Phase1 seems temporary Clubhouse and it's not of concrete. This is just to sell Phase2 sites and fool customers. Can be shifted entire club house easily. If they construct clubhouse before selling sites then where the clubhouse and other amenities went from their earlier projects. As someone told please visit and talk to earlier projects owners. There are people who are reselling but no one is ready because no amenities. Near by there is a project call Gardenia from same builder. Please visit it also and check amenities.


If phase1 club house is operational then whose money it is. It is buyers money is put to keep it operational without house in phase1. All Developers marketing and sale people are enjoying that money by using it. I dont think someone will go every weekend to use it.:)


Also, in that area the price is not more then 3000 Rs.


If anyone tells about their earlier projects their executive will get angry and you can feel & see on their face and voice.

I am impressed with reliable silver oak. The quality of construction and design is very Nice. I was really impressed with their dealings. They guided me through everything and the cleared whatever doubts I had in a pleasing manner. Interior is well done, good natural light and air circulation, well done floors, security is best it is a safe place to stay and connected to city very well. All the features perfectly matched to my requirements and budget as well. I really enjoy the life here.

Non disclosure of litigation/Liabilities on the land lead to prolonged litigation(over 10yrs). The land did not appreciate in value. The Reliaable Developers did not complete the club house facility& the sewage treatment plant. The Reddy's participated in some initial meeting but completely obsolved themselves from the dispute. It was a bad experience.did no good to Reliaable Developers reputation

I would like to know more @ the Reliable Elegaance project which is coming up now.like how will be the future to invest in that properties or if I build my own house? Also I have noticed in that site, there is a big drainage line going through  the site & which is dry now, but may get filled with dirty water or so in future when the entire area gets develops. Reliable Gardenia is a worst planned project as reliable itself not able to sell it so spending money on high advertisement. In the first phase they promised an internal road to shared club house of SJR primeCorp, in second phase, this entry removed, they are just cheaters.


Worst thing if you point out some flaw the marketing Gundas fight with you instead of accepting the fact, they ask to leave. Such Idiots are placed at Gardenia site office.

Do not get fooled by just looking by your eyes or seeing it only. The reality is totally opposite. Reliable developers are totally cheats and once the layout is sold they simply throw you out. You’ll start facing lots of problems and it will be very very impossible to reach to them and they’ll simply ignore you.


Go check their launched layouts since they’ve done the same thing. Once layout is sold they are gone, they’ll not care about basic amenities electricity, water and stp. Initially, they’ll promise you everything, but do not get fooled by their talks.


The electricity you’ll is the temporary and once you take over the layout reliaable will not care to get the permanent power and you’ll be slapped with very heavy bills.


For water, you’ll have to rely on your own and get the water from tankers, just forget that they’ll put waterhead tanks and water to each plots.


STP is out of question for at least five years.


Please visit reliable silver oak, silver vista and life style to witness these issues. Please visit specially silver oak and silver vista….just go and talk to people they’re leaving there. Their life is really miserable…. My intention was simply to warn you for your sufferings if at all you are going to buy from reliable developers….

Was going through the reviews and happened to notice something fishy. If you scroll from top to bottom you will come across two posts by different people but having an exactly same line - "They guided me through everything and they cleared whatever doubts I had in a pleasing manner." HEIGHTS OF COINCIDENCE. (Seethal_rj-Nice Choice at HSR Layout and abdulrahim176-Good Construction).


All the reviews are sugar coated and have common words like quality and finishing of construction, happy with customer service etc. Again if you observe the high ratings are back to back - March 20th 2012 to march 29th 2012 making a total of 12. The ratings for customer service and staff courtesy are high. Next if you go down, all the posts are just the opposite. Just noticed a warning “Discretion advised" against these posts. Guess that should some it all.

I am the President of the Lavendula Owners Association. I would like to clarify the post on the title of the property. Firstly Reliaable were unaware of the problem when they acquired, developed and sold the property. Secondly the problem is restricted to only about 20% of the layout.


Thirdly the Association has been interacting with reliable and they have been actively pursuing the settlement with the Bank to ensure that the title is restored to the owners. It is therefore incorrect to to cast aspersions on their credibility when they have come forward to settle all issues.


Please verify the details with the proper authorities of the layout to know the true facts.

Dont buy land/plot/villa from Reliable.


I own a plot in Relaible lavendula. I bought it by 2006.


I checked with registration office, took lawyer opinion and everything was clean.


But the reliable guys bribed everyone in the registration office so that you could not find a ny fault.


