Hi

I am Mukund Deshpande and have purchased a flat at DS MAX Sankalp. Ever Since we decided to purchase a property in South Bangalore we explored many options in and around Uttarahalli. And ultimately our fate bought us to this lovely apartment which I Proudly relate as my biggest asset which has quality in construction, Budget Friendly, good location and coupled with internal factors like excellent neighbors who have more so become family members.

I have heard many bad reviews about many Builders and DS max was no new. So before making my decision I factored into many pros and cons and ultimately decided to hedge in with DS Max compared to other competitors in same location because I felt the management was honest truthful and committed to their words. When the foundation is strong the strong management would drive their culture and values down under to employees and staff which was visible with the way everyone interacted with me.

Every Apartment in Bangalore will have their issues post entering the flat and Sankalp was also no way different. But it’s all about how we unite as a family and get things smoothly worked out. Likewise, was the scene with Sankalp flat owner’s association and DS Max Management Prasanna for this matter CFO is an excellent person who has resolved all our issues and made us enjoy our property peacefully. Few issues will remain which we still work up with DS Max Management and Mr Prasanna which we have received excellent response and We r sure DS Max would be there with us to resolve all our issues.

I am completely giving an unbiased review because A Buyer looks in for an apartment to ensure he has made the right decision and his family members can enjoy the stay with no hassles.DS MAX Management supports you with a warm welcome and treats customers as your family. The only thing is if Customer and DS MAX have maintained that good relation there is no doubt DS MAX will be there for your service when you are in need of them.

I have seen many family members and friends who have purchased many properties with local builders and top Builders. Everyone will have their own set of issues/Problems.The one who stands out solving issues for customers and making them happy is DS MAX.

DS MAX is No-1 Fraud Company. Please dont encourage these kind construction company by buying. Buy at your own risk.

Funny thing is that, I looked for a ready to move flat, made agreement in February 2016 and not yet moved into it(Even the flat is ready) because of this cheaters and their worst customer service/Process.

Almost loss of 5 months of my accomodation expenses, Maintenance charges like 31200 sqft9 months= 33000 ie., 5*18k= 90000

Total loss of 1, 50, 000 including non refundable 15k for interiors.

DS MAX will not pay all these losses and instead they want to find the ways on how to squeeze more money from you.

Please read my story below with brief experience with each department step by step.

I am looking for ready to move flat in bangalore and found this cheaters with ready to occupy flat in DS MAX Sterling - Varthur.

We have seen the flat and liked it unfortunately without knowing about this company.


  1. Marketing





Met the marketing person Mr Dasarath and fell for his flase statements/promises. He said the property is A-Katha with OC, CC, with 3 bore wells, Intercom, also showed solar panels upstairs which are dummy etc for 136 Flats

When we asked about interiors, he said we can start it after registration and he also suggested to go with outside vendor which he referred, however we said we have our regular vendor who does for our earlier flats.

He said we should pay 100000 booking amount and can get the documents to verify from office. We paid booking and went to office for collecting the documents.


  1. DS MAX office CRM





We went to office and asked for documents. The story went different there, they said they will not give the documents outside for verification and also said OC will be applied, but can't confirm on providing it. Also, added that we need to pay 3 years maintenance and corpus fund of 25k, which was not mentioned by this marketing person.

We had a thought and proceeded further as SBI is providing loan for this property and few other flat owers said the documents were clear only, when they verified.

My Bad, after knowing that we are keep on getting false or partial information, We still went made agreement on 20th Feb, following the words from Mr Sudhir Joseph that it will take a month for your loan process with their DS Max Agent and after that we can make registration.


  1. Loan Process.





Started Loan process and submitted the documents to Shiva Kumar. He said we will get the process done within a maximum time of 1 month. We followed up with him and asked the status. After a month I received a mail from SBI saying that they didn't received any documents and asking us to submit ASAP.

I called DS Max persona said the same, he said I already forwarded and will send them again anyway. It got mail again and followed with ds max person. He said he is in bank now and will check with them and come back to me. He called up and said everything setup for you and you will get a loan approval call with in two days.

I was believing his words and waiting for a call from bank. Its been a while and I was also busy with my office and other stuff. After some days I received mail from bank asking for documents submission. This irresponsible person didn't send the documents to them.

I called him and blasted for giving wrong information and after that I think he submitted the documnents and finally got the loan approved on July. Hell wiith this guy and thought luckly came to end following up with this guy.


  1. Flat Registration





I have planned to go for registration in next week and asked DS Max to arrage for it. they said we need to take DD, Stamp Charges etc and clear all outstanding amount before registration.

I was in the process of doing it and suddenly got to go out of station and asked DS Max to postpone it for 3 weeks. Mr Sudhir said its been already late and owner was asking for amount and asked me to release the amount firtst from my Loan and we can plan for Registration and will arrage your flat ready by the time I am back.

