godrej Nature plus in 2018. It has been more than 5 years, still we have no signs of flat


getting delivered. As per the agreement possession was supposed to happen in June 2023. We still haven't received the possession and the builder is not responding to our queries. There is no update from the builder even after multiple emails and phone calls. In between when we visited the flat it was in very bad shape. Door frames broken, tiles broken, grills broken. Very poor construction. They are not replying and we are completely stuck with them as we have paid almost 90 percent of the amount.

Horrible experience and distrust the Godrej name now. Sold us a Jodi flat and then said flat can't be joined. Got OC in mar23 and started our EMIs promised possession in oct23 but did not give possession till Sep24, over 1.5 yrs. Too expensive and not worth buying

I Booked a Unit in Godrej Celeste in Feb-2023 and they said possession will be Dec-2025, till July-2023 we almost paid 50% of unit cost but then ... Work on site stopped till today no update every will start soon .... On Booking we were assured that possession in Dec-25 through as per RERA it was Mar-2027 on that they told it buffer time has been taken for Big project like Celeste.


Now we stucked as the project is delayed when will start god knows , as the money already invested in this wrong project can't explore other option , on withdraw they are deducting almost 70% of the amount forget about interest and compensation.


Even they didn't filed quarterly statement in GUJRERA portal , god knows how ....... GUJRERA officials ???


Filed on compliance Request 2weeks ago but that in process ... any body who invested or booked home in celeste any clue please let me know ... how we proceed for legal help / or approach GUJRERA to intervein

Please refrain investing in Celeste property as construction is stooped since a year now and we are not getting any appropriate response from Godrej team as in when its going to start as its causing financial impact on our money invested and interest is being charged which Godrej team is not at all bother. even when we ask for cancellation due to construction stopped and no more further clarity that its going to be restart. they are saying you will get only 8 Lakh refund against payment of 21 lakh where we are now actually stuck as they are not giving the full refund though its delayed from their end still no courtesy to give money back with interest or a commitment that they will complete the construction by Dec 2025. would request all the investor of Celeste to drop an escalation to Guj Rera site else these people are not bother at all

Godrej people have CHEATED me by giving Damaged / major CRACK in the wall & also leakage in the ceiling in bathroom.


And I also been promised by GODREJ - SOUMITRI HOTA that I will get 2% LOYALTY DISCOUNT before registration, because I bought 2 flats. BUT UNTIL NOW THEY NEVER PAID ME nor HANDED OVER MY FLAT Nor they are ready to pay me any COMPENSATION AMOUNT.


After repeated complaints written to Godrej sales head, VANESSA TAYLOR, she kept ignoring my complaints and never gave any response nor taken any Action.


Hence, I’m going to write bad reviews against Godrej on all websites where all GODREJ has properties. ????

I have booked an apartment in Godrej Nest c wing 2bhk in 2021. Just to tell, it's a trap from Godrej to extract money by charging premium. It's shivam land and godrej is just developing and marketing.. Unethical and zero customer service once flat is booked.


These godrej will keep u in dark and won't show ur flat, just architect letter and keep extracting money. In last 3 years I have paid 90% but haven't seen my flat till date.. I kept begging, but these cr are adamant not to allow site visit.. Its frustrating that after paying more thn 1.5 cr, I am yet to see my flat. Agreement has hidden clause regarding future taxes and LUC charges.. Now they are charging 6 lacs extra, never said unless they received OC.. Now forced to pay such hefty amount.. PL Godrej is a scam and don't go by name.. They will keep harassing u and extract money.

This came across as a good project with thoughtfully designed rooms with adequate ventilation and open spaces. I loved their 3BHK plan. Only let down is the lack of provision for additional parking. I wanted an extra parking, on payment of additional charges, along with the alloted one coming with the flat, as we use 2 cars in the family. But looks like Godrej Properties has very stringent rules and cannot accommodate genuine requests of serious buyers. So with a heavy heart I had to turn down the deal, as for me , this was indeed a deal breaker ... I mean who would sell a car to get into a 3BHK at Mamurdi? Point to ponder?