2 years after the purchase, canara bank came with  the original documnet for the whole layout


and threatened to go for an auction. Still the buyers are negotiating eighth the Reliable guys.


This is going for the past 4 years and no one could sell or build the house.


Around 100 owners are affected by this.


No one want to go to the court since we know the Indian court system and its efficiency.


My grand son would end up visiting the court if I decide to move towards legal system..

Before buying any property from Reliaable Developers in Bangalore, please visit their other properties. Take some feed back from those residents. You will get the real picture of this developer. It's wise to buy a non gated property than buying from Reliaable.


That way, your expectation will be nill (it will be cheaper too) and definitely you will get some by default, when the locality develops or by paying bribe to BBMP, BESCOM guys (Standard Indian way). But if you are in reliable propert you will not be in a position to do that too.


As it will be a gated community, BESCOM, BBMP will do nothing. Reliable any way does not deliver anything (If you drag them to court, it will not help too). Not a single thing like your seaware, water, electric infrastructure will be in working condition. So you definitely can't survive in these properties. To conclude visit their old properties like Reliaable Tranquil, Reliable Woods, Reliaable LakeDew etc. before investing in any property of Reliaable developers (See and believe in your own eye).


From the begining they are in cheating mode only. God help those who are already stuck with these guys. I pity them.

Dont ever even think of buying anything from these goons! They promise heaven to only deliver hell.They are out to con people and are into daylight robbery and BDA is hand in glove with these goons. Please dont rely on any documentation that these provide since those are more often than not doctored even if those are BDA'approved' property.All the projects they'developed' have issues- Lake Dew, Tranquil, Woods, Lavendula etc.Please consult the residents/associations for details and their experience with these people.

They are unreliable for sure. Reliaable Lakedew Residency Layout People still do not have basic sewage treatment plant of the capacity that was required for 300 sites and they have added more than 400 sites.


Swimming pool has no water connection, no bath room or water treatment plant. not even permanent electricity for 7 yrs in club house.


RD has left residents on god's mercy to manage the complete layout and pay huge street light bills even though it is handed over to BDA and then to BBMP because RD is not giving papers to Lakedew association(LROA)for handover.


RD has illegally added 2 layout silveroak, and vista. I believe they are promising lakedew club and amenities to be for silveroak and vista also which is not correct as per BDA handover documents.


Rd has also beaten many residents and siteowners when they raised the concerns to BDA or BBMP. u can google abt RD or talk to Lakedew Residency residents. price of sites have gone down and no one wants to build the house after purchasing the sites since 2003 - waiting for 7 long yrs and then live in disguise.


It is sure that they are not the professional real estate developers and it shows in last 7 yrs.

This is to inform the general public about how the reddys in reliaable developers treat the residents/plot owners of their Lake Dew Residency layout.


Here is the latest news about these GOONS.....The owner (Reddys) of Reliaable developers along with few staffs attacked on one of the residents of Reliaable LakeDew Residency because he complained against them in BDA. The BDA engineer was a mole and was working Reliaable developer people only. He got this person name from the BDA office.


Those people attacked this resident (owner of a plot in the layout) in front of many people with rods and big stones. He was seriously injured. He was also warned of dire consequences if he approached police or BDA. They didn't let him go to a hospital so that he can't take a medical report which required for an FIR. They took him to a nearby hospital and got him treated and then let him free after warnings.


Reason- They have not completed the work in Reliaable LakeDew Residency near HSR Layout even after 6-7 years of launch. They want to hand over the layout to residents without completing the development. But the residents are not ready for it. This matter is being stretched for long. When this person (owner of a plot in layout) reported to BDA commissioner, the BDA engineer leaked this information to the Reliaable developers.


Truth - Reliaable developers have made HUGE (I mean it) money by selling lands to people. But they don't put money in the development. Once all the plots are sold, they stop development. If it takes too long, they will construct some bunglows in the vacant plots and will rent/lease it for film shooting or parties of big people. The worst part is unbelievable. They won't let the residents use the small gym in the small clubhouse telling there is no electricity. But they themself use it on will with whole family. You don't need to believe my words. Just visit their LakeDew Residency project in Bangalore and you will know that each of my word is true.


Source: I am an owner of a plot in the Reliaable LakeDew Residency, and have been an active member of residents association from the starting. They are a typical example of Reddy goons in Bangalore. First talk sweet, take money and then beat. Please stay away from these people and there project. I request to you. Please help me spread this news and words about Reliaable Developers. Pass/Forward/Circulate this review to any community (or family and friends) you know. Thanks a lot. PS: I would have not given even a single star in the rating but its mandatory.