He convinced me to release the full amount and did so.

I am back after 4 weeks and planned for registration on august 25th. I relaxed for a week and called them for posession. They gave another person to contact. Same things repeated like calling them everyday for status.

They always says it will be ready by tomorrow and that tomorrow never comes.

Finally got it ready for posession on 20th OCT, nearly after 2 months.


  1. After Posession





I planned to make my interiors start and got to know that we need to get NOC from DS MAx to start it. I called them and said we need to pay 15K non-Refundable amount.

If I go with DS Max, then I should be fine. But if we are going to hire ouside vendors we need to pay 15K. I argued with Mr Maksood and Sudhir on this as it was not communicated earlier and marketing person said we can do woodwork after posession along with suggested vendors from his end.

I really feel worst experience buying a flat in this company and asked sudhir to atleast give me satisfation in choosing my own designer for my Flat.

They just want to eat all your money, no matter what it is. They will think only about how to sqeeze money from customers before we are out of their hands.

Waiting to see what happens after this and I am not going to pay it at any cost. Its a owner share flat and why the hell I should pay 15k to them for making my flat after owing it.

After reading a lot of reviews of Ds Max Properties and visiting a few of their sites.I booked a 2 BHK flat for investment purpose in Bangalore.This iconic project is located in R.T Nagar, which is one of the best locations in Bangalore. The interior of my house is well appointed, the rooms are quite spacious and they have private balconies that offer a beautiful landscape view.I must say that the infrastructure of this project has set a new global benchmark of the ultimate lifestyle.I would strongly recommend DS Max to all the people looking for affordable homes!

Hello everyone, I am Murli Ganeshan .We were planning on buying a new house. Ds-Max Serenity Nest came up as a great option.We like everything about the apartments.They are luxuriously designed and fixed with all the latest fittings like intercoms, lifts, vitrified tiles and modular kitchens.From car parking to gym, everything is organised and well maintained.Thank you to the company for building a property that is truly value for money.

Hi, my name is shrimurthy. We are a family of 5 members.We were looking for an accommodation near Kanapura Road as it is closer to my workplace. I explored some options and finally went ahead with the DS-MAX SAVIOUR project.I must say the location is very suitable to me, plus the infrastructure and designing is great.Our flat was pre-fixed with latest amenities.Also facilities related to electricians, plumbers, watchmen, etc are in place.Great work put up by Ds-Max team!

Hi My name is Rishi Nayak.I want to purchase a flat in North Bangalore.Then one of my friend who live in Ds Max Swastik tell me about the Ds Max Projects in North Bangalore.I visited some of their projects in North Bangalore and saw the construction quality that was good and the commitment they have done with the customer have been full filled.I was impressed with the Ds Max Scarlet Project, because it was recently launched project, and it was very near to Kempegowda International Airport, K.R Puram Railway Station, Element Mall which was the best part and So, I decided to go with them.I also refer Ds Max Properties to all my friends and relative.

One of my friends had taken a flat in Hormavau and reviewing the construction from the day one. The the quality is very very poor and they delayed too much. They never surender the project in the committed time.There is no co-ordination between neither the civil nor the electrical and plumbing team.

They does not care about existing customers, don't reply to emails as well. I am strongly warning you Don't choose Ds Max properties as your builder.

They are not having legal documents to their projects.

They are cheating innocent customers with fake documents, and collecting huge amounts of money from them and not giving proper response.

If they cancelled also they are not returning money in months of time. If they give cheque also it will be bounce. So Be aware from these fraudsters.

Thank you to you all. for giving your suggestions because it's helping me out to take my decision to buy flat. I have seen plenty of there flats and it's quite good. I visited near garden city where they have one project called Ds max swatantra.

I thought of taking one flat there because one of my friend have taken in the same project.But unfortunately I was unable to get the flat in the same project because it's completely sold out.

Hi Friends,

The building material used for constructing the walls,column & the roof is not a quality one eg filter sand, column size is reduced

Filter sand will create the problem in future.

Reducing the size of column & roof also will create a problem in future.

Their is no ventilation no space for the natural light to enter.so how could you get the best return from you investment.==

All the properties constructed by them are B Khata properties.

B khata properties it depends on the decisions of the government either they want to demolish or register your property once again after you have completed your registration too.

If you want to check the quality of DS MAX properties Please Visit White field property which was constructed & people are living over their & finding it difficult to re sale the property because of all the above mentioned info

Resale of the properties which are on a B khatha wouldn’t get a bank loan, so you would be able to seal you property & get good returns from the marker.

How could you expect to get a quality from a company how is planning to move in Cinema industry very shortly.

You could verify this information & the status of the company from the market.
