I stayed in DS Max Sprinkles E Block for around 18 months. Wanted to leave early but due to vivid had to stay little longer.



  1. Build quality is very poor. Even though building is not very old cracks are everywhere. Also even if you talk normally neighbour can listen.



  2. The E Block lift didn't work most of the times and even after complaining everyday they didn't provide permanent solution. In stead they kept gurads to check who is carrying what in lift as it couldn't support any load.



  3. In front of every blocks they kept big bins for collecting garbage however they were not adequate and as such people used to throw garbage everywhere and the whole place stinks.



  4. Except few weights nothing works in the gym and the one time I used swimming pool I had skin infection. The terrace is complete mess and you can't even walk there. They didn't even have proper balcony it can be only used to keep your cylinder , washing machine and that's it. Also they won't allow to carry any item through lift.



  5. They mentioned 24 hour power backup but in reality they provide backup to only 3 bulbs .



  6. Management is made up of people who are only interested in politics and looting money. They won't listen any complaints. They once also enforced from which shop you could collect water cans.



  7. However the worst moment came when I was leaving the society. My owner didn't pay 1000 rupees from 2 years back and for that reason they kept me and my hired team waiting for almost 2 hours. I even gave them the pending amount at the gate itself however even after my owner and myself kept calling the management team was pushing things to one and another like any government office. The securities and the other stuffs are simply illiterate and don't know how to behave properly.



  8. Even some people are so narrow minded. They had problem when someone feeds stray dogs outside society. They had problem when someone walked on the terrace. They had problem when someone smoked in his own room. They had problem when dogs bark.





Overall this sucked the life out of me and I haven't seen any worse managed society in my life.

Very poor customer relation , delay in delvery and false promises on prject completion . No response from team , need multiple folow ups and mails for any kind of support .

Beware of this fraud Builder DS-MAX, the staff are a bunch of donkeys who do not have product knowledge, their Architect's head does not have any Architectural skill. Their flats are not cheap lots of hidden costs involved which you will get as a surprise once you buy. Their staff is very irresponsible. They don't have a sense of customer satisfaction. Buying a house from them is like staying on lease or rent. Interiors are not allowed from outside. Imagine getting an interior done by a designer who does not know how to measure. Their Sales department are very smart they know how to con the people. Please don't fall into their trap. In short Irresponsible staff who only know to collect money without delivering what they promise.DS-MAX is a cheaters

Bought a flat in skycity recently....paid all money. REGRET big time.

Not transparent and not coming forward clearly with any of the paper works.

Forcing the buyer to use interiors from DS-Max only, no other option. The designs offered is horrible ?? and very high price.

Registration is not happening even after chasing them.

No contract created for services....which runs into lacs.

Private banks and NBFCs do not recognise them in good way.

Please join me, if you need to add strength coming together.

Booked flat on DSMax satelitte apartment almost a 3 years ago, as per the promise commitments they should provide the falt ready by 2020 sep, till now they are ready for posession...For everything we should take permission including home ceremony... Unhappy with there services...

Hi, as a owner of flat built by D's max, would like to share few honest feedbacks,

Please think 100 times before buying flat with DSM, they are worst in quality of constuction.

Don't see there adds in new paper and bluffing quotes from Mr Satish reedy .. in that not even 10 % he will impliment.

Poorest customer service, worst esclation matrix, no proper plannings, house is not worth after 10 year.. re sell value is least amoung local builder if you compare..

Poor quality, worst customers centric, unskilled workers, you need to behind them for leagal docs like katha , tax.. they will offer you flats for less prices.. don't fall in pray!! Poorest quality construction !!! .. keep this as lost option to buy..

They won't keep their words, they fool innocent people by fake promises and simply hopeless. they charged me 30K for Flat Patni contest and cheated. was told that if we will not win the contest will be offered with gift worth 30k but given cheap quality 100 Gift to thousands of contestant and for that they collected 30k from each one of project manager Mr. Subhash is a polite speaking but knows to cheat innocent people. don't go with this brand. fake poor quality of constructions they provide.

I have lived in rented flats since my childhood. I do even now. Before my current place, I lived in DS Max Sprinkles. It is one of the WORST place to live. Area is bad but the people living there in the apartment are unbearable. They have problem with everything.

Eg. Had a loud fight with my partner. In the house. Doors, windows closed. But someone came to our door knocking and threatened to call cops on us :D

While moving out, they did not have maintenance records. Made me wait for the right pending amount for more than an hour. I donated my old matress to the electrician. They didn't let him take it outside the gate claiming maintenance is not paid (electrician will pay?)

People have problem if you smoke inside your own home cos smell escapes here and there. Suggestion is to smoke on the street (which is illegal btw but to hell with law)

SOWA committee is made of old men who have nothing better in life to do. They are sad and angry for everything. Have no respect for other, president acts as if he is the president of the country.

No privacy. Walls are so thin I can hear the next door neighbor pee.

NEVER LIVE HERE. NEVER. BETTER TO BE IN A STUDIO APPARTMENT.

