Please avoid buying from Eden Group

I recently bought an apartment in Eden Willow Estate and I am extremely disappointed with their approach and how they treat customers.

Eden has tied up with HDFC and SBI for home loans. They first ask for a 10% deposit. After that, they demand advance payment for security and maintenance charges even before handing over the apartment. If you dont pay on time, they impose a steep 12% late fee.

As a salaried middle-class person buying my first home, this entire experience has been very stressful and demoralizing. I feel cheated by their constant pressure and demand for extra money. The collection team is aggressive and unhelpful.

They told me that the bank disburses 80% of the loan at the time of purchase and the remaining 20% at handover. But Eden demands the full 100% upfront. If not, they charge you a heavy penalty, which is completely unfair.

The agreements are confusing and clearly written in favor of Eden. There is no flexibility or fairness in how they deal with customers.

I strongly advise against buying property from Eden. My experience has been nothing but frustrating and disappointing.