I am the owner of DSMAX SPARKNEST 119. When you decide you want to buy a flat in an unethical organisation, you are in the right place. Starting from the CRM end team to the management no one would bother to reply anything after your money is collected. For any issues after registration, you cannot call outsider as per the policy and the DSMAX own mechanical team or plumber or even facility team no one will be ready to close the issue. They try to hide things which can be escalated(oh sorry they wont even share the escalation matrix for the organisation), its difficult to find the person who can be loyal to customer. Attached are all my issues after possession. There is no one in the organisation ready to clear the issues instead ofjust telling "it will be done tomorrow verbally"(no commitments will be seen in the email. even for basic things like water logging in the bathroom, there will be no support provided for months. I am waiting for that tomorrow:-(. Below email attachment snip shows how many people I have contacted and the one line copy- Paste reply from them:-(



  1. Seepage and cracks, repainting,



  2. Improper design/slope of the bathroom tiles(attached photo), I couldn't use the bathroom at all as the water is stagnant at one corner.



  3. Utility door issue, repainting



  4. Grilldoor for the gas cylinder area(months pending) paid before six months.



  5. Leaking from the diverter/mixer in the bathroom. Water drips for hours after the usage of showers



  6. Broken valve of Bathroom.(done by DSMAX plumber)

I request you don't go for dsmax properties.

Reason



  1. Materials quality is very bad. Only looks good from outside.



  2. In aggrement, they will mention that u have to interior work from dsmax only. Third party vendor not allowed.



  3. Interior quotation are very high.



  4. Cracks started coming bro my new flat .



  5. Wall are not straight.



  6. They will do harassment. After getting flat register.





Think before going to dsmax flats.


  1. Cleanness are zero

I am being tortured every day since when I took handover of my flat in DS MAX SKY Scape.

The builders have made the building a dumping yard for all their garbage. Even after multiple followups to remove the garbage, no action has been taken. There are open sinks everywhere in the apartment compound. The amenities were supposed to be completed by Dec 2019, but they are no where close to be completed yet. The lift gets off and you are stuck in the lift for hours. Electricity is fluctuating every time.

Unused houses are left open for workers to use and create mess.

There is no one to take responsibility and address these concerns. I am regretting the decision to buy this flat.

I brought a 3 bhk flat in ds max spring field.But they have given me a small parking .There is no transaparncy on what basis they distributed the parking .Project Manager biju raj was a rowdy and taken money from 2 bhk flat owner and given bigger size parking even though they pay less maintainance , less amount paid and they have less undivided square foot area.Many 2 bhk flat owner only saying that they have paid to biju raj .

When Icomplained to biju raj he did not listen to me .I tried to meet the chairman but official staffs did not allow me to meet. You might be seeing chairman photo and whats up number in news paper publishing you can reach him directly but all these are nonsense and making the public fool.fool.Reallity is their officials are very corrupt .You can not reach to the top officials.Once sold the flat they will not listen to you.

Atrocious customer service. No OC, no Khata and no response too. They cite that our carpenters or furnishing contractor may not know the structure and electricals or plumbing and forced using their own 2 penny service provider. Their skills are notably obnoxious. They went and drilled on an electrical conduit and fortunately we could prevent major damage. So much for their knowledge of structurals and these guys were at least 20% more expensive than contractor outside. Cheaper than other brand doesn't hold true. Whatever you pay for substandard service/product is anyday more than highest for a big brand.

We bought a flat in DS Max Savera, ever since we bought it we are facing endless issues till date. Nothing is resolved. Please be careful with this people They are trying to pressurize people to go for interiors with them only. Even if it is ur flat u cannot take decision on who will do ur interiors. We r still fighting with them that we will get it done on low cost & with more trustworthy people, As we are NRI's who dont live their is difficult to chase them. Bcoz every now &then people are quitting the company & the person who takes over is totally un aware of ongoing issues. Please be careful before buying flat & get things sorted well in advance. Also be very clear with the interiors issue, as they pester you a lot on doing it with them.

Me and my friends have invested on two of their properties like silver wood and silver oak. I will list the genuine feedback as follows:

1) Water Leakage issues.

2) They will take 3 years maintenance in advance but their personals like plumber, electrician or carpenter will be hardly on board.

3) Their bore wells usually wont be in working condition and they wont even try to fix their bore wells even in rainy seasons they don't have rain water harvestings.

Be careful with DS max properties, if you have hard earned money.

We own a flat in Ds max swatantra appartment at Halehalli, k r puram. It’s our first ever investment and we are very emotional about it. With high hope and expectation we bought this property but it’s an disaster. Every day we are trying to figure out how to get rid of this property.

The problems are:



  1. Never ending issues with the land owner. The Ds max has not done a proper deal with the land owner and these people are making residents life hell by indulging in abusive and physical fights. They treat us like tenants and with no respect. Ds max is silent watcher with no action taken. Police has interfered in the matter after residents complaint as an extremely respectful older gentlemen was abused and his parking was snatched by the land owner. The policeman said it’s a slum.



  2. No visitors parking place. Those who are eye candy of the land owners can only have the facility of guest parking rest all either should not call anyone to their house or the guest must not posses a vehicle.



  3. Common party hall captured by land owners and Ds max is silent.



  4. Utter idiotic security staff who sleeps at night and all the day speak over phone. They show their respect and gratitude to land owner and some special members only. I wrote a complaint to DS max but no action taken. The security guards insults rest of us every day but we are paying maintenance to get insulted. The security guards lift vegetable bags, do shopping , dry carpets etc for the land owners and if an old lady is walking with multiple bags these rats don’t even have basic courtesy to help her till the elevator.



  5. Very poor customer service, once sold no one is going to bother about the residents





If possible kindly go for other builders but skip DS max.
